Hi,
Suvarnabhumi airport will be opening a 3rd run way and has given nearby houses some money to replace windows and install roof sound insulation to help reduce the impact of increases in aircraft frequency/noise. Airport provided money, but no advice on installation/companies, my wife said most houses will just keep the money and do nothing to upgrade their property.
I'm looking for companies to get quotes for:
- Double glazing
- Reduce sound coming in from roof/ceiling (currently there is no insulation, just roof titles, a large gap then the ceiling boards).
So far I have a quote for double glazing from Windsor and also reached out to SSS, who no longer cover Bangkok area. I'd like to get 2-3 quotes as pretty expensive.
Also, would love to find a company who installs roof/ceiling insulation (ideally acoustic insultation).
Any recommendations would be much appreciated. Thanks.

@marquess what company did you use in the end? I'm looking for double glazing for house near Suvarnabhumi Airport. Thanks.

I didn't receive any tax letter for my Bangkok Condo, so the Condo office said to speak with Vadhana District office. When my wife called Vadhana they said to visit local amphur office. We went down there with my yellow tabian baan book, they checked on the system and printed a receipt saying 0 tax due. We are living in the condo and only own one condo, but we wanted to double check as new law and to avoid any late payment fees. It would be easier if they sent everyone a letter, even for cases where 0 tax is due. Next year we'll know now.

At chula there is government desk that actual issue the birth certificate right there, its not the hospital issuing the birth certificate but avoids a trip to the local ampher.
My post is a list based on recent experience at chula only, might not be there same as your local ampher.Nearly 10 year old thread revived.
Not to mention factually wrong,
copies of passport translated, not required, VISA page not required, work permit not required.
Birth certificate, nothing to do with the hospital, they just provide a birth confirmation document.

I recently registered thai birth certificate at Chulalongkorn and found this post helpful. Wanted to update it with more recent experience for other parents (I am english, girlfriend is thai).
In the delivery room we were given list of documents I needed as a foreigner to appear as the dad on the thai birth certificate. One of these was a thai translation of my passport, certified by my embassy. I phoned up the UK embassy and they said it was not possible for them to certify/stamp a thai translation.
I went with a thai friend to 22nd floor government counter at Chulalongkorn where births are registered. My friend spoke to the official and she kindly explained following documents were ok:
- 2 copies of my passport, translated into thai by translation shop (no embassy certification required)
- 2 copies of my visa page in my passport
- 2 copies of my work permit
When our child was born few days later we successful got a thai birth certificate from the same counter, very easy with above copies and originals.
It is confusing the initial list of documents hospital gives you has passport translation certified by embassy, but the government counter seen to not push for this anymore.

My surname was incorrect in thai in my work permit (didn't match my surname on other Thai documents I have, someone must have translated it differently at some point). This was causing alot of hassle (e.g. at local ampher) as the assistant would say your surname doesn't match in your documents. To resolve this the immigration department changed it in my work permit to match my other docs. They doesnt issue a new work permit, instead put an official stamped note on one of the back pages saying name change and new surname. This seemed to work fine when using this to register birth certificate for my child.

We recently registered birth cert at Chulalongkorn hospital with three names. We wanted English firstname and surname, Thai middle name. Government desk on 22nd floor said no middle names but were fine putting firstname, space, middle name in the first name box. Name reads correctly and ampher were fine with this when putting child in blue tabien barn book.

I'm been having this problem too. Trying to book appointment for affirmation of marriage. Online appointment system has earliest as 18th March (for affirmations). I called up as was hoping to get married in Feb and needed to get paperwork together. They said its not an error, Bangkok embassy is very busy. No walkin appointments possible. Only advice was to book March and keep checking incase cancellation.
What a joke, 8 weeks away was earliest appointment when I enquired and pay 2600bht for this service. Its messed up my plans for trip to ampher next month to register marriage.

Policies and enforcement on field burning, sticker rules on construction to reduce dust, plan to replace bangkoks old buses with electric models, high car tax for the worst polluting vehicles, checkpoint testing vehicle emissions and high fines if greater then limit. These have been applied in other countries.

