  1. I am going to CW this week to get a new stamp for 1 year extension (marriage). I did all the paperwork and got the "Under Consideration" stamp 3 weeks ago. Do I need to take anything other than my passport? For example, do I need updated bank book copies? And in terms of queues, would I be in the same queue as 3 weeks ago when they checked all the paperwork? Many thanks ...
  2. Just been reading about the EOS. My current EOS expires on 9 October ie. in less than a month. Does that mean I'm too late to apply for a new EOS?
  3. My wife has just tried to do a TM30 online and it seems to register the address, she needs to be the owner or house master (can't do it as the possessor). To do a TM30, does she need to do it at CW? Any problems with doing it just before the appointment for the EOS?

  5. So my wife can do a TM30 for me for the condo she's renting (that I'm staying at)? They gave me a hard time doing EOS last year at CW even though I *was* on a lease. Asked for the landlord's chanote. One of the reasons I didn't want to do EOS this year.
  6. I'm approaching the end of my Non-Imm O marriage EOS (from CW). I have enough funds in the bank but may name's not on any Tabien Baan or rental agreement at the moment (just staying at my wife's rented condo, but I'm not on the agreement). So I'm not going to do another 1-year EOS. I was thinking about getting a 1 year ME Non-Imm O marriage visa at Savannakhet, but I 'm not sure whether a copy of my wife's Tabien Baan is enough, or whether I need to be on a Tabien Baan or a rental agreement myself. Is the 1 year ME Non-Imm O marriage an option? Or am I faced with the following (in the short term): - Re-enter on visa-free, then extend (30 days?) - Get a SETV in another SEA country (60 + 30?) - Get a METV in another SEA country (60 + 30?)   7. OP again. Appreciate all the comments. Yes, the purchase covers both land and house. It's a Usufruct apparently. I assume that's no problem so long as the occupier attends the Transfer at the Land Office in person and agrees to their removal from the Chanote. I will be getting a lawyer, regardless.
  8. We are looking to buy a house in a moo ban. The agent says that the name on the chanote (ie. the owner of the land) is Thai, but that the chanote also specifies ownership of the house on the land - this being owned by a foreigner. Nothing is owned by a company, apparently. The agent says that on transfer, 3 parties would need to be present ie. the Thai land owner, the foreign house owner and the buyer (NB. buyer is Thai). Is this relatively "safe" and straightforward vs. say, just buying from a Thai who owns both land and house? Thinking I may need to use a lawyer whereas I wouldn't bother if it was just a Thai name on the chanote... Many thanks
  9. I am on my first 1 year extension of stay based on marriage. Got this at CW. I have not done my first 90 day report yet - this was initially due mid-December, but as I left Thailand and re-entered, this is now due end of January. I want to get a Certificate of Residence (so I can get a Thai driving licence). Will CW issue this to me now, regardless of whether I have needed to do any 90 day reports? Or do I need to wait and ask for it when I do my first 90 day report? Thanks for your advice
  10. I am on my first extension of stay based on marriage. When the extension of stay was granted, they stapled a slip into my passport saying I had to do my first 90 day report on 17 Dec 22. Later, I went abroad for a few days (using a re-entry permit), and re-entered Thailand on 1 Nov 22. I realise that under normal circumstances, my next 90 day report would be due 90 days after my re-entry date ie. 30 Jan 23 (or possibly 89 days after the re-entry ie. 29 Jan 23). My question is, is there any difference in the rules when this is a *first* 90 day report? Perhaps a first 90 day report needs to be done 90 days after the EOS is granted, regardless? Many thanks
