Lastly if more than 49% of condos end up being allowed to be sold to foreigners - as mooted in the cabinet's plans - foreigners should not be allowed to vote.
What foreigner would buy a condo for 10M+ and pay monthly fees with no say to what happens, and be at the whimps of the Thai condo owners? This has the reverse result, no foreigners will be buying condos.

What is good for the goose is good for the gander comes to mind.
The USA should prohibit Thais from buying residential properties in America, unless they give reciprocal rights to US expats.

The price of the car is a factor when buying, ie transfering the title deed from seller to buyer. A transfer fee and tax will amount to about 1% of the assessed value.

The only title to trust is a Land Office original and your attorney should get a certified copy from them. The one a seller is holding may not be up to date, ie show the current owner, a loan, etc.
Then a copy of the dated certified copy can be an addendum to the Sale and Purchase agreement.

Most US expats here do not report, file or pay their required taxes, ie tax returns, FBAR, 8938, etc. I have met two others in 19 yrs here who do. Their day is coming.

The bank must approve anything to do with title since they most likely registered a lien/mortgage on the title deed. Did you ask them?
