  2. Hello everyone, I've obtained a 3 months Non O visa based on my thai child. Note that i am married with my thai wife but my visa has been made as a father of a thai child and not as a husband. Soon, i am going to apply for the one year extension which is normally easier to obtain. I am reasonably confident of getting it knowing that i have all the asked requirements. Now, my question is the following: I kept 400K THB in my thai bank since now about 5 months (2 months before my initial apply for the 3 month Non O visa) and almost 3 months more since i've obtained it. I have income every month to live here (i remind that my visa is child support, not based on monthly income) but not enough to buy devices for about 100K which i need. I've read in a recent post that after obtaining my one year extension i would need to "maintained for the under consideration period." What that mean exactly, i am not sure of this meaning. I've read also that i have to maintain at list 200K all the year (not a problem) so, if i have my one year extension, can i use 100K right now or do i have to wait 2 ou 3 months after i got it or do i have to permanently keep it at, at least 400K all the year (That would mean that i cnever can touch it) ?   4. Hello everyone, I have been to immigration and got the document which listing the required papers to apply to a non-O. In the section regarding the house, they wrote: - Copy of landlord's ID card - Copy of the landlord's household registration So, my real estate agent has these 2 documents and is ready to give it to me. The problem is that last time in another topic, Ubonjoe told me to provide these documents signed by owner. When i made the rental agreement, it has been signed by the representative of the owner of the house (the real estate agent) because the owner is not in Thailand. the lease agreement has been signed by the agent like this: -------------------------------------------------------------- Lessor Mr "Name owner real estate company" (on behalf of Mr "Name of the owner of the house)" -------------------------------------------------------------- To finish, in the document provided by the immigration they say that they need these ID card owner and household registry but the don't precised that these 2 documents have to be signed by owner. So: - Can i provide these 2 documents not signed - Can i provide these 2 documents signed by the agent (same as the lease agreement signed by agent like the lease agreement mentionned above) - Can i provide these 2 documents with a stamp of the real estate agency Many thanks for the help & nice day to all.

  6. Thank you for your opinion. I'm going to speak with them (the agency) but few years ago and as told prevouisly they didn't have the tabien baan. In fact, it is a big real estate agency so i don't believe they could be not correct, just i don't really know if the owner is outside thailand and lazy to go to the related administration to get the tabien baan or if the real estate company is lazy for any other reason? I used their services for several years without problem and i can't bealieve that they are not correct I've paid already the deposit (to book the house) but hope they could give me the required documents... I am a bit lost.

  8. To @ubonjoe and to all, Please, is a real estate agency must have the copy of the house book registry and the copy of the owner' ID card of the house to rent it to a foreigner? I guess that a real estate agency knows that when they rent a house to a foreigner he may needs these papers. What do you think? Thank you.

  10. Good morning @ubonjoe, As usual, thank you very much for your answer and your expertise. Going to check this possibility but not easy. To be clear, the owner of the house is not in is born country and not in Thailand and last time, the manager of the real eastate agency has to give is own tabien baan and his ID card. The immigration has accepted the documents maybe because i've used also a visa agent (i paid for it). Now, i would like to try to avoid a visa agent which cost a certain price... And i am not optimistic ????
  11. Hi everyone, I planne to come back soon with a visa exempt. My goal is to apply for a non-O once i will be in thailand. Problem, i've read that when you rent a house, you need to show a copy of the tabien baan of the owner of the house? The real estate company told me that the tabien baan is not easy to get because the owner is abroad and they don't know when he will be back. The renting contract with the real estate company is not enough? Is it mandatory? I am a bit worry because i have the required money on my thai bank account, i am married, i have a son (which is mine with thai nationality of course) I've already rented the house and my apply could be rejected because of the tabien baan? I know that it is possible to obtain it with a visa agency but it cast about 25.000 thb and it is a pity because i have the money. So, could you help / give opinion regarding my problem. Thank you.
  12. @tomazbodner thank you very much for the precisions. My intention was to insure it for the transportation and as told previously, the item in its flight case is 96 cm x 59 cm x 23 cm so, very big. I can't take with me as a cabin luggage. Agree with you, it is not a luxury item but if never i have to pay 30K or more, it is not interesting for me. better to sell it in france. A bit disappointed though.
