  1. It is not the quality of food only, also their arrogant service lacks organisation. Flew in from Europe a few days ago. Appetizer drinks came AFTER dinner was served. We got crackers only before the meal. A second bread roll together with the meal was not allowed and the second serve for this came on the other side only and serving 5 rows only. Purser gave up and started talking for minutes with the other stewards. Ignoring all passengers. Second round for the bread came AFTER all passengers finished eating. Amazing how this service sucks, over and over again. We fly long haul on Thai 5 times a year at least and over the last 10 years. Never ever got a "normal" meal without having something missing/wrong or being "smooth as silk". Yes, Eva is better as well as Qatar is and even British Airways / Lufthansa. However, Thai flies us easily between Europe and Chiang Mai.

  2. You all talking wine..... Pity, but those brands are selling "Fruit-wines". Has nothing to do with real wine. One can not label it wine in the western world. It becomes hard to find a real wine in Thailand, perhaps Jacobs Creek will last the longest.

PS.: Chili is NOT one of the leading countries exporting QUALITY wines. Chili wines are cheaper and Chili is indeed a big exporter, hence quality lags far behind quality wines from France, Spain , Australia, New Zealand, US.....

  3. One day we rented out to a German guy who, as he told us, was working for a major German Company. A year contract with a one month deposit. After three months my wife called the police to assist as only the first month had been paid. He had a big mouth too and spoke very bad about us to other residents. While the policeman was inside the condo, he took a knife and destroyed completely a 4 month old sofa set. The renovation, starting from scratch, had been finished just 4 months before. Everything new and a fantastic modern unit.  Final costs to replace / repair the tenant damages was about 60.000 Baht. Two months unpaid rent was 24.000 Baht. Total 84.000 less 12.000 deposit makes 72.000. Thank you HiSo German.

I've always said that if you could send the Thais to the Philippines, and bring the Filipinos to Thailand, then Thailand would be perfect. ;-)

PI cities are poop holes. You couldn't pay me to live there. But the people are much friendlier and welcoming than most Thais. Filipinos, while still incredibly proud people, are not crippled with xenophobia.

Dcnx, when something bad/strange happens involving a Thai,  I tell my Thai wife exactly the same to angry her. She doesn't like it and is quiet for a few days haha. Yes, I find it to be true about the Filipinos and Thai. It would be close to paradise.

Exactly.  Now, admittedly, while the vast majority of real estate and condo sales proceed without any problem, it's the unlucky buyer that sometimes find out that there is an underlying mortgage or another owner or whatever (all of which are superior to the interest the buyer is purchasing).  If somebody wants to risk 1-5+ million baht that they won't be the unlucky one, that's their gamble while some others don't like to gamble with that amount of money.

Calling all lawyers bloodsuckers is a childish inaccuracy even though MadMac, I'm guessing, is basing his opinion on his extensive personal experience with lawyers.

Come on CMbob....... no money to buy a condo, so just post some nonsense?

First: One doesn't need a lawyer at all for real estate transactions in Thailand. It is a waist of time, energy and money.

Second: The Thai Land Office acts as an Escrow Agent and as a Title Insurance Company. If any mortgages or other liens /claims on the property one CANNOT sell / buy. Simple. The property is 100 % clean when transferred by the Thai Land Office to your name and when one holds the Title Deed (Chanote and within minutes).

Do I now forward you the bill a lawyer would invite you to pay?

  6. Haha Khun Bark,

    Sorry:

quote - You have no idea, what you are talking about.

Really, YOU have no idea at all.

quote - The banks, only care about getting the house sold.

Thai banks do NOT care about getting the house sold. Their properties are often priced higher than the market price.

quote - Have you ever seen a house that has been vacate for 2 years ?

I can show you hundreds of houses being vacant for 20 years.

    Dream sweet.

  7. Dear OP, I presume you're talking about a condo building/complex and not a condo unit itself. We're all different and have different priorities. Me, I could not live in a small expensive box, even in a rather nice building. I consider North 8 being that. Was there once as a Thai lady owner wanted to rent out quick. She bought with the sales promises that the rental income would cover almost her monthly installments. Of course not as she realized soon after she signed the contract. Yes, her condo offered everything: 1 bedroom, 1 bathroom, kitchen, living, all in a +/- 40 sqm box !!!!!! My goodness. She paid almost 4M Baht for it and wanted rental income between 25.000 and 30.000 Baht a month........... It might be nice but too far out of town, too isolated and too expensive.

