You become a statutory heir just like the rest of her family and court will distribute according to law if there is no will.
Section 1629. There are only six classes of statutory heir;and subject to the provisions of Section1630 paragraph 2, each class is entitled to inherit in the following order:1) descendants;2) parents;3) brothers and sisters of full blood;4) brothers and sisters of half blood;5) grandparents;6) uncles and aunts.The surviving spouse is also a statutory heir, subject to the special provisions of Section 1635.Section 1635. The surviving spouse is entitled to the inheritance of the deceased in the class and according to the division as hereunder provided:(1) if there is an heir according to Section 1629 (1) surviving or having representatives as the case may be, such surviving spouse is entitled to the same share as an heir in the degree of children;(2) if there is an heir according to Section 1629 (3) and such heir is surviving or has representatives, or if in default of an heir according to Section 1629 (1), there is an heir according to Section 1629 (2) as the case may be, such surviving spouse is entitled to one half of the inheritance;(3) if there is an heir according to Section 1629 (4) or (6) and such heir is surviving or has representatives, or if there is an heir accordin g to Section 1629 (5) as the case may be, such surviving spouse is entitled to two-thirds of the inheritance;(4) if there is no heir as specified in Section 1629, such surviving spouse is entitled to the whole inheritance.I strongly suggest wife and you make wills so both of you decide who gets what in case of death not the court.If you inherit the house and land then you will have 1 year to sell or transfer into Thai name.
If you desire to live in house/land then get a usufruct before her death and no matter who inherits house/land you still control the property even though you don't own.

I once owned a car that had same problem and replacing fuel pump was the fix. Seemed to happen more often on hot days and required letting it sit for 10-15 minutes before it would restart.

The design of the the network currently installed does not allow control of just one condo but we've been lucky with no major problems over the years I have lived here. I would love to see new dual WAN 1 ghz router and new managed switches to replace all the hardware but not easy to make happen in condo building.

Thanks for comment on load balance issues which I will continue to research.
Pfsense would be an option but that would be down the road not anytime since we do not have anyone on staff that is a qualified IT person.

We currently have 2 fiber internet 50/25 Mbps lines connected to Linksys RV082 Dual Wan router configured for load balancing and 8 switch outputs configured for 8 different VLAN's. Each router switch output goes to a different building floor and connects to 1 Gbps switch. The switch on each floor then feeds 8 condo's on that floor. All the cables are CAT 5e. I would like to see 1 Gbps router installed but not likely going to happen.
A couple checks at different condo's in the building show around 85/50 Mbps. I understand you will not see 100/50 Mbps because NAT, other processing and users take away some of the bandwidth. Speed test were conducted during low building use time period.
The specs on the RV 82 router says NAT throughput is 200 Mbps. The WAN and switch ports rates are 10/100 Mbps. I assume you can still run router in load balancing with 100 Mbps on inputs.
If the building increases the 2 internet connections to 100/50 Mbps I suspect each condo might actually see 100 Mbps download speed. I also suspect slowdowns will be less during high building usage because of increased internet bandwidth.
Will the max speed for each condo remain the same, increase or decrease if we double internet connection bandwidth?
Will each condo see fewer if any slowdowns if we double internet connection bandwidth?
Do you see any problem that might pop up if building doubles internet bandwidth using the current router?

Always do mine 6 months before it expires.I need to renew my US passport which expires in August. New rules state that after 1 July all renewed passports will be mailed rather than available for pickup at the embassy. How early can I process my application? I know that the embassy provides a letter to take to immigration to allow me to have my visa stamps transferred but if I get me new passport after my visa expiration is that a problem?
Basically I am asking if I can apply for a renewal one month in advance.

He would switch over to retirement visa and you and kid would obtain dependent visa. Should be no problem.

According to Condominium Act (Section 42) the first General Meeting should be scheduled by Manager within 6 months from registration date. The fact you have a chanote in your possession the building has been registered and all chanotes have been issued even thought most are still in developers name. If you have never had a general meeting then manager has violated the condo act.

Wilinusa it sounds like you are still in the US so why don't you just obtain the Non-Immigrant O-A visa before you leave the US. When you land in Thailand you get 1 year permission to stay stamp so you will have a whole year to understand the in/outs of applying for extension.

Made quick Bkk round trip run today and noticed they underestimated amount of south bound traffic that would exit at Rayong/Banglamung highway 36. Two lanes of traffic were backed up for over a km trying to take exit this morning (830am) and late afternoon it was even worse on my return (330pm). In the morning one south bound lane was clear two were backed up and in the afternoon even right lane was at a crawl for over km till parallel to toll gates.

Isn't there also a rental tax of 12.5% of annual rental value placed on property rented for commercial use. Property owner owes that tax because its rental income.

Unless corrected the rate is 12.5%. I strongly suggest you Google "property tax thailand rental" and start reading. If all else fails talk with property lawyer.

I guess you can continue searching for replacement for Krebs or try one of the software packages you can use online or download. I like TaxAct.
Another option If your income sources/finances are the same year to year then use your 2016 return as template and download forms from IRS form 2017 and complete yourself. Most returns are the same except for amount changes from one year to the next.

LM she had a SS number because lived and worked in US. We always filed joint tax return even when we moved to Thailand until her death.
Chaz the way I dealt with my case was contact the three institutions and explain the situation, including my plan for the accounts. I then asked what they required to make it happen. Schwab was the most demanding for paper work, perhaps because it was a brokerage account, while the other two were not.

If you don't already know IRS Form 706 will need to be completed and processed by the IRS before anything can be done with the financial accounts. The IRS will then issue a number of transfer certificates that allow distribution of asset to beneficiary. The IRS wants to make sure they get any taxes due before distribution.
I went through something similar when my Thai wife died after we retired to Thailand. She still had IRA in the US and we had two joint/survivor financial accounts that we maintained in the US. Because she was a non US citizen I was required to file Form 706-NA to obtain IRS transfer certificates before her name could be removed from two accounts and distribute IRA lump sum to me. Its took about 8 months from date of mailing before IRS completed processing and sent me certificates.

Never had a problem using BB NY.
When you fill out transfer request the name you write for receiving account should match name on actual account. If your bank is not following your instruction you need to have a talk with someone at your US bank.

I have the printer lopburi3 mentions above (Canon Pixma G2000) and highly recommend. I've already printed 3+ reams of paper and expect to print another 2 reams before I need to buy ink bottles to refill built in ink tanks.

I switch to desktop a few years ago but if I needed laptop again I would buy one of the Lenovo ThinkPad series again.
I've always buy Canon printers and I can highly recommend the Canon Pixma G series (G1000, G2000 or G3000). They have refillable ink tanks so you don't need to buy cartridges anymore. I currently have the G2000 and after printing 3+ reams of paper I still have enough ink for at least 2 more reams before I need to buy ink refill bottles.

I agree with KK on his response but the only way to know for sure is talk with bank to see if any time limit exist. I would be hesitant to borrow money knowing how Thailand is when it comes to getting correct answers unless you can get guarantee from Thai Bank first.
I found Bangkok Bank Silom main branch in Bangkok good to deal with when I bought my condo. They willing accepted copies of transfer orders for incoming transfers that went back 5-6 years to issue FET.
