    Hi again. This month I received the next bill but there isnt any deduction from the overpayment. Is there any action I should take about it?

  2. Hi all. For the last month I have paid my electricity bill over the PEA Online Application by thai credit card. The thing is the officer at the condo paid that same bill 2 days after me again. I am not looking the reason why she paid my electricity by herself(until now I never ask her to do and she never done but i am really not bothered their Thai thinking). I will warn her enough on monday but for the solution what can we do? She paid from central payment and I have the receipt now. My question is how they accept payment while the bill was cleared before? Has anyone face this kind of problem before? It will help me a lot if I get any info about this problem. Thanks..

  3. I have a trusted friend and he accepts to help me in this process. As ı understood I can sign the rental agreement and send my signed passport and blue book page  by air post. Even without the PoA, I can rent out the condo. I just need my friend to show the clients my condo units. Also I checked that by the signed rental agreement and signed copy of passport of the owner, the tenant can notify the residence in Jomtien immigration by himself(so I dont need to show up at the immigration). 

     

    On the other hand I assume that advice was just for fun(to find a thai bar girl to handle this job). Also I dont trust to real estate agents too. I decided to go with my friend. Just in case if he need PoA, how can ı give it to him? Do I need to go immigration or any other places? Also I can give the PoA to my friends thai wife if giving to another farang would be a problem..

  4. Hi to all, In few months I am planning to go back to my country. I have 2 condo units in Pattaya and I want to rent them out when I dont live in it. My plan is to find a tenant for 1 year rental. Maybe I can find a tenant before I go back to my country, also I have a friend who can take care of the condo when Im not here. 

     

    My question is, can ı give another foreigner a power of attorney to rent out my condo and to make a rental agreement?

     

    The other question is, would it be better if I work with a real estate agent(if they do this kind of process)? When I bought my condo, the owner was not in Thailand but his friend or the real estate company had the PoA, so they could made the sale. 

     

    Briefly, my plan is not to visit Thailand for a long time and I want to benefit from my condos. If someone has similar experiences please share it. Thanks in advance..

  5. The pizza boss was a great place but in recent days it seems weird. When I went as a group I order a full pizza(because there was not 8 slice ready to eat). I chose only 3 ingredient. Normally, it is 60baht per slice but when I made to order it was around 650baht(100 baht more expensive). The logic should be buy more pay less but nevermind.. The last time I went with a friend and we planned to eat in total 3 slices at 11pm. There was only 2 slice which one of them was vegan pizza. When I asked ıf I can get 3 slice, the answer was mai mi, cannot sir.. I think the owner is tired of selling slice pizza and hunting for big customers who wish to order a full pizza and charge them more!

  6. you can use FB and see many condos at a good price on weekly rental. dont care about the hotel laws etc. thats mostly Thai people who runs a business on a daily short time condo rentals. They dont care about the laws even they are the owner, why you care? When i have a friend visits Pattaya, i mostly forward them to rent a condo at cheaper or the same money as hotels but condos are much comfortably. I will not be bothered to be ripped off low quality hotels guesthouses etc

  7. Thanks for the replies. May I ask is there any specific brand or model for a basic conventional plaster to cover the cement? I live in Pattaya. In here have baanchang home mart, thai watsadu, homepro, etc. On some of the boxes its not written in English and there is a communication problem with the staff. They always show me the skim coat which is not the one I need now. 

  8. Hi all. I have been renovating my condo and Im having a trouble to find a conventional plaster. In every house improvement stores I can only find skim coat or finishing smooth skim coat. I need to fix some big cracks and big holes which are done for electric cables etc. As ı know, first I have to use gypsum plaster to cover the cracks and and make straight the area. and then I will use finish smooth skim coat and then I will paint the wall by oil based satin paint. As you see in the picture, I need something to cover these holes before finishing skim coat and paint. What is your suggestions?

    The reason of one key for garage entry is, every unit should have one vehicle allowed. for ex in bangkok this rule is more strict. if you have extra vehicle such as bike car etc, theywill  charge you extra on monthly basis and give you the second entry card.

  10. 10 years ago in Turkey, the traffic rules and corruption is look like in here. by the time the government put on bonus point system to police officers and also they punished hardly the officers who accepts bribe. this system is supported by cctv and vide recording. now in almost every traffic light there is a camera which is watched by officers remotely and if you break the rules they fine you and send you the ticket to your registered address by an evidence of photo.in both countries the government care about the money, i dont believe its for citizens good. i believe in Thailand this will be happened too. since the technology is growing rapidly and thais like to use it, its inevitable not to change this controversially system.

  11. People who make fun of me of because I waste time just for 400baht, they cant see the real problem. Who can guarantee that next day a police will stop me for alcohol check and what if they blame me for riding with high alcohol even if I didnt drink any? Ohhh the suggestion would be just pay 30.000baht and enjoy your time lol..

    since my point is not to save 400baht, i didnt care how much fuel cost. there is somthing wrong and i didnt accept it directly. if u spare money to everywhere without asking, you will be a loser..

    its not the metal one which in the middle. i stopped the left side one which is all the way long not a small cubic one.

  14. also im aware that is the far left lane of the main road. since i was on the metal drainer of tge left side, i should be passed without ticket. btw if i made a crime by this illegal stop how the other cars(not a small bike) park brhind me all the way long? but you are right, im a farang. also i wouldnt care if it was about illegal parking, but riding without helmet pissed me off..

     

    Edit: the engine was off, prking leg was opened, 4 way signal opened, the helmet was on the bike consol. also its impossible to ride the bike when the helmet is on the console bcz u cant turn.

    actually im not a reckless driver. i care for other people’s more than mine. until now i have been fined because of illegal u turn where there no have other cars people traffic etc, riding a bike by my license in Turkey(also my home license is legal in Thailand but police makes a way to make money over it), 3 people on the bike etc. i never ride with alcohol or speeding etc.. 

  16. whenever i complain about something in pattaya, regularly i see bunch of guys who supports the wrong side.for ex in this case they concentrated on if the parking is legal, can i open the 4 way signal when i wait temporarily etc. the thing is we asked about this to many police officers both face to face and on the phone. even the officer who fined me declares that if im not riding the bike and stop temporarily by opening signals, i dont have to use helmet. the discussion is about they insist i was riding the bike and i was not stop the engine.also im sure if i was wrong, they would show me the video record, because they record and able to show every thing on their spot.(they did before)

    engine is off and parking leg is down? parked car can open the lights, i dont see any crime in it. also ots not called as prking, just temporarily stop beside the road.

    yeahh if we consider by money, of corse its not worth. i just dont like the feeling being lied. i think its time to go back my country for a while and come back later again ;)

     

    btw lets say you have 2 or 3 tickets which costs around 1000baht. if you dont pay them and go to the land office to make a new license(costs around 400baht) by telling them i lost it or nothing. is that possible?

  19. i just visited the city hall and we are directed to ccr room where they all have screens and people watchingthe streets. a guy helped us but when we said the point he said that camera is not working. maybe he lied or not i dont know. He also told us to make a complain report to the police station about this(which i dont want to do, u cant complain one ... to another ...).if i didnt take off the helmet maybe they would fined me because illegal stop/parking. its just an experience, not hurt my pocket a lot and we see the situation. i have been living in pattaya more than 1 year and i stopped many times also pid fines because of illegal turns, passes on red lights etc. Even im wrong sometimes the police excuse me and let me pss by warning. There are good and smiley officers too but bad guy stays bad..
