There's no need to come at me with attitude. I'm doing no such thing. Read my original post; I was trying to determine if this was a new requirement, or if it was normal. I've also stated that I'm getting pushback from the letting agent in supplying the Tabien Baan. How is that me being difficult? I'm doing all that is within my power, but some things I do not control. If I'm not going to be able to get the extension done on my own with the documentation available to me, then the sooner I know; the better, so that I have time to employ an agent before expiry.

Yes, the TM30 was the A4 document. I didn't have a copy of the lease, though I will take one next time.

Just as a quick FYI (as stated by my rental agent); apparently when filing a TM30, the property owner needs to file the Tabien Baan and title deed with it. However it's typically only the TM30 that is provided to the tenant. So immigration do have access to the Tabien Baan without the visa applicant supplying it.

But this is for extension based on marriage; correct? I'm extending based on retirement. I don't need to prove I'm living with a Thai spouse.

Yes. 800k from before last extension, maintained for at least 3 months after extension and topped up over two months before renewal due with balance never dropping to 400k. All this proven with bank statements and bank passbook. I rent my condo through a letting agent, and they seem very hesitant to provide the Tabien Baan, and said they don't do it for anyone else. This is what leads me to believe that it's either a new requirement, or I'm being pushed to use an agent.

Sometimes people use an agent just so that they don't need to navigate the process themselves. My last extension was getting close to due because i wasn't aware of the waiting time for getting bank statements and I didn't want the risk of being refused then having to leave the country at short notice. Please don't imply that I'm trying to do something shonky just because I've chosen to use agents whilst I gain familiarity and confidence with the system before doing it myself.

I had a printout of the TM30 with my documentation, and I pointed this out, so I don't believe there could have been confusion. I was legit my last extension, but used an agent because it was easier. my original visa and last 2 extensions were at Husa Hin. Now I live in Bangkok. I'd prefer to do it myself. I follow all the rules and do the right thing. I feel like I'm being pushed into not taking that route, and that honesty doesn't pay.

Yesterday I went to Wattana to do a 1 year extension on my non-immigrant-o visa based on retirement. It will be my 3rd extension. The orginal application and first two extensions, I used an agent. This time I'm trying to do it myself. I've seasoned 800k in the bank using the 3-2 rule, got the bank statement, bank letter, up to date passbook, TM30, completed TM7, and signed copies of my passport pages, bank passbook pages, and last 90 day reporting receipt. I thought I had everything I needed. How wrong I was. I was told that I need 2 years bank statements and a Tabien Baan. My understanding was that a Tabien Baan was only required for extension based on marriage. I never needed this when using an agent, and I've never heard anyone say that it required, nor the 2 years of bank statements. Is this a new requirement, or am I being screwed in order to force me to use an agent so they get paid?

I've had to go to immigration and report in person today. After over a week, the online finally came back, but as rejected. No explanation as to why. No way to appeal or ask what they need; just "Nope. We're not doing it". Exactly the same information was used when reporting in person where it was accepted. All in all, looks like online reporting is broken.

Unfortunately, waiting is not an option. There's a window within which the report must be made. It seems there's nothing more that I can do online, and I will now need to go and report in person.

Logging in, I can see the TM47 that I've lodged. It's still saying "pending", but I do have an email with the subject; [TM.47] (PASSPORT NO : XXXXXXXXX) FORM FOR ALIEN TO NOTIFY OF STAYING LONGER THAN 90 DAYS RECEIVED, and in the body it says; "We have received your information successfully, you can find your information below.". There's a reference number and some other info included and an attachment with the completed TM47. Is this maybe all I need to do? It reads very much like an acknowledgement of me having reported.

I don't think this online reporting is working. I did an application a week ago. I've been logging in and checking several times a day, and it just sits there as pending. I looks like it's not even monotored by immigration.

The tourist visa application was eventually approved, but it was too late as I was already in the country. I've had an agent apply for a non-O in country and this will then be extended for 12 months giving me a total of 15 months. Had I known that I would be able to get another visa waiver entry and convert from that to a non-O, I wouldn't have bothered with the tourist visa application; not to mention purchasing flights, pestering the owner of my accommodation for an invitation letter etc. My advice to others would be to check in the country in which you propose to apply for your visa if they use the online application; if so, don't bother. It would seem that some embassies are still using the in-person process.

Well, it's been two weeks and still no sign of the visa. It's not possible to speak to anyone and emails aren't responded to. I certainly can't recommend applying for a visa from any country that is using this new system (it seems some countries such as Lao are still doing visa applications in person; at least according to their website). I couldn't sit in limbo waiting (not to mention the cost of pushing flights), so I took the chance of just flying in and was stamped in on a visa waiver (third one this calendar year). So now I've got the next task of getting a non-immigrant O from within the country. Not sure how that's going to go without a valid visa to convert to. In the event that the visa I applied for finally comes through, I guess I have the option of doing a run to a neighbouring country and coming back in on the new visa, and then converting that to the non-immigrant O.

Was due to fly in tomorrow with a shiny new SETV, but have pushed my flights by a couple of days to give it a big longer to come through. If it doesn't, I might just have to take the flight and hope that the visa is approved by the time I get to BBK, or that I can get another visa waiver entry.
