That's wrong. The owner or the possessor is required to report a foreigner staying at the property. In this case "Mac Mickmanus" is the possessor because he is renting the place. So he could (or has to if the owner doesn't do it) submit a TM30 for himself. That's wrong again, TM30 has nothing to do with tax and there is also no charge to do it.

The manufacturers usually don't announce the release date until a week before or so, they also don't tell the dealers. So everything we read are speculations, currently the speculations say beginning of 2022.

Covid19 Insurance refunds?

Then you simply write this in the Thailand Pass application and you will only need 45 days of insurance. -
Nothing special involved, the only difference compared to selling/buying a car which is registered in Chiang Mai is that the buyer has to go to the DLT twice, because they need a few days to transfer the car registration from Bangkok to Chiang Mai before he can transfer it in his name. You as seller don't need to do anything special.

Afaik there is no insurance that pays if they put you in quarantine just because somebody who was close to you tested positive. So the affected persons will have to pay this out of their own pockets.

If only riding and maybe 1 or 2 smaller discourses on the way, then 2 days. If you want to spend a night in Pai, plan to visit the caves, hot springs, ban cha bo, ban rak Thai and some other villages then you can also spend 3 or 4 days

If a PCR test shows you as positive, then you wouldn't be allowed on the plane. Once you test negative on the pre-flight PCR test you would also test negative on the PCR test in Thailand.

The affidavit which Immigration created gives several options, one of them being that your embassy doesn't provide a letter to request an extension, this alone is a valid reason to qualify for the extension, doesn't matter why you can't get this letter from your embassy. If you can get an embassy letter you wouldn't need the the Covid extension. A 30 day extension upon request by an embassy has been an option since way before Covid. Obviously getting the 60 day Covid extension is more convenient than the 30 day embassy letter extension.

They didn't add anything, these are just random IOs who try to make their own rules, because they don't like foreigners or something like that. Wait until end of January, it might be extended again. Something like that never existed in Thailand. The only official limitation is "maximum 2 visa exempts at land borders per calendar year".

That's just wrong. All these extensions are based on police order 327/2557, they are not defined in immigration law. You can find the police order here: https://aseannow.com/topic/981135-laws-regulations-police-orders-etc/ The Covid extension is also based on a police order. If you would look at the Covid extension police order, you would even notice that in the first paragraph it says something like: "Extend police order 327/2557 as follows...." meaning technically Covid extensions are a part of police order 327/2557, same as any other extension you listed.
