    Ummm...

The point of the new rules is to make the money you bring into Thailand from your home country taxable, such as bank transfers, ATM withdrawals, and the like.

The point of the new rule is to catch both Thais and farang bringing large amounts of money into the country bringing large amounts of money into the country. Farang pensioners and others on low income (by western standards) will certainly be involved in headache and probably expense to explain their income, even if it falls below the tax threshold.

I recall having a couple of Westerners getting quite upset with me because I wasn't interested in their low-ball offer...

I was selling my car for 3 MB... and I recall one Westerner offering about 2.2 Million Baht... I just said nope, too low...

He wanted to negotiate and I told him not from that starting point...  He got angry, and started telling me I don't know how to do business and I should learn business 101...  he flooded me with angry messages !!...

The car sold within a couple of weeks for 2.95 MB.

With another car, another westerner got angry and was rude after I rejected his lowball offer....   I told him even if he offered me the asking price he can go F himself... he's not getting the car !!...

There are some very entitled people when trying to sell something - it goes with the territory I suppose, but some can get nasty...

Don't you know how to block people on social media. I would have done that as soon as I got one shirty message. Easy life.

  3. The tuk tuk mafia are 90% scam artists. I never use them, can't stand the hassle at the rank. My Grab fares are the same as for Thais, and I don't mind telling them when they are taking a poor route. With a 'mai, mai', a smile and left/right directions. I'm paying. I also tip them better if they are showing me a rat run I didn't know.

To answer your original question. You cant just spin off the house ownership from an existing land with a house on it.

Houses don't have a separate title deed, or any title deed. The only way you can own a house is if you build the house hand have the receipts. It doesn't mean much as its still a structure on someone else's land, it cant be bought or sold without the land title.

You mean it can't be bought or sold without at least an existing land lease. Title is not necessary.

The foreigner is the victim here.  It is of interest and it is helpful information.

In just the last couple of days, you should have learnt to stay away from Thai tuk-tuk drivers and, if you have to use them, give them the exact change, and, now, you've learnt to stay away from Thai ladyboys.  (Or really just stay away from any Thais involved in the tourist industry outside tour guides and hotel staff.)

If you read this forum regularly you'll know that it's usually the farang committing the act....

Really? That's good. It means how a person believes they are perceived by others. It may mean not backing down in a confrontation, it may mean honouring debts, or even keeping one's high status, it may even involve lying to avoid being exposed in some weakness or mistake, although being exposed in a lie would probably mean loss of face anyway. But 'face' does not simply mean lying.

  7. I've had the same TM30 slip stapled in my passport since 2017. I've flown outside Thailand three times since then and once internally, and neither Suvarnabhumi nor Don Mueang immigration have questioned it. Hua Hin immigration either when I extend my O/A visa every year or do 90 day reports. Doesn't seem a thing. I have a blue house book but have never been asked to produce it, ever, for anything. I never had an I/O house visit either, I feel ignored. 😅

eating and food is big part of thai culture..is why when they eat its not alone and food is shared..its baked into the culture...what thais tell you and what they do is usually the exact opposite--hence "face"

That is not the meaning of the Asian concept of 'face' at all. 😕

Lazada holds the payment for quite a long time before transferring it to the vendor so it's probably Lazada that's taking time to give you your refund.

I disagree. Refunds just about always credited to my Thai bank within 2-5 days after I send the goods back via Post Office.

i hope you tip 7 eleven staff also, little money for long hours

A good point. A friend's daughter worked there for a week or two and decided it wasn't for her, . I do sometimes, depends on the change I get. Not always though.

At least they have aircon! 🤣

I give Grab food delivery bikes 40 baht because I live 8kms outside of town. And I try not to order in wet weather too. It must be a grim trip.

    Merry Christmas.

or is it absurd for a multi billion dollar corporation to pay near slave wages to their employees and guilting good men like you into giving more.

    bravo i say.

I completely disagree with your meanspiritedness. Punishing poor people is the only outcome of your view. Merry Christmas, goodwill to all.

You tip gas station attendants. Hence my comment.

As I mentioned to another reply, they earn tiny money for working all day in hot sun. 20 or 30 Baht is nothing to me once or occasionally twice a week.

In the 1960s my dad, a lowly London bus driver, used to tip petrol station attendants too. I learned compassion from him. Try it.

What rubbish you talk. I actually always tip, massage, petrol stations, everywhere. My POINT which you entirely missed in your rush to spew invective was that the tip is not to hope you get better service next time, it's to show appreciation for the service you received. Idiot.
