I reply as a landlord of several properties in the Philippines, different country but same problems. Firstly, the legal obligations; you signed a one year contract, your are obliged to stay or pay for one. I offer 3 month or more leases, so there is no excuse for signing a one year lease and wanting to leave after 3 months. Of course, there are situations where the tenant needs to leave early due to extenuating circumstances and in such cases I am sympathetic and will try to reach a compromise.
However, people lie, one tenant had a 3 month contract but after one month said his mother was very sick in Oz and he had to go back, I let him go, only to find he never left the country.
Now, in genuine cases, I will discuss with the tenant and compromise, then prepare a termination agreement under which the compromise is the basis. I will hold the 1 month security deposit, but it will take at least a month to replace the tenant, so I don't make money from it. It takes a few days for clean up, repairs and replacement before I can show it. Even if I find a new tenant, they rarely want to move in immediately due to having existing lease, prepaid hotel, etc. In this case, seems the tenant wants to leave without any reason, only convenience. I don't think I'd be too sympathetic.

The swastika, if that's what it was, has a long past. It was popular long before Hitler adopted it and it became a hated symbol. They appear in Budhist and Hindu religions. I remember when I lived in Japan about 30 odd years ago, that the locations of temples were indicated by a reversed swastika.
I would also add, as a Filipino resident of 25 years, that such incidents, killing a friend after drinking and getting into an argument, in the Philippines are quite common. I know personally of two cases. In one case, the brother of my now ex-wife (my b-in-l) was drinking heavily with friends. One of his friends pulled a ring off his finger and, horsing around, wouldn't return it. He went home came back with a gun and shot his friend dead. I was even asked to pay Php50k blood money to keep him out of jail.

2. This might be a mistake by ANA. A week in Japan(especially in the major cities) is comparable to three weeks in BKK. The cost differential between visiting LOS and the Land of the Rising Sun is huge. The longest I have stayed in Japan was 4 days and it was expensive just for a decent hotel and food. A Taxi ride from NRT to central Tokyo was almost $80 dollars., I had a large suitcase and just did not feel like taking the train/metro. Doubt I will go back to Japan but if I did I would take the train from the airport. Of course now Haneda is the preferred airport which is closer to the city.
Limousine bus from Narita to Tokyo is most convenient, or used to be when I lived there up till 1998.

ThanksI am based in the Philippines, though spend quite a lot of time Thailand. I subscribed to anzfootball.com in the Philippines, it also works in Thailand. All ads and pundits in Thai. Cost about $7/month and features all kinds of matches, including all top European leagues and beyond.

There are lots of little details the lawyer needs to check. Check with the condo office if there are any issues and get copies of the latest condo financial statements, before signing the purchase and sale agreement.
When making final payment, which should be at least 90% of the sale price, in the land office on the closing date, only give the bank draft to the owner when your lawyer says your name is on the chanote and you physically receive the chanote and blue book. Have the owner sign a photo copy of the bank draft saying they received this payment.
Many times foreigners are too trusting when making real estate purchases. Educate yourself before buying!
I bought a condo in South Cha-Am, agent was fellow Brit and seller was Swedish. No problems at all. Perhaps that tells you something?

Not just what he left out but what he put in. Would you recommend a tourist to take a tuk tuk if you'd stayed in Bangkok more than a few days even, he does.

It said that Thais were 56% of visitors in 2022. Strange, of approx 750k visitors from Nov 1 to Jan 26, there were only 7k, or about 1%. If for whole of 2022 the number of visitors was 9.5m, or approx 800k per month, then Thais were around 525k a month. But for three months from Nov to Jan total 7200, or 2,400 per month. What happened to all the Thais?

How about those who have already bought a condo? Not eligible I assume. I have a 2 bed/2 bath apartment in Cha-Am cost 4m. So, I'll just sell that and get an 8m one instead if I want a Smart Visa, right? Not Smart for me though is it?

Hmmm, not sure you are quite correct. Firstly Pinoy appeared in the 1920's to refer to Filipinos that had emigrated to or lived in the US, being the end of Fili(pino) with Y added as a form of endearment? Also, isn't a Filipino with foreign blood (descendent), especially Spanish, called Tisoy from Mestizo, not Pinoy?

Agoda or Booking.com; just to name two, opens a review window only once the product is 1) purchased and 2) after the departure of the guest. Hardly anyone buys a hotel room just to smear their reputation.
Different with TripAdvisor; any Tom, Dick and Harry can leave a review on/about anything without even proving ever having been there. Reviews get posted without screening, any reaction by the venue operator though is screened. If it does not please TripAdvisors screening team, the venue operator's answer is not published.
The boy will walk and leave Thailand with a nice compensation by the hotel, after all he got apparently fired over the incident and will not be able to find an adequate employ in Thailand anytime soon ......
Wondering if either party learnt anything from this most ridiculous embarrassing incident?TA reviews are screened. I had a dinner in a restaurant in a group of 7. Later I had diarrhea. Turned out there was one dish that only I ate. i mentioned this in my review, which other than the mention of diarrhea was actually positive. TA contacted me and asked if I really wanted to say this in my review. I decided not to. I was pretty damn sure it was the cause, but not 100%, so I removed it.

Arrive in the Philippines and you go into isolation for 2 weeks at your own expense and cannot travel domestically unless you have all documentation required by the LGU from where you depart and the LGU where you arrive, and there's plenty of it required.

I'm sure that a poll of 0.002% of the population will be truly representative of the views of the population, not.
Officially, 7% of the population are employed in tourism, add those which are not officially employed in tourism, boats, banana boats, bar girls, etc., etc., plus those dependants who are reliant on their income, say at least 20% of the population, who I presume cannot wait for foreigners to return. It would make nonsense of their figures.
Personally, I am not resident of Thailand but have an apartment in Cha-Am and go there several times a year,. At least, until Covid-19. Last time was January, but don't know when the next time is likely to be, but still have to pay 40k+ maintenance. Much worse for those locked out of Thailand but locked into a rental agreement or mortgage.
Anyway, I look forward to the date they can safely return to normal.

Not true everywhere then. I was in Hua Hin/Cha Am most of January and almost all Thais were wearing masks, but very few Chinese or westerners.

Not all conditions are stated in the contract because they are the laws (contract law) governing the contract. Such as, you signed a binding contract to stay and pay for one year. Therefore, you must pay for one year, even if you decide to leave earlier.
