  1. Apparently I can't edit anymore. Our view :-).. Way too many roofs in sight. The average "village" or gated community, 13 in a dozen. Ours is "luxurious".. there is at least some green and a small park. But for someone used to be living out in the middle of nowhere... It's way too many people! Way too many roofs ????
  2. Yes, many horror stories of people losing many millions. Divorce is always messy, no matter what country. The best advice is always, never invest more then you can walk away from. A land lease of 10 years, you pay the rent upfront, or at least a large portion. There won't be an increase in 10 years. Simply put.. With DIY a reasonable house is 5-600.000 thb. Our IKEA kitchen, bathtub, water filters, solar and air conditioning units already there. Walls, roof, some windows, doors, plumbing and electric.. That doesn't have to cost that much. Many materials we can reuse from our other house, without cannibalising too much ???? (Depending on how life develops, we might return to Udon) If the rental costs are acceptable, in 4-5 years, the house construction is paid back, compared to renting similar space. I don't mind renting, not at all. Sadly most the houses we see are urban, not enough green and too many other roofs in sight. The ones that have enough green and not too many roofs around... So crappy insulated, electric consumption goes through the roof. Even 10 solar panels (3500w) aren't enough to keep a 4*4 room at 27c.. (Daikin Inverter type high efficiency inverters) What does one expect with 7-10cm thin walls 555.. Good to know it is allowed! And yes, after the 10 years.. Might just need to pack up and start at a new location. 10 years... That is a mighty long time ????

Most my live I have rented houses, because it suited me. Done lots of changes in the garden, sheds, replaced kitchens and bathrooms, carports... All the things a home owner would also do. With the knowledge that when I leave, I need to tear it down, or the owner is willing to have it. (Kitchen and such ,the owner agreed) One might say it's a stupid investment, others understand... Living 10 years or longer in the same house, what is really your costs for the bathroom or kitchen? and 10 years enjoyed the additional luxury ???? Besides this, I enjoy the DIY. Back to topic. If I would buy 2-3 Rai of agriculture land, I would build a small farm house on there. Building costs 4-600k My wife lived all her life on a remote farm, you can take the girl out of the farm, but not the farm out of the girl. Due to air pollution, we relocated to Ban Chang, rent a reasonable nice house in a gated community, and there is nothing "wrong" with it, except it ain't free rural nature. So we like to build, lovely mountain area around here. Lots of agriculture use, cassave and pineapple seem to be popular ???? Poking around to get some price indication.. 3-4 million per Rai! Now that is a lot. Udon Thani, Phen area (we lived there 5 years, well I did, my wife a whole lot longer ) , at a concrete road, water & electric.. 80k per Rai. Sadly... That's the environment we left due the pollution (COPD) Absurd amount of difference. And frankly, my wife isn't looking forward to mortgage. Just brainstorming here... What is the problem for leasing the land, say for 10 years, have maximum rent increase in the contract and extendable for another 10 years. ?? Small farm home and mini farm for own consumption. That should not be a legal issue to get it allowed by the land office (if needed to ask) Besides.. 4-600k construction costs, that's the same as 3-4 years of rent. The lease of 10 years is enough to "earn back" the investment. I read about land lease 3k per year.. (thread from 2020) Say it's 5k here, Ban Chang area. 2-3 Rai, more then enough. Mortgage payments would be 350k per year (9 mil) And yes, after 30 years or so, you would own... Compare this to 15k per year.. (One Rai 5k rent, 3 Rai=15k) That's a huge difference I'll be 85 by then and probably 6 feet under. My wife probably will go back to the family farm, my pension will continue to her... No financial problems or need for this enormous investment. We don't need or want to buy. Absolutely not want at those prices.. 3-4 mil... Crazy! Just build our small farm in the middle of nowhere. No need for electric or water We didn't have in Udon.. So solar and pumps are already available. Is it possible to build a small farm house in rented agriculture land? And what are the possible storms in the future? Thanks in advance for your thoughts & input!!

  5. I'm absolutely curious how this played out. Por tor bor 5, many plusses and many negative. In the next 50 years or so they all will be converted to canote. 50 years ago this was the only way to own land. As long as no one challenge and you have been squatting there for more then 10 years.. The land is legally yours. (As Thai person) 10 years isn't that long ????

I would not be surprised if it's raised to 1 million and 80k For marriage to 500/50k One should always prepare for devaluation. Apparently the Thai government gave us + 20 years ???? If they match it to the value of 800k from 20 years ago, we are looking at 1.5-2 million as requirement... Marriage to 800K-1Mil (or 65-75k) We will see in the next few years. Big change like that will be ugly.

