Check your stop valve on the output by closing it and opening a tap in the house, if the pump kicks in then the stop valve is not closing completely.

If the pump doesn’t start then the good news is that you don’t have a leak in the pump but more than likely have one in the pvc, a dripping tap or overflowing toilet etc.

Check the stop valve on the input is not as simple but with it closed and the pump is still cycling for a second or two but then stops it could be faulty/slightly open, but would then mean that the non return valve built into the pump ( if fitted ) is also allowing water backwards into the tank, which I think unlikely unless your tank is underground.

With the input stop valve ( healthy ) closed your pump should vibrate loudly and continue to run trying to suck water until you open the stop valve or turn off the pump.

    Think of it this way:

When you put power to your pump it runs to obtain pressure between, for example, 20 and 26 psi ( on my Hitachi ) with all the outlets ( taps , showers etc ) closed the pump will sit waiting and the pvc pipework will be pressurised within the pressure range.

Open a tap, the pressure in pipes drops below 20 psi and enables the pump, close a tap the pressure increases to above 26 psi and the pump stops.

What is happening to you now is ; the pressure is dropping very slowly and the pump kicks in to regain pressure.

This is usually a sign of a leak either in the pump itself, a dripping tap or shower, an overflowing toilet or a pvc pipe joint is badly glued and allowing water to seep out.

You need to identify if the leak is occurring in the pump or after the pump.

If the pump is cycling regularly every 20 minutes it points to a leak and not the pressure switch as I stated earlier.

My leak cycled the pump every 2 hours initially but increased in regularity to every 30 seconds.

When I turned the valve on outlet side off with inlet valve open then opened a tap pump starts then stops then starts then stops keeps doing this.

You have not included make and model of pump.

If the pump isolation valves are healthy and the pump continues to cycle at regular intervals when they are closed, inspect the pump and its components for leaks.

Common places for leaks around a house pump are pressure tank seams and mechanical seal between pump and motor.

The pump is a Mitsubishi which is sited just after a 2000 litre free standing water tank the mains water goes into the tank first then into the water pump. The pump turns itself on when a tap or shower is turned on.I have taken the cover off the pump there are no leaks.Pump still turning itself on every 20 minutes.Do you think there is a fault with the pump.

  3. The water pump keeps starting every 20 minutes.I have checked all taps showers inside and out for leaks all seem good and have also dug up various sections of blue plastic pipe and replaced it as near various plants. When I had the water to the pump turned off both sides of the pump the pump started for a few seconds then went off could it be that the water pump is faulty if not it mens that I will have to get all the underground blue plastic piping replaced.what is your idea maybe Crossy has a idea as he seems top on electrics and other diy.

  4. I would like to know what watts a hour like say a 30 watt light bulb uses in a hour that a 18,000 btu Mitsubishi inverter Mr Slim air conditioning unit uses in 1 hour it is 3 years old in good working condition.I have looked on google but it all gets confusing.Answers in plain understandable English please.Thank you

  5. If I come into Thailand on a 30 day visa exempt (British passport) then go to Immigration and apply for the 90 day non O based on marriage, this can be done at my local immigration Jomtien. Then apply for the yearly extension of stay I have all requirements do I have to show the 400,000 baht comes from abroad as it has been in a account in my name in Thailand for over 3 years this is the only part I need to know about.Thank you in advance for your help.

  6. Why is it that a friend of mine who came here over 10 years ago on a OA visa he got from UK and was told by immigration officer that next year he will be required to have health insurance. This was done at Yasothon immigration and I have asked at Chonburi immigration and it is required for extensions of OA visas from 31st October this year. There is a lot of conflicting information being spread about.

  7. With the new regulations from end October this year,I am on a OA (retired) non immigrant visa extension original visa from Thai Embassy in London England, British passport holder.Do you think it would be possible to change to a non immigrant O visa extension (retired) or (married).or would I have to leave and come back on a 30 day visa exempt and then get a 90 day non immigrant from Jomtien then convert to a yearly extension. I have the funds in a Thai account for either of these .Do funds have to show coming from abroad for this change.i will be doing this at Jomtien Immigration.Any advice would be very welcome before I go to immigration later this month to do 90 day report and get advice from there and requirements needed.Thank you.

  8. With all the hype about having to have health insurance with O/A visa and extension of O/A over 50 (retirement) would it be possible to change to a O visa and then a extension of this being over 50 (retirement).I know that for that type you have to show 800,000 baht as coming from abroad I will get a list of requirements from immigration (Jomtien) as Health insurance is outrageous.I look forward to hearing views on this.

  9. I have renewed my extension of stay of my O/A (retirement) visa early it was due to expire on the 27th April this year.I will be  flying to the UK before the 27th and return after 27th April.Getting a re entry permit due you think I will encounter any problems on my return to Thailand or would 2 re entry permits be needed as am leaving Thailand on this years extension and returning on next years.I will go to my Immigration which is Jomtien on Wednesday to get the re entry permit.Thank you in advance for any advice given.

  10. I will be extending my stay over 50 (retirement) does the letter from the bank have to be done on the day you go to Immigration or is it just the bank book that they want updated on the day you go to show funds (800,000 baht) in accounts it would be easier for me to get the letter done the day before I go.This is my 4th extension it has been ok in previous years but I am unsure if the rules have changed I will be going to Jomtien Immigration.Thank you
