17k is approx 435 quid so it would be most of his income
He's been living in Thailand since he retired, so his pension is pegged at what it was the day he retired. Nearer to 400GBP/month I think.

This Zipf plot would show otherwise. Apart from the large city of Bangkok which produces the outlier to the right, Thailand's population distribution is very similar to Germany's. (Populations 70m and 83m respectively)

OK signs are in various languages but not in woof: surely the dogs roaming the beach are a concern.

Dog goes into a telegraph office and asks to send a message. Operator says "certainly sir, what do you wish to say?" One detail: electrical socket outlets. Many hotels are now fitting multi-type outlets which accept US/Europe/UK/Aus/plugs. I don't know whether they would comply with code here, so you may need to retrofit later if there is a completion inspection. I am slowly replacing all the old plugs in my house with them. Schneider make a selection.
There are suggestions to use voltage stabilisers, but if you install a backup generator that system should include a serious voltage stabiliser, and be designed to link in to the lightning protection.
Also you may want to import plumbing fittings : shower head, pipe bidet etc as in my experience local stuff in Asia is not of high quality (and that goes for door furniture as well), though maybe there are importers of better stuff.
I'd want a carp pond too.
Oh and the last apartment I rented had a urinal in the shower! Much better to have it in the master bedroom as you plan. Like Rab Nesbitt: a touch of style for the ensuite:

When I went to Jomtien Immigration to extend my visa I was barred from entering the building, and told to go back out and wait five minutes (she rightly guessed I had been out in the sun). I put it to her that I should actually wait INSIDE the building, specifically under the aircon just inside the door where I was standing. By the time we had finished discussing it I was back in an acceptable range ????

Thanks Doc. great diagnosis. I've already read up: 10 documents (2 copies) required (see Richard Barrow Facebook page), and decided I need an agent, because too many cases of long queuing followed by rejection. As others have said, the exemption appears to be for those who have already received an extension. Also the exemption was announced yesterday by Immigration and subject to cabinet approval, but Cabinet announced it last week, so they are batting it backwards and forwards so no clarity on when this will be accepted.
And the 30-day stamp in my passport has a "Visa Class" entry in it (illegible squiggle) so I call that a visa.
Disappointing that there are no recommended visa agents out there. I guess I'll have to take my chances.

is it possible to get an agent to hlp me get extension to my 30-day visa expiring in a week (Jomtien)?
I'm not intending to spend a whole day queuing and finding I've not got the right documents.
Any recommended agents?
