Is this rental contract normal in Thailand?
The landlord is in another country and the listing was only available through the agency. You are right they want the commission for their lazy effort. They are not very attentive to things. They just asked me a few weeks ago if I plan to renew. Am I legally allowed to continue on a monthly basis?

It looks the same but I also have to protect myself. For example if I leave early if the law says they cant seize the deposit why should I accept that?

Is this rental contract normal in Thailand?
Gemini said this: Contract Clauses: Legal Review (Thailand) (Note: This review assumes the Landlord is a 'Business Operator' renting 5+ residential units, subject to the Residential Property Leasing as a Contract-Controlled Business regulations.) 1. Landlord Seizure/Lock Destruction (Clause 5): PROHIBITED. The law explicitly forbids the landlord from unilaterally seizing property, removing possessions, or restricting access (like destroying a lock) without a valid court order. 2. Landlord Stopping Utilities (Clause 10): PROHIBITED. Essential utility services (water, electricity) cannot be disconnected by the landlord, even in case of rent default, as this is considered illegal obstruction. 3. Forfeiture of Deposit for Early Termination (Clause 11): PROHIBITED. The contract cannot mandate the automatic forfeiture of the entire deposit as a penalty. The deposit must be returned (minus damages) if the tenant terminates according to their statutory right (after 50% of the lease term, with 30 days' notice). 4. Excessive Upfront Payment (2 months Deposit + 1 month Advance Rent): LIKELY ILLEGAL/EXCESSIVE. For business operators, the total upfront collection (Deposit + Advance) is typically capped at the equivalent of two months' rent. Collecting three months' rent upfront violates these protection rules.

1. Landlord's Power to Seize Property (from Clause 5, Possession): "The Landlord shall accordingly have the right to destroy the lock in order to access the Premise and remove or sell the Tenant's properties in order to indemnify the Landlord's damage." 2. Landlord's Power to Stop Utilities (from Clause 10, Defaults): "...the Landlord shall have the right to stop all utility services and terminate this Agreement without a prior notice if the Tenant fails to pay the rent or any sum payable under this Agreement within 7 (seven) days..." 3. Tenant's Penalty for Early Termination (from Clause 11, Terminations): "In case the tenant terminates this agreement prior to the expiration date as stated in Clause 2. The tenant agrees to give the landlord all deposits stated under clause 4. without any arguments" 4. At the time of the execution of this lease, Tenant has already paid to Landlord, in trust, the sum of 30,000 .Baht (Thirty thousand baht) to be held and disbursed for Tenant damages to the premises (if any) as provided by law. Any damages exceeding the sum of the security deposit will be charged to the tenant. (2 months rent) When I check with chat GPT, it claims all of these are illegal for agencies that are business operators , i.e. renting more than 5 units etc which is the case with my agency. Next month I have to renew it, so they are asking to sign a new contract. I want to stay here for now, so what should I do? Adjust deposit amount to 1 month? When I ask for these, they claim they checked with a lawyer before and he advised them this is ok. Any ideas?

Is Melatonin Unavailable in Thailand Now?
Yes. I wanted to do that due to no melatonin ordering from iherb and saw the prices are much lower on lazada like they say but 3 for the price of 1 but even fake they only ship one bottle not 3, complete scam.

Is Melatonin Unavailable in Thailand Now?
It's exactly my experience. Only iherb is 100 legit so I won't buy supplements from these platforms here.

Is Melatonin Unavailable in Thailand Now?
Do not buy any supplement from Lazada or shoppee. They are scamming people with fake bottles and fake pills inside. I have the original and I compared the bottle was different size and the pills are different also in color and size and the weight of the entire bottle was also wrong. I disputed and Lazada asked the seller to provide certificate of authenticity, they couldn't. Check the reviews, it's all fake like: good.......

Are There Scooter/Motorcycle Insurance Options with Full Coverage?