Myself, I need views, air, space and within the city to live good. I have that. Might not be voted as the "nicest condo to live in Chiang Mai" but I don't care. The building is less important to me. The "inside" of where I stay is much more important; I do not see the outside of the building complex being at "home" in one of my rooms. In my humble opinion; I live in perhaps the "nicest condo unit to live in in Chiang Mai". It is light, bright, modern, big, fully equipped, two bedrooms two bathrooms, very quiet, very private and with amazing views. All at very short distance to the "Old city", Night Bazar, 5 star hotels etc. At a fraction of the price of the "newer" buildings. "Newer" buildings getting old very quick here. I have friends with different ideas so they bought those expensive boxes and are not happy with it. Always complain about how bad the construction is and so on. I do not have complaints about my building: very strong and solid and no, I do NOT hear any of my neighbors. I hear different stories from my friends. On top, my condo building is not that bad at all but again, not my priority.

You see OP, difficult to find that "nicest condo" as we are all different with different expectations, ideas, budget and ego. Good luck with your search.

  8. Hi,

I have a one year Retirement Visa from a European country. Have to leave Thailand every 90 days.

I would like to go to Mae Sai (Tachilek) for the day from Chiang Mai. My question:

Do I have to enter Myanmar or can I get the Thai enter-the-country stamp straight after the left-the-country stamp on the Thai side?

Reason; don't like to go to the market over the bridge again.

    Thank you for informing.

I do not understand why anyone wants to live in an undersized 'size 5 shoe-box'. In that living room (post #39) I cannot stretch my legs !!!!

Expensive, no view and not able to open a window coz fumes and noise.

This is my own unrestricted view from INSIDE my condo (not balcony), even on a "bad weather' day. 320 degrees around, over West, North, East, South. 100 % private and very quiet. All windows open all time.

I can see the airport , have no noise of it. I can see all 5 major shopping malls. All mountains, Doi Suthep etc.

The other pic is just a part of my living room: easily fits 2 x 3 seater sofa and 2 single seater....

Sales price is only slightly higher than the 46 sqm box and mine is 3 times larger. Well well well, am I happy.

  10. MaeJoMTb are you a troll?

Not one Thai bank will give a "farang" money to buy a condo, not even one satang. So you do need the cash.

If you get some money from the bank for whatever reason, you in particular do not have to pay it back anymore? Most people pay the principal and interest on a regular basis even if they fail to spent it wise. Which bank you are working with that takes over my risks? Introduce me with the manager please.

Poster sounds like everyone needs to rush to Chiang Mai and buy a condo... then rent it out for profit.

I bet there are tons of empties...and only a few condo owners get positive gains...over and above their mortgages, condo fees, maintenance and management costs.

    Here's your first mistake.
If you need a mortgage, to buy in Thailand.
Do not buy in Thailand. smile.png
How many foreign condo owners in CM do you think got out a mortgage to buy one? cheesy.gif

Thailand is an unstable totalitarian regime.
Thai women are a bad long term risk (if you want a house).

Why risk my money when I can risk the banks money?
You'd have to be daft to use your own money.
  11. Thanks to individuals like "Chiengmaijoe" this "scam" can continue.

Thanks to individuals like "ianf" it might reduce, even stop.

Whether it is 30, 300, 3.000 or 3 million......people lose money by fraudulent activities of others.

I by myself got foreign currecy exchanged with the mobile banking van near Night Bazar 3 times. On EVERY occasion and counting the notes when he handed them over, I got shorted by 1.000 or 2.000 Baht. EVERY TIME by the same man. Looking at him, he then handed over the "missing" notes with a big smile. Now, how many money makes that for him over the years?

The amount of money is completely irrelevant, it is the action and behavior that is condemnable.

It is a bit as: the food was poisened just a bit, I got very sick 2 days only so, just accept it. If it were 3 days, however, I would complain.........

PS.: the OP doesn't look stupid at all by telling this, others defending bad behavior might.
