  1. Can anyone recommend a guitar teacher in Chiang Mai? Old town/Suthep area. Just basic chords. Thanks.
  2. I had an international swift transfer rejected 12 business days ago. The usual process for a swift deposit recall is 1 - 5 business days. As my transfer was in Euro, my bank used their EU counterparty, who in turn used their counterparty to send the funds. I've gotten the proper swift documents, MT103, MT199 and MT999. It shows the funds were rejected, and are with the EU banks counterparty, just stuck there. I've asked my Thai bank to find out what's going on with their EU counterparty, who have swift messaged them a couple of times, with no reply. As there's counterparties involved, I understand it is not as straight forward as a bank to bank recall, but the communication with my Thai bank is far from great. I have to keep following up email requests with phone calls to follow up on email requests. Ultimately, my Thai bank has custody and is responsible for the funds and their chosen EU bank partner. If I keep getting the run around, are there any banking regulators here I can make a formal complaint to? Financial Consumer Protection Center (FCPC) - Bank of Thailand (BOT)? Has anyone been through this process? As the funds are on the Swift system, an automatic recall could take 6 - 8 weeks, possibly longer. I think the only way to move the needle is to first mention a formal complaint, and if nothings done, proceed with a complaint.
  3. Any recommendations for sending around 2 million baht, international swift transfer to an EU bank? After reading a few threads on here, it seems banks can do it, but the rate is pretty bad. Super Rich currency exchange came up, but they only have branches in Bangkok. Any alternatives? Or am I stuck with my local bank? (TTB)
  4. Shouldn't price go down during times like these?
  5. Money laundering
  6. No business debit card for my US account for the past few years, they don't deal in crypto and actively shut down accounts that do, no business loans, now now deposits to Thai banks.
  7. I'd see it as a 2nd last resort, before legal action.
  8. Yeah, turning off water would fast track it for sure.
  9. Updated, with the help of ChatGPT... Non legal approach. That would be a last resort. We also recently have proper management, things are a lot better and more transparent than before. Phased Upgrade of Common Area Floors We are initiating a phased renovation of the common area flooring, walls, and ceilings on each floor — including hallways, elevator entrances, and stair landings. To ensure fairness and make the most of our budget, priority will be given to floors with the highest percentage of common fee payments. This approach rewards responsible owners and encourages greater community participation in maintaining and improving our shared living environment. Lift Keycard Only paying owners get access. Non-payers must use stairs. Cheap RFID upgrades available. Parking Sticker System Annual sticker issued only to payers. No sticker = blocked/booted vehicle. Unlock fee (e.g. 200 THB) applies. Priority Repairs 150 thb member. 500 thb non member.
  10. Nice to hear this can actually be done! It would probably only take the threat of it, to motivate most delinquent owners. The other 2 immediate ideas I have, - Lift key card access - Parking sticker/access. No sticker, bike chained up. This actually happened to me at a condo years back, had to pay a fine to get it removed.
  11. For an old condo, where only around half the owners pay common fees, what are some measures to incentivise owners who don't pay? Some ideas, - Upgrade lift with keycard access. Keycard for fee payers. - Priority for floor, common area renovation to floors who have majority fee payers - No voting rights to non fee payers Not sure if these are allowed here, but would be great to get some feedback/ideas.