Are There Scooter/Motorcycle Insurance Options with Full Coverage?
Hi, I'm looking for comprehensive scooter insurance (160cc) that covers everything—both my own medical expenses and property damage, as well as the other party's medical and property damage in case of an accident. I want a full coverage option that includes: ✔ My own medical expenses (in case I get injured) ✔ My scooter’s damage/loss (collision, theft, vandalism, etc.) ✔ Other party’s medical and property expenses (if I’m at fault) Ideally, I'd like global coverage, but if that’s not available, I’m open to good international or local options. Does anyone know of an insurer that provides this level of coverage for scooters/motorcycles? If I am not wrong, the compulsory insurance only covers my medical? I have my own health insurance and they cover my medical in case of accidents. Thanks in advance.

So I need to include them in the lawsuit? I reached out to them in many channels but all they said is they have my case, they are looking for solution etc.

Any good lawyers to sue well established computer store?
The information country in the center building told me to see the lawyer. I went to Kwaeng also yesterday. I think he also told me something about lawyers. I will ask a Thai friend to help me then. I didn't know I could do these like that. But that Thai friend will have to argue for me in the court? I guess I can do this after the result of the demand letter because I paid for this already and that lawyer sent it. But I didn't pay for going to court. I thought if I didn't have real lawyer my chance to win would go down a lot.

Is there a way to get money back if sent online to someone who scammed you?
I did that but my bank said I have to ask the other bank and I went there too the same day with the report they said it will take 20 business days and only police can request this or sue the person or something like that.

Thanks I went there 2 times. So they told me to visit the volunteer lawyer that gives some advice but he is eager for you to hire him. Second day was a lawyer who doesn't speak English. The prices weren't bad but I just don't know if they are good lawyers. They also told me in info dept that I could go to lawyers counsel in a different address. The lawyer said whatever you want as compensation I have to pay 2 percent to court. I am first waiting the result of the demand letter. Ministry of justice is in provincial hall in Chon buri?

Yes I am inquiring about it now from another shop in Bangkok. Asus won't repair only replace and not possible to replace. I just worry it's some part or chip that can't be found.

Is there a way to get money back if sent online to someone who scammed you?
Hi, Basically I was looking for an item on Facebook marketplace and this guy sent me his ID and the bank account holder's name matched it. So I thought he can't scam using a real bank account but I guess he can. So after sending him the cost of the item which is about 5k THB, he didn't reply and next day he said don't go to police coz he can sue me etc and blocked. I still have chat records so with those translated to Thai, I went to my bank first, got a case id and then the police and then show that paper to both my bank and the receiver bank which is CIMB. I had to go to Si Racha for this and the bank said that's why scammers use because they are hard to reach. So now it says on the police report I have to go to the station after a week at certain time. Is there any chance to get this transaction reversed? The bank said the police has to request it. Or do I have to go to court for this also? Thanks a lot in advance

Any good lawyers to sue well established computer store?
Actually I am not sure which part of it. All I know is that Asus said they don't have this part so I trust their word. Therefore they can't replace what they broke. The original issue with the laptop was never diagnosed, it could be battery, charger, charging port, something wrong with mobo. But now it's hard to do that when they caused additional physical damage.

Part of mobo.
-
Any good lawyers to sue well established computer store?
Actually the spare parts not available is not always due to age. For high end models they are still very scarce to non existent. For example even at launch you couldn't get a spare mobo.
-
Any good lawyers to sue well established computer store?
Yes it was authorized shop. Asus confirmed and they told me they're trying to find a solution. It's just that Asus doesn't have spare parts for what they broke nor the same laptop. Only other companies have this model in stock. You think Asus would be responsible indirectly then because after all this shop is acting as their agent.

Maybe because I don't have 500K lying around to keep 2 of the same laptop? If you have nothing to contribute, refrain from posting.

Any good lawyers to sue well established computer store?
Actually there is no way to repair it because the manufacturer said there are no spare parts for what they broke due to cost so the only way is to buy new to have it like before the damage. Can I do that then? Or is it better to ask for that compensation and add lost wages daily?
