Selling the house by transfer of the the thai companies director will cost about 5000 baht,lawyer /accountant can do this.
If you sell it to a thai person,then the lawyer has to prepare paperwork first,normally around 2 days,
The house can then be sold out from the company,
After which the thai co ltd should be closed.which can cost around 30.000 depending on the lawyer.
Also beware of taxes,(business taxes),
As many lawyers put the house in a company which is in too low a bracket for the price of the house to be held in,
My lawyer put my 7 million property in a 2 million baht company a few years back,when I sold the property out to a thai,I was faced with a tax bill of 800,000 thai baht on top of the price of closing the co ltd.because the business department saw this as a 5 million baht profit over 5 years that I owned the property...
Changing the director to a farang name is the cheapest and easiest way...

Udon Thani.aek panich is where they sell them.i bought one from there a few years back and brought it to Pattaya.
Price of new parts is not that expensive.a bit of googling will find them for you..

If you are traveling alone,the best way is to have your taxi driver go to your checki in desk and ask them to send a wheelchair operator to take care of you from the taxi drop off area,the operator will then take care of you the whole way to boarding..

One thing totally blows me away: if you feel sorry for being black,
that is your own business. My posts did not touch on the matter.
It always amazes me how overly sensitive blacks are to the mere
mention of their colour & race, as if it was some sort of taboo topic.
And to answer your question, a race to me has everything to do with
skin colour, bone structure, & other physical features common to a
group of people.
Finally, i'll tell you a fact right now, coz if i don't, chances are you will not
learn it on your own in 100 years:
IF ONE IS CHARITABLE TO ONE GIVEN PERSON AND UNCHARITABLE
TO ANOTHER, ONE IS NOT CHARITABLE BUT A HYPOCRITE.
This is why i never refer to myself or my actions as charitable.

What an insultive post,what the hell has the color of someone's skin got to do with it???Making communal gifts for total strangers who did not ask for them seems indeed
like a very odd thing to do.
I myself would have thought that you're either affection-starved or attention-starved.
Being black does not help.
All the same, you should have taken into account that there may be deep-rooted
differences between this country & yours, .... When the idea was still brewing in your head,
that was the time to talk it over with the Headmaster and at least with one of the physicians
in the hospital, prior to performing your 'charitable' deed, in order to assess its propriety
and avoid a faux pas.
Turning up with a bunch of toilet rolls in a hospital? What was your true motive?
To gain their affection? their sympathy? To make friends? To improve your reputation
in the community?
A sip of milk is not going to do anything to improve anyone's life.
And hospitals here certainly lack neither milk nor toilet rolls.
There are a million motives for a seemingly 'charitable' action, and most are of dubious
nature.
The main one is always the real thing. But the giver himself only knows it.
If genuine unadulterated love & compassion had prompted the deed, why
did you not send an anonymous closed envelop with a few thousand baht
via the Headmaster or another trusted person? And kept it a secret?
Instead you choose to shout your failed deed to the four winds (is it 4?).
If you had the cash to spare & the desire to help, you could have found out
who your most dispossessed pupils are, visited their homes accompanied
by their homeroom teachers, and offer their parents a donation towards
food or other household expenses.
Too much work?
Yup, certainly a great deal harder than dropping by the local grocer's for
a bit of milk.
It's so true what someone said: that 'the more something costs you, the more
the love that goes into it' ... & the more genuine the deed is, absolutely.
Your first duty, though, is towards the people next to you.
And gifts must be made within a context that makes sense socially and
culturally.
Had you taken the trouble to look into what the community most needs,
you would not doubt have discovered that a small donation of edibles
to the local temple would have been quite welcome, ... as a number of
posters here have already pointed out.
In truth, you acted rashly and selfishly, entirely overlooking people's
feelings.
Aimless giving achieves nothing, ... it may, as it did here, backfire, ... &
it is the result of a mere impulse that in nothing resembles authentic
self-sacrificing charity.
Not to worry, though.
It was a blunder, but not the end of the world.
There will be opportunity to atone, to display not impulsive blind generosity
but a deeper, authentic & more mature consideration of others.
Meanwhile, just smile, & laugh at yourself.
And if met with a smirk, say truthfully & humbly, "i am very ignorant. I've got
a lot to learn".

oftentimes they're avoided or rejected solely on account of their race.
So i naturally thought that the OP might be feeling lonely & at times frustrated
on account of the discrimination he's likely to be facing, and to compensate for it,
he tried to 'prove' that he deserves more credit.
I could have been wrong. He may be a Christian trying to secure entrance to
Heaven. He alone knows.

I wrote feeling the empathy & sympathy that comes from having had very similar
experiences & having made even worse blunders than he has.

Please don't try to make out malice where none was intended.
I have not watched a single TV programme or TV ad for 10 years now. My usage
of the language may hence be quite unlike mainstream posters. Whatever little i
may know of political correctness i flat out reject.
As for receiving gifts from brown-skinned Thais, or Thais of any colour for that
matter, or any person of good will anywhere, it does make me very happy.

I understand thai thought quite well thankyou.and I understand a kind deed is a kind deed and that was the opening posters intentions,thai farang or whatever nationality either likes your gift or not,it's there choice..Wether or not someone appreciates a gift you gave or not is not the point,the point is you gave with good intentions,be proud you have a good heart and stuff to what anyone else thinks....

who will start the small generator when he or his family want to flush a toilet in the middle of the night?How about an additional ground level spare tank,put the pump from the tanks to the house on a plug.buy a small generator and plug the pump into that when the powers off.The small generator won't be any good for hot water,but you'd still be able to pump cool water throughout the house at normal pressure until the electrics back on.
A much cheaper and easy option,the small generator could also be used for a couple of fans and a low wattage light or 2..
Nobody,a bucket of water or 2 will suffice if it's that important to flush a toilet in the middle of the night,

The steps into my pool are sandstone rendered,and the stone is becoming very loose now from the render.
Would anyone know of any product like a waterproof glue or resin that can be used to stop any more erosion??
Or would I be better draining the pool and possibly tiling over the steps area or trying to re render them??

I doubt you will find a chain saw for hire.the owners of these need a licence to own one,a small grinder you can buy for apx 900 baht,there is a website on google search advertising small tool rental...

The government office is located on the highway 36 road out of Pattaya.just before the regents international school on the opposite side you will be traveling from Pattaya direction.
Farang and thai price should be no different,fees are around 2000 baht to transfer a 90.000 baht car,best to go there to clarify exact amount,fees vary on the selling/buying price..if you intend to buy in farang name you will need a proof of residence paper from immigration at jomtien..

You need to fill in the form stating buying or selling new or second hand car, copy of household bill in your name or thai driving licence will be ok for prove your address.
No proof of residence paper required for insurance.
If buying brand new car the dealer will handle registration paperwork after you give them proof of residence from immigration..
If you sell second hand one to a dealer they will handle paperwork too..

Zinsano Atlantic is 6000 baht,available in big C homepro etc.has plenty of power,and quite durable..they sell cheaper more compact ones also.great for washing the underside of the car and under the bonnet/hood,but for the bodywork a good wash down with shampoo and a hosepipe is fine...

Some will give financé to non working farangs on non O visas/extensions,but normaly will not accept less than 50 percent down and a thai is needed as guarantor.
Toyota in Pattaya offered me this option last year...

Is it normal for the jets to throw a few seconds of dirty water back into the pool after I've vacuumed the pool and sometimes back washed ???? Or am I doing something wrong???

If you early in the morning,they may still have some,if not,they can order you some to arrive about 2 pm,
I did this many times,the first shop on the right as you turn into the market just after the gas station...
