  1. I applied this morning for a 1 year multiple entry non o evisa on basis of marriage from the new york embassy. Was told it would take 15 to 30 days and it was approved within 8 hours. It was much easier than my usual visa run to ho chi minh for a paper visa. I only submitted my American bank account statements. I did have my thai bank statements with over 40,000 baht transfers for over a year but wanted to see if they would just accept the American account. I did apply for it outside of Thailand.

  2. I have a problem with a lot of grab drivers recently they see that I paid by card and then try telling me that they need the same amount in cash as well to cover expenses like petrol. When I tell them that they get what grab gives them they refuse to come pick me up. I will then Screenshot the conversation and report them to grab. Grab usually responds quickly and say that the drivers were in the wrong and they get a strike against them. Supposedly they get blocked from future attempts to pick you up also.
  3. I've retained a thai lawyer who as of at least now is doing all the work for free. I've got the thai department of revenue to initiate a tax evasion case against the landlord.
  4. Had a Mazda exwife got in an accident they paid all 2.5 million to fix the 650,000 baht car after it should have been totaled, but the adjuster said its almost fixed. Took them about 8 months almost the entire car had to be replaced until it was drivable again.
  5. If i break the contract they want the entire contract paid. Found out the last guy a Chinese guy broke his contract and apparently paid for the year after only about 2 weeks here so its a scam basically that they are running to try and get as much money as possible. The house appeared perfect at the showing, wasn't that old, didn't expect any issues.

  7. I don't expect I will ever see my deposit again so that would be a good idea but as I said the agency has direct ties with the police so if I did that I bet I'd be put into thai prison.
  8. The landlord is the one who is sending the bills to the agency who is sending them to me. Also my landlord wasn't paying the electricity or water and they came to shut both off for nonpayment right after I moved in. The agency wound up paying the bills since it was for the time before I moved in.
  9. I have reported her to the thai revenue department already. Probably the reason for demanding more money from me today. Both the agency and the landlord are trying to scam me all the time since I signed the contract. Another issue is one of the agent has direct ties with the police. She brought them along but they waited outside my gate while they were talking to me about the contract issues. I've told both the agency and landlord they are not welcome on the property as long as I'm paying the rent. I said any inspections must be made by appointment.
  10. I rented a pool villa recently under a 1 year contract through an agency. Landlord is violating breaching every section of the contract. Contract says mediation is required for breaches. Agency and landlord says no need and are refusing mediation. Landlord is liable for maintenance and repairs except for small things. He did the repairs but charged me for them. Repairs were done bad and had to be done again by the same guy. I got charged again. I paid my second month rent, then he says he wants more. I refused he threatens me with eviction. From my knowledge eviction needs to be done legally through the courts here in Thailand. If I'm paying the rent as required and have receipts he would have no grounds to evict me. I contacted a lawyer who wants 130,000 baht to initiate a lawsuit against the agency and landlord. Can I go after legal criminal charges against them like fraud by inducement since I signed the contract because it had clauses that were meant to prevent this situation? I live in a development with a housing association and security who do their jobs. I have heard if the landlord forces his way onto the property I can have him arrested for criminal trespassing. Security and association knows of all my problems and the landlord says he doesn't care about them. Association has been fining him and he hasn't been paying for different violations. I found out before I moved in he was renting it out daily as an airbnb against the association rules. What else can I do about this. My family will be here without me for the next 6 weeks because I need to fly out of country half way around the world.

  12. I bought my 80,000 baht LG washing machine 2 years ago it went through 1 motherboard after about 2 months. Now the machine says the motor needs to be replaced. I call LG because the motor has a 10 year warranty. They gave me a price to come repair it and also said the motherboard needs to be replaced. I'm thinking these people are psychics or scammers because they didn't even come look at it yet but they know. The warranty for the motor doesn't cover parts or labor, useless then. I also have a massage chair I bought in January, the screen on it stopped working in May it has a 2 year warranty. Of course they won't honor the warranty. I have a watch that stopped after 2 months with a 1 year warranty, the watch dealer had me send it back a month and half ago said it will take him a week to fix it. Still haven't received it back everytime I contact him he says he needs another 5 days. What do I think of these experiences? Thais sell defective junk with warranties and then do not honor the warranties when the items stop working.
  13. The rats have been avoiding every trap. I got 2 hairs off of one when it sprung it but didn't get it. Had a guy come look at our roofing problem and he said its all open up there and needs to be replaced. That will definitely cost the landlord some money, if she decides not to guess I will have to start the process of ending my lease.
  14. The landlord thinks they are living in the drains that surround the property. The property is a decent size big yard in a housing development on the dark side of pattaya. I do know the neighboring property on one side is empty and unkept. It has a dirty swimming pool and high grass. Most of the surrounding homes are thais or foreigner/thai families.