Their line account "@thaimovers" can not be found, Facebook last post 2018, phone number disconnected. Here in de middle of nowhere we frequently have spotty service, that Truemobile sometimes say "number no longer available" so that might just be us. They didn't respond to email. While several people might think "how hard can this be" ... Exactly!! my thoughts as well... Several of the sites have only international option, or only Bangkok area 200-250 km range. Even when not specified like this... When you receive quotations of +60K, (or no response) its a polite way for Thais to say "not interested" Results so far: Asiantigers +60K Blufoxrelocation +60K Alliedthailand +35K Naniphat 26K (https://web.facebook.com/groups/1921825151364147/user/100027069080562/) Mr. Chart (Rayong area) 16K (0954326340 (looked like 5M truck) Deliveree 14K (include 2 movers, 700*230*230 6W "box" truck, + overnight) All the same 700 km distance. For mr. Chart, I don't know insurance, the rest have it included in the price. It took Deliveree about a week to find a driver, what can be is stressful as you can book only 14 days ahead of time. They have a great app what makes tings a bit easier. Fun fact... The driver contacted us to go outside "Deliveree" system, lower price... no responce: (email, facebook, line) unitedreloth thaimovers Actually a longer lists, but these promote domestic relocation... I have relocated several times in my life, and I'm used to packing my boxes myself, preparing the furniture, and often drive the truck myself. It's the way most people relocate in The Netherlands. As student this is the normal way: not 700 km ???? And usually rent a truck like this : that is allowed to drive with normal drivers license. Friends and neighbors help load and unload, also great for "noaberschap" aka meeting and bonding with the new neighborhood. Only extremely rich folks and relocations on request of a company are "all arranged" "white glove". Lol... You can leave a half full glass on the table, after relocating, the same glass with drink will be on the table again... They pack and relocate everything. I had this once, 25 years ago, 150km, price back then roughly 165K THB, for now that would be 285K (inflation index) That's Holland, this is Thailand, so it will be different ???? Even then, I felt those prices where absurd, 3 times my net monthly salary at that time. I don't know how it is in other countries. For USA I see people buying / renting usually houses with furniture. This obviously can be the picture Hollywood paint, and reality will be different. For me, knowing what average wages are in Thailand, fuel consumption, and other costs involved.. Anything above say 25-30K THB is "unrealistic high". We choose Deliveree. Probably even would have chosen them if it was +25K. Good English helpdesk and a good clean app. As it took them a long time to find a driver, we reached out to find alternatives due to this. Bangkok area, for most its probably easy to find a company. For those that live outside the "hot spot".... A LOT more challenging then anticipated! Thank you all for thinking with me! I hope this thread can help also others that are in similar situation.

    Any updates on bowling locations? We are relocating to Rayong soon (Ban Chang) and absolutely love to go bowling again... Haven't done it for years and years... Nothing available up in Udon Thani area ????
  9. No, I haven't. I did look about the price for the motorcycle, that isn't so bad. Mattress, whole kitchen, refrigerator, kitchen table, cabinets, 5 x Aircon, Washing machine, the whole shebang:-) Even the bathtub ???? (I know.. I'm spoiled, living off grid and even have a bathtub) 24 solar panels, inverter, lithium batteries (6 x 75kg) (40 kWh) 40-50 boxes (50*50*50cm) bicycles, motorcycle, E-scooter. Still leaving a lot behind. Obviously the house, water (50m deep water bore) ,enough solar & 14 kWh lithium. Future will tell if/when we will live there again. While most of the stuff came with a normal pickup, it would take a quite a chain of trucks to move all the stuff ???? if it all could fit in 1 or 2 pickup.. or if it was just 200 km or so.. not a problem. 3.5 months of severe air pollution was too much to handle with my COPD I feel bad for those in Chang Mai and Chang Rai, they had it even worse then we did. Post office would be an option if there wasn't too many stuff to relocate. A motorcycle is about 1300 THB if I remember correctly. Adding all the rest of "bigger" things.. Not really an option. A am doing this now ???? ask local expats help. my wife, family & friends, if anyone ever relocated from a room to an other room, a pickup truck would suffice, and that goes for everyone they know in the village as well. I have helped several times people moving. Heck, a raised bed with mattress is an unseen luxury in these parts. "western style" relocation services??? not anyone they know (except pickup)

I thought the costs would be 20-30k, perhaps a bit cheaper for the 700 km, The 13k from deliveree seemed like a really good deal, good reviews and all. That made me reset my pricing view to 15-20k, as I have no idea what normal domestic relocation costs are in Thailand. Some things are so uncomfortable cheap, and others amazing unexpected expensive. i asked for a quotation now from asiantigersgroup. And will see how that will be.

(English isn't my native language) No, for western standards 35.000 thb for 700 km isn't a bad price in Europe. Deliveree gave me a quote of 13K, including overnight, 2 helpers and all "extra's" while that might be too cheap, as they can't find anyone yet, a price of 15-20.000 should be doable. 6W truck, 7M, an assistant for loading / unloading.
