  1. Retirement extension

    My suggestion on Retirement Visa.

    My uncle has bought a condo in Bangkok costing more than

    Four Million Baht in cash.

    Why must he put in 800,000 Baht in a bank.

    He should be waived on that condition.

    Immigration should be more understanding and practical.

    Or he need to put in a lesser amount.

    Do away with the 3 months money in the bank seasoning.

    Not practical. It makes life so miserable.

    My personal suggestion. Thank you.

  2. No, a Thai will is needed for assets in Thailand although his heir may be able to fight his case through the courts some expense. Much easier to have a Thai will drawn up and saves problems for his future heirs.

    Is the "will" written in Thai or in English?

  3. My uncle has bought a condo in Thailand.

    He has made a "Will" in Malaysia that his condo

    and all his money in the Thai bank will be given

    to his nephew after his demise.

    His "Will" is written in English in Malaysia.

    Is this "Will" valid in Thailand.

    Please kindly advise.

  4. My uncle on Retirement Extension of Stay has bought a condo in Bangkok.

    He paid 4.8 million Baht for a one bedroom (36sqm) in a good location.

    For around 3 million Baht you won't be able to buy in a good location,

    so to speak. However you could buy a second-hand unit in a good location

    if you can find one.

    A good location is very "Subjective" - meaning different people have

    different needs.

    To me and as for my uncle a good location is that the condo must be

    near a BTS skytrain station. And it should be near shopping malls.

    Best you move around and take your own sweet time to look around.

    First thing first. This is most important.

    1. Your money for the purchase of the condo must come from abroad.

    You cannot use your "working" (salary or savings) in Thailand

    to purchase the condo - unless you are a Permanent Resident.

    2. Make sure that the condo has the 49% quota for foreigners.

    3. Assuming that you are married to a Thai wife - then she can

    purchase the condo in her name only. It is not yours, so to speak.

    4. And assuming that you are buying on your own, make sure you send

    the money to the developer or the re-seller by bank transfer from

    abroad.

    5. Most important. Make sure that the amount should be more than the

    agreed price. Because the Thai bank will deduct the usual commission

    and the developer or re-seller have certain fees to minus.

    For example my uncle paid more to play safe and subsequently the

    developer returned the over paid amount back when he got his Title Deed.

    Your developer or re-seller should know about this arrangement.

    Because if your total amount is short of the total selling (Contract)

    price then the Land Office will not issue you the Title Deed.

    6. You can go through a lawyer, if you want to.

    My uncle bought direct from the developer. No problem. Paid the

    full amount and got the Title Deed in less than two weeks.

  5. Can I put the 800K into a Fix Deposit account

    to apply for a retirement visa or also known

    as Extension of Stay - One year.

    Because the Fix Deposit gives a much better

    intersts than a savings account.

    Is this acceptable ?

    Or a savings account is the only option ?

    As a matter if interest to me what would you use a short wave radio for these days the reason i am asking a have a 10year old Sony that i bought to listen when i used to work offshore so i could get the news football scores etc i was going to sell it as i hav'nt used it for years not much good to you i'm afraid as i am in the UK right now and wont be back in Thailand until the Dec so i just wondered what you would do with short wave now .

    I would like to tune on to BBC and VOA and the rest of the world.

    All the TV channels and FM stations here are in Thai

    All the Thai TV channels are on the Thai language.

    I understand that certain programs, like English movies,

    news, then the English version can be received by using a FM radio.

    Is it true ? If so, what are the FM frequencies, what time and what

    channels and when ?

  8. I noticed that in Thailand the refrigerater (fridge) uses a two pin plug.

    Whereas I noticed that the washing machines use a three pin plug.

    The question is this. I can't find a (single door) fridge in Bangkok

    that comes with a three pin plug.

    Therefore is it safe to buy one with a two pin plug?

  9. My uncle will be applying for an extension of stay for one year.(Retirement Visa).

    His wife will be applying as a “dependent”.

    But their marriage certificate is not written in English.

    It’s written in Malay.

    Do they need to translate it to Thai or English.

    They are now in Bangkok. Where do they get it translated (if required).

    Both are over 60 years old and uncle has already deposited 800K in the bank.

    Your kind help is much appreciated.

  10. My uncle will be applying for the retirement visa soon.

    And after that he will be applying for a multi-re-entry permit.

    The problem is the 90 days reporting.

    Because every two months or so he has to leave Thailand,

    and will return back later to Thailand again.

    In doing so, he would not have the chance of staying more

    than 90 days until the one year extension expires.

    Will he face any problems? Will it effect his retirement visa?

    He is entering on a Non-Immigrant "O" visa (Single Entry).

    Visa ending 17th July.

    He wants to get it fast because he has to return home to

    Malaysia every month.

    Of course he could apply for a re-entry permit on his "O" visa,

    but to save costs, it would be better to get the extension first,

    then only apply for the Re-entry permit for the One Year Extension Visa.

    Getting two re-entry permits is a burden and time consuming.

    Any extra suggestions will be much appreciated.

  12. My uncle has bought a condo in Thailand.

    He is over 60 years old. He intends to extend his "O" visa to one year.

    On 3rd Feb 2011 he managed to open a savings account in a Thai bank

    with a small deposit of 10,000 baht.

    In the middle of 15th April this year, he deposited the 800,000 baht into

    his savings account in the same bank.

    Now the question is this:

    Can the "60 days" period be counted from 3rd Feb?

    Or the "60 days" period can only be counted from 15th April?

    He is going back to Thailand on May 12th.

    Can he apply on the 12th May?

    Or he has to wait for the 60 days from 15th April.

    Your advice is much appreciated.
