  2. Currently have an extension for a non Immigrant O based on marriage to a Thai. Work in Thailand and have had a work permit for 4 years. Visa extension expires July 30th 2024. Is it possible and is there any benefit in converting to a non immigrant B? If so, what are the steps involved? My work permit is valid till December 2024. Thanks for any advice. (As a side note I will get a renewal passport in April and my current pp expires in November 2024.) Australian.
  3. Not sheep stations but expensive compared with other passports. Apparently the second most expensive in the world. My last Bangkok renewal took just under 2 weeks so the 6 weeks is the embassy being super conservative.
  4. Currently have a non immigrant O extension based on marriage to a Thai in my Aussie passport, My passport expires late November 2024 and I am due for an extension in August 2024. Thinking about getting a new passport in May. Do I have to get the current extension transferred into the new passport immediately or can I have it done when I do my next extension in August? Thanks for any advice.
  5. Thank you for the great advice. A retiree told me that one needs to have one's name on a Tabian Baan in order to be eligible for the above. I am married but do not think this is necessary.
  6. I have been told that foreigners working in Thailand can continue using the Thai government health insurance system after retirement, other's tell me that this is no longer possible. Can anyone enlighten me on this, and, if it is possible, what are the limitations and requirements. Thanks in advance.
  7. There was a building on the land and it was pulled down.
  8. Purchased some land 1 year ago and built a house. All permits etc. obtained and all in Thai wife's name. She has been paying "emergency electricity" charges since then which are on average 4 to 5 times more than the usual metered charge. The local government office tells us the meter provided to one of the previous owners has been "taken" and we must search for it. Was wondering if anyone has some experience or advice regarding the above. Is it not the power company's responsibility to provide a meter? Any advice appreciated.

  12. Does anyone know if the Chanote certificate for land ownership is lost or destroyed, is it easily replaced or not so?
  13. Bangkok hospital, Bumrungrad etc are boutique hospitals with huge overheads hence the inflated prices. There are small clinics that offer the same quality but at a much lower cost.
  14. I need a lot of work done. Root canals, fillings and some cosmetic work. Any recommendations on an affordable clinic? (not Bangkok hospital or Samitivej). Thanks in advance.
  15. Married to a Thai, looking to aquire some land in Isaan and build a house. I am looking for any advice regarding the pros and cons of Superficies and Usufructs. Basically I would like to have some right to the building on the land if possible. I imagine the legal fees involved in setting the above up may be high. Wonder if anyone has first hand experience. Thanks for any advice.

  19. Foreigner married to a Thai,looking to buy land in Isaan. I know foreigners cannot own land in Thailand however need some advice as to the best way to go about it. Can the foreigner have any control/ownership rights/rights in regard to selling the piece of purchased land? Any advice greatly appreciated.
  20. Not sure if the correct forum but, can one transfer a largish amount of money from abroad to a Thai bank account without any restrictions, headaches etc? (When I say largish I mean around 80k USD).
  21. I have had a work permit working as a teacher in Thailand for the past 6 years. Does the labour department in Thailand stop issuing work permits to foreigners after a certain age? i.e 55 or 60 years old?
