As a retired Property Valuer or Property Appraiser as they are referred to in the US, you will have Buckley's getting one here.

The above said, you would be best to talk to estate agents in the area (if any) who can confirm past sales of properties, if in a village the big boss usually has records of what has changed hands.

You could try the large corporate groups in other provinces like Bangkok or Phuket, but if they do end up providing that service it would cost you an arm and a leg as I am sure the research involved would be far and few between to obtain, meaning more hours and as I said, the cost involved wouldn't be cheap.

    Best of luck.

The property has passed though the family for two generation except for one special parcel of land which makes up 2/3s of the property.

You can get a valuation done by the MAJOR real estate companies and consultancies. Some charge a percentage of valuation, the last one I had done I paid 15k baht for about 10 years ago (this included a 15 page report on the major aspects of the building and a search at the land registry and a listing of comparable properties in the the location sold over the last few years). They are mainly used for commercial property valuations but you can get condo units done.

If its a condo, then to be honest just ask one the MAJOR companies to advise you on "acceptable price both parties motivated to sell". If you are selling they will just give you this verbally for free. If you are buying they will also advise if you let them be the introductory agent (they will negotiate with the sellers agent for a split fee so you don't pay for anything but they get a cut of the sellers agents fee).

Not a condo.  Land and houses.

Few and far between, but they do exist.  Contact attorney Aphiwat Bualoi, he has an appraiser associate, a former land dept official who provides this service.  (valuation only, no inspection/evaluation of building and property defects and repairs, thats harder to find, let the buyer beware, or do your own, or hire separate specialists, termites, electrical, roofing, etc)

Aphiwat Bualoi Law Office | Tel. 02-114-8004 – Notary Services |Chiang Mai Lawyer |English Speaking Lawyer (aphiwatlaw.com)  Tell him Don the tree doctor sent you.

    Thanks!

  4. In the US you can get a professional who is licensed to provide assessments of property values.

Where can a find a property assessor in Chiang Mai who can legally assess the value of a house and land?

I think thai doctors give up on treatments too easily. That's my personal impression. I have heard "you are old" even if doctor is just 10 years younger than myself - just because I have some symptoms and she hasn't got them. That's complete luck of doctor's and human compassion.

They don't have as many therapies, treatment and medicines, as what is available in the west, especially in the USA.

Also possible poorer training and lax attitude to patients needs. In that case he wasn't informed and offered palliative care and that's why he asking around about options.

That guy is stage 4, but without pain, looks mobile and otherwise symptom-less. Maybe not any therapy was tried on him at all. He will die from cancer (or related to it some infection, like covid or pneumonia) but might live many years, even without any therapy. With some cancer therapy he will live some longer and possibly without severe symptoms. There are patients who live long after their prognosed expiration date

I am talking about medicines, which would extend life, not to end it.

Even a placebo effect has a curing effect, but those repurposed medicines are used for cancers for tens of years.

That medicine below is officially used in thailand for different cancers associated with sex hormons, like prostate, female reproductive, breast, but also in clinical trials for some liver cancers. It's 3 baht per pill at all pharmacies.

    http://www.thethaicancer.com/Webdocument/Onco_drug/Oncodrug_Item/Ketoconazole.html

from the link above to cancer foundation there are some 10 medicines (our of 470 in total) in bold fond, which are the most promising. They are in thailand OTC and cheap, from 1 baht per pill. Most thai doctors, as well as doctors around the world, don't know much about them, as they are not on an official drug lists, can't give prescriptions, but can give some guidelines to dosage for self-medication. There are doctors in Europe, who know about availability of them in Thailand and tell their patients about them.

As I stated at the beginning, my friends has no intention of extending his life via drugs and treatment.  All he wants is palliative care and death with dignity.

Where in Thailand do you live?

There are palliative care specialists in Thailand (though not many) and the key is to get under their primary care.

They can ensure adequate pain control and control of other discomforts.

There aren't any good hospices here like in the west. Your options are die at home (with meds provided by palliative doc an naybe hired helpers for the basic nursing care)  or be admitted to a hospitsl towards the end under the care of a palliative specialist (possible in only dome hospitals)

Please reply with location and I will advise further

My friend lives in the Chiang Mai region.

  7. A few million or so people could quickly be labelled "Cannabis Criminals" in less than a day.
People who purchased it legally but now own illegal flowers or brick-weed.

Back in the day in the US, 1 oz was pretty much standard personal consumption.
1 oz (28 grams) would get you thrown into prison in Thailand for trafficking here not that long ago, and shot just a while further back from that.

I'm sorry.  I've never seen cannabis users staggering down the streets and collapsing in a heap in a doorway or gutter.  I have seen that with those who use alcohol.  So - from a societal standpoint - which is that most dangerous?  Maybe sitting in a circle listening to music and laughing. Yeah, very dangerous.  Or being unable to walk and acting extremely agressive when they can't get more booze?   Hummm. That's a rhetorical conundrum.

