So I've been reading some of the threads in the Marriage and divorce sub forum. I'm having second thoughts now lol

Failure rate within five years of farang Thai marriage doesn't seem to be much different than the US.  About half.

  2. Saw some clown in an orange vest at Tao Poon MRT doing that annoying hand clap yesterday.. I felt like telling him to go back to Pattaya.

Why bother. I and many of my friends maintain that there is absolutely no use for the yellow book at all. I can't think of a single time in the last 25 years when I could have had any use for it at all. It is only a proof of residence that you live in a certain place, but there are many other things that can do this, as well as getting a letter from immigration certifying your place of residence.

try getting a decent bank account without one..i am getting 1.75% tax free for a 12 month fixed deposit.  No WP, but yellow for sure.  Utility accounts...same.

It certainly is not the place if one does not like fun, lots of sex, good restaurants and a beach environment.

Yeah, maybe the only bright spot is very few feminazis in Pattaya.  They are too busy stinking up Sukhumvit/BKK.

  5. The van services are on the left side of The Mall.. more in the Tesco parking area.  Many busses stop right in front.. like 10 different ones... Try the transit bkk site.   Here is the sign at the mall explaining the different van destinations.  For years there were frequent vans from victory monument to MTT.. like 25 THB.... they either moved, or are one of the few left, after they decided to clear the vans out of VM.

You are mixing several different offices that are not related to one another.

    * Payment (or non payment) of tax is the revenue department

    * blue book is the ampoe (district office) and all that is registered in the blue book is who resides in the house / condo

    * immigration - visas, permits of stay and  all TM forms

    * the land office keeps track of property ownership

So when a landlord fill out a TM30 for a foreign tenant, Immigration do not check with the revenue department if the landlord has declared the rental and pays tax on the earnings.

The blue book is a residential registration for those who reside in the house / condo and the district office doesn't care if the tenants pay rent to the landlord, get paid by the landlord or how they are related (or not) to the landlord - or the house master who doesn't have to be the owner of the property.

The land office doesn't care what you do with the property, if you got a blue, yellow, pink, green or any other color of book. Nor do they care if you rent it out, live in it or leave it deserted and falling apart or whatever.

If the current owner of the property bought it second hand with all utilities connected by previous owner (with blue book of course) she / he might have not got the blue book at the time of buying the property and might have not been concerned about it as the OP says she never lived there. I bought a unit from a previous owner who claimed to have lost the blue book. I never needed it so I never bothered with getting a new one...

But isn't land and house tax collected by land office?  They are the ones, who establish the amount you pay the tax on, usually lower than actual.. just like values for transfer tax.

  7. I bought a condo without bluebook.  A year later, I did the yellow book battle. Started by getting a blank blue... was able to put the seller on the phone with the tesaban.. she didn't have to appear.  Was given a blue, then a few weeks later given a yellow.  Just got a tax free fixed deposit for over age 55 with it... But if you already have one, yellow, get the form from the old place and it is much easier.  I did mine in South Su Thep.. Suthep is so big it is two tesaban.. translation done at cmuli for 300 THB.. translation of passport. But, my tesaban would not give an 8 year resident of the apartments next door one... they said for owner only.. Ymmv.

Big difference between software engineer and IT guy.

A good IT guy here prob gets 25,000 BHAT a month.......if that.

exactly...and an engineer doesnt like to be called an IT Guy.  Met an Austrian guy with loads of telecom experience...40k per month here, and on call 24/7.  Zero money in hardware, here, even App development is 200 thb per hour..they like them young and fresh out of school.

Any retiree or tourist with a stock portfolio connected online to a broker is potentially making money whilst staying in Thailand, presuming that they are even only occasionally buying or selling.

So no issue with digital nomads ... it's illegal to drive over the speed limit but I suspect 90% of the driving population around the world are doing 31 mph plus in a thirty.

I don't quite understand why people get on their high horse about this subject ... digital nomads harm no one, and bring money into the country.

Wrong... Being custodian of your own assets is addressed in Thai law, and is not considered working, but that doesn't include being a property manager, or an unlicensed financial advisor, like the former CEC President. A retiree can open a Thai brokerage account without WP, and openly trade his own money, fully visible to all. The law is much more clear on that, than mailing twenty packages a day for your dropshipping company or greeting the Chinese visitors at your airbnb rental.

  10. Calling the tourist police is the best suggestion I have seen.  I think the amount of extortion going on here has been on the rise, as quality of life stuff is mostly on the decline.  Seen way dumber stuff in The Sun or The Daily Mail.  I would look up the phone number of the CEO and call them.

With Trump's tariff plans, maybe Walmart won't be able to rely so much on "cheap" Chinese goods.

"I love the Costco "Buffet" and all the little food sample stations."

We knew a woman who worked one of the sample stations. She said there was a regular crowd that hit the store to "lunch" off the sample carts.

will have almost zero impact on grocery prices....maybe a little bit on the seafood, which the chinese also managed to ruin...Costco sold my brother some rancid pork ribs...to compensate him, they gave him a family lifetime membership.(would be lucky to get a frown and a refund here} .the organic frozen blueberries at 10 bucks for 4 pounds...and that finlandia swiss cheese...and almonds/pecans....all pure gold here in the mango.
