  1. I just finished looking for a new place in Chiang Mai and thought I would provide a brief summary of my observations. People who live here will find nothing new, but it may be useful to people thinking of moving the Chiang Mai.

    I was in the market for a studio. There are currently lots of studio condos for rent with minimal kitchens in the 8,000 to 12,000 baht range. Most are along the river, which tends to flood during the rainy season, along Huay Kaew Road, Nimmanhemin Road, and Canal Road near CMU. Condos in or near the old city are very hard to find. These condos are usually 40 to 50 square meters, furnished and with a "kitchen", actually just a sink, refrigerator and cheap microwave in one corner. If you are willing to spend twice as much, around 18,000 to 20,000, you get a very nice corner unit with lots of windows and light, much nicer furniture, over 100 square meters, etc. In other words, twice the price gets you three times the condo. Apartments and smaller condos without kitchens are much cheaper, starting as low as 2000 baht a month for very basic rooms, but most farang will prefer those in the 5,000 baht range.

    The best deals are managed by people who don't like to pay for agents or advertising and are diffiult to find. If you are new to Chiang Mai I suggest renting through an agent for the first six months, until you know your way around. A search on "condo chiang mai" will find a number of agents, not all of whom keep their sites up to date.

    Not a lot of info here, but if I had known the above when I first arrived in Chiang Mai it would have saved me the time and trouble looking for the wrong things in the wrong places.

    Or was it a freudian slip from NINA SUEBSUKCHAROEN, yes NINA SUEBSUKCHAROEN who wrote the article?

    Purchased two rai land for house in Buriram transferred the money to Gf she placed a deposit of 50000 bhrt and remainder paid before end of March.

    When it came to transferring title they was a problem with getting land title from bank as the parcel of land was a small area of the total the seller had on the title. I have now been told that it will take another 2 months approx to sort out this problem and transfer the title for the two rai .

    My question is does my gf have to be in the country to get the title transferred to her name she says she may have to get it transferred to her mothers name temporally as she will not be in the country.

    why don't u give a trusted friend or your solicitor power of attorney to transfer the title to your GF?

  4. My question refers to a contract for a condo in Thailand that seems to be a bit dodgy. The main problem is that until the block is finished, there is no guarantee that the title will be in the foreign buyers name. On the day that the block is ready, the first 49% of the foreign buyers who immediately pay up and register their property get the title in their name – the rest have to either buy it through a company or transfer or sell it to a Thai as the law requires. The company says it is doing this to make sure they sell the condos. It also means the buyer has to pay up everything on that day instead of continuing with monthly payments for maybe another year.

    My question is this – I know it is unjust to unsuspecting foreigners who don’t necessarily live in Thailand and may not be able to make it over on the day of registration, but is this really LEGAL? I mean is it legal for the company to have that clause in the contract because they are in effect encouraging the sale of 100% of the units directly or indirectly to foreign buyers which I guess is against the spirit of the law. It is also not mentioned when the deposits are paid – only in the contract and it is not entirely clear what it means.

    In addition, can anyone recommend a good property lawyer based in Bangkok?
