  1. The balcony is not common area. Owner looks after their own railing. By law there has to be a juristic management and a committee.
  2. From my experience our Condo managed by the developer has been a monumental disaster. No proper maintenance or accounting or accountability. Thankfully we finally got rid if them, unfortunately no money left in the Juristic account but progress is,being made.
  3. Exactly our situation. Years if corrupt JPM who happened to also be the developer and owned units. Finally got them out, now they're trying to sell units but can't prove they paid common area fees so no debt free certificate. New JPM is good but no financial records from the past so up to the seller to prove they paid.
  4. Is the Juristic Management Company owned by the developer who retains control to manipulate the funds? The Committee should be all over this and removing the JM if they're breaking rules and worse. Unless of course the Committee is also loaded with their own people.
  5. For the 12 month retirement extension to your Non O via you need 800k to be there 2 months before applying. Once approved you cannot touch it for 3 months. After 3 months you can use some of it. DO NOT let it go below 400k. You must get it back to 800k again 2 months before renewing the retirement extension.
  6. Can i chat to you about a similar issue I have with the Juristic?