Thanks for the comments so far.
I was also concerned about exporting money when selling, however I work in thailand so can show pay slips to account for any difference so think this will be ok.
@KittenKong I also can't see any taxes on the capital gains between buying and sell, thanks for confirming.
As I understand,
Transfer Fee - land office will use their own appraisal price for this so declared sale price won't affect this tax.
Stamp duty 0.5% (owner lived for >5years) - this will vary on declared sale price, this is the one that will reduce if owner/agent under declare.
Withholding tax - calculated on years of ownership and land office's appraisal price.
Given its only the stamp duty that changes, @Pattaya46 is right, its only a few thousand bht more with higher declared price.
I need to transfer money into Thailand and provide a FET form, so think declaring 2.2million price also isn't good and my FET will be significantly higher.
Think I'll push back on the agent and ask for a higher declared price due to my FET form. Appreciate the other opinions, thanks.

Hello, I'm looking at a condo to buy and would appreciate any advice.
Value of other condos of this size have gone for around 3.8-4million. Looking at one particular room in more detail and agent says that when we go to register, the owner will declare sale at 2.2million to land office in order to pay less tax (owner will cover all fees/taxes as part of this condo deal) and is that ok with me.
Is there any downside for me as the buyer? For example, in the future if/when i resell?
Thanks for reading.

Thanks for reply marty. I'll check it out!
For others who might read this, The Holy Infant Jesus Roi Et school is 12,000bht per term per kid. Kids have to take a test before joining.

Hi, any recommended school in Roi Et that teach English? Silver Fern is too expensive and we are looking into The Holy Infant Jesus Roi Et school (after seeing this in a closed thai visa thread from 2009), but just wondering if there are any other recommendations? If not, any weekend/after-school clubs that teach English?
A bit more background to help, kids have lived in Bangkok and now moved to Roi Et for term time. One 5year old, one 10year old. I've been teaching them English and they can understand a fair bit and speak basics too. Younger one knows phonics, older one can read basic words. Hoping to find somewhere in Roi Et to keep their English going, then outside of term time I'll continue to teach them in Bangkok.
Thanks in advance.

I was a khao San yesterday and even with crazyness of songkran and day time drinking there was lots of families about. Recommend staying at Chillax resort, very quiet but still 5min walk to khao San, pool on roof, fitness, nice rooms and under 5s stay free.

Another reminder to get cryto balances off exchanges and into a paper or hardware wallet.. Exchanges are the weakness, cryto technologys themselves haven't been hacked.

Not sure about retailer in pattaya but I bought hardware wallet ledger nano s direct from the companys site https://www.ledgerwallet.com. Had to pay about 140bht at postoffice for import tax but was easy, they ship from hongkong. whatever you buy from make sure you enter your own pin and write down the list of restoring words yourself. These should never be shipped with the product as allows someone to buy a new hardware wallet and restore your balance/keys.

Yep big things for ripple in 2018. Before 10dollars seemed optimisic for end of 2018, I can see it reaching much more than this now. Already reached 2.7 before pull back.

Really hope btc can get community agreement to progress some of the scaling options available. In November there was an option to solve these issues but lack decentralised agreement failed the seg2x project at last minute. Agreement in decentralised development model is a big challenge. In the mean time I can see other coins like ripple and litecoin taking advantage of these btc issues.

Do you trust putting your private keys in will that lawyer holds or in Google doc that could be accessed if your Gmail account is hacked? I personally don't.
Another idea is hardware wallet and put the pin in your will that is kept with lawyer. At least the two can then be kept in seperate locations and both are needed to gain access.

Good experience so far, i've transferred money in from scb, purchased btc, bch and omg and transferred back to scb (took about 6hours to arrive). i like you can purchase many alt coins as well as bitcoin. 2 features I think are missing, stop loses and import a private key (for paper wallets that you want to import and then sell). Sell rates on btc are better than coins th, however still 100-150$ different from the big exchanges. For example when bitcoin topped 8000, bx was at around 7850, not sure why but still best i've found in thailand. As with all exchanges, don't keep money on there for long, paper wallets recommended but i hope they add ability to import paper wallets soon.

Thanks for tip on rockwool insulation, will get a quote. Going to try new windows and insulation first, before buying new roof using special tiles.
For the windows we found Windsor will do a custom double glazing, laminated 6mm and 6mm, multi lock system, with all windows types casement for best sound efficiency.