  8. The G7 issues empty words.

"The US and other G7 countries vowed to defend Ukraine’s “sovereignty and territorial integrity” on Sunday’s 77th anniversary of Germany’s World War II defeat.”

The G7 empty words are that it will send old, outdated, and otherwise useless weapons to Ukraine.

These cowardly Western leaders need to establish a No Fly Zone as well to to commit superior US and NATO forces to wipe Russian Aggression off the map.

I think the G7 leadership are total cowards.  They hide behind brave Ukrainian troops as they issue platitudes.
"We'll send you old, outdated weapons and then do the best you can - but we will not risk our own lives, or the lives of our own Western citizens.  You're on your own and we urge you to fight to the last Ukrainian.  All of you Ukrainians need to commit to die for the rest of us Westerners who refuse to fight and die for you."

Cowards!  The West needs to show some backbone and support their empty rhetoric.

Establish a No Fly Zone now and show the world that the West is willing to fight side-by-side with Ukrainian hero citizens for Freedom and Democracy - not to hide behind Ukrainian military men and the skirts of their women.  Just pathetic.

That's cowardly and it shows total weakness on the part of the West.

Cowards.  But there you have it.  That's the US and NATO and the West for you.  All talk and no action!.
Cowardly wimps who allow others to do the fighting and dying.  I bet these Western cowards are making a ton of money on the graves of each Ukrainian who dies fighting Russian Aggression.

Absolutely Jingthing!  I'm with you 100%.
Declare a No Fly Zone immediately and take the Russians out of the skies as well as on the ground.  That will allow Ukraine's brave Freedom Fighters to show the Russian a thing or two.  And once the brave AFU and Azov fighters have the upper hand with US and NATO superior air cover from the Air, Sea, and Land, then the combined forces of Europe and NATO need to follow those brave men and women right over the Russian border and right to the outskirts of Moscow.  The Russian people will rise up when the see the true face of Freedom and Democracy has landed on its mainland and all that is needed is for Russian citizens to overthrow their corrupt tyrants who murder Ukrainian civilians in the streets.
Let's show Russian the true might of the United State's superior military equipment and outstanding US and NATO military troops as well as to send a clear and bold message to China that Taiwan is a free democracy and will be a part of a new ASEAN NATO of freedom loving and peaceful countries.  ASEAN needs to get on the right side of history!
We need more US leaders with real guts like Biden, Graham, Pelosi, and even the courageous Doctor Jill Biden who is now risking it all to fly to Ukraine to show the American people The Right Stuff that their leaders are made of.  And bipartisan support for Congressman Adam Kinzinger bill to immediately deploy troops when Russia final crosses our 'red lines' which they have already done on multiple occasions.

That's what is needed!!!  An all out offensive by our United States, her allies, and the NATO countries as well as all countries bordering Russia on all of Russia's borders.  Declare a No Fly Zone for all Russian planes and immediately attack Russian aggression in one massive, global D-Day exercise to end "Russian Aggression" forever, as well as to usher in a new age of Freedom and Democracy in a rules-based international order.  American needs to move now and destroy the Russian hordes and their regime "Over There" so that peace and freedom reigns on all Western shores and soil.  Stop ignoring the chemical attacks by Russia on Ukraine forces.  If we don't, next up will be a tactile nuke hitting Kiev.
And our youth in the West need to sign up for America's Freedom Forces.  Truthfully they need to bring back The Draft like they had when I was 18.  All youth should do their military and civic duties for their countries, and we need massive Armies to show the Russian and Chinese totalitarians that the United States will not stand for tyranny in any form.

God Bless America!!!  Let Freedom Ring Worldwide!!!  Let's put an end to Tyranny!

    Slava Ukraine!!!

I realised that western society is ( probably ) doomed when I first heard that the idea of multi genders was being taken seriously.

The Roman Empire took hundreds of years to decay to the extent that the opposition could take Rome without so much as a battle. Bear in mind that things happen soooooo much faster in these times.

Ain't that the truth.  Look at China's military, then Russia's - then look at the Rainbow Coalition of Western Woke Military's..

Better use nukes cause the Western isn't going to win the next global war with boots on the ground.  The high-heels get stuck in the mud.  I feel sorry for those troops who are actually highly trained soldiers.  Now?  Those guys would be better off working as mercs.

  11. Cram together with a few hundred people to get a booster you believe will make you 'safe' while exposing yourself to the most contagious variant of Covid (Omicron) which doesn't seen to give a rip about Covid vaccines.

Really.  Buy a 3M 7502 mask with a P100 filter and stay away from large crowds of people if you're really afraid of Covid.  I'm amazed at people who expose themselves to Omicron (with cloth masks) to get boosters.  But - Up to you.  I wouldn't, but I'm in the minority and know it.
