  1. on beach road, about half way along, infront of K Bank there is a bloke there that rents scooters and had 3 or 4 PCX's - i asked how much for a month and he quoted 5,000B

    Having driven a Nouvo Excellence on numerous occasions and now the proud owner of a PCX for 2 weeks, my advice is:

    The PCX is sensational - the Nouvo by comparison is an outdated chicken chaser...

    You'd be absolutely bonkers to choose the Nouvo above the PCX....

    69,000 plus 1,000 on the road - 2 year theft insuerance 2,700 extra - absolute bargain, IMHO....

    You should transfer the approx amount always in english pounds. This willautomatically exchanged into THB or open an account at a Thai bank as for instance SCB, transfer in english pounds and the Thai bank will exchange into THB. The exchange rate will be much better.

    why not buy one and then change the seat into whatever colour that you like?

    might be a possibility but how to change the brown side covering?

    I know someone who bought there some time ago, think he said he paid around the 90k, but now prices have gone up.

    I think this property has been around for awhile in pre sales, so big chance for a price rise from the start till now.

    i was interested in the river but now i found out that the very best units are alreday sold out. thats a pitty.

  6. I have looked at 3 condo projects in Bangkok and would love to hear from some forum members as to their views on the projects.

    The 3 projects were the Millenium, Emporio, and the Met. All are Grade A complexes. Emporio is at the resale phase now, whereas the other 2 are at the initial selling phase. All of the 2 bedroom units we looked at are around 120 sq/m and between 10 + 13 million baht. All have terrific finishes and are in great locations. Have any members bought in any of the 3, or had a look at any of them? I'd love your views on any of them.

    My only concern was with the number of units, with both Met and Emporio having around 350 units and the Millenium having considerably more. Does this put a strain on the limited facilities like fitness centre, swimming pool, grounds etc? I mean that question with a view to renting the unit and just wondered if it is more preferable to look at complexes with less units? We looked at Hansar Ratchadamri, which only had around 170 units. It was great, but only Leasehold and the other 3 are Freehold. I now know that Freehold is the more preferred way to go.

    So far, have only spoken to CB Richard Ellis, who appear to be a very decent and reputable company, with locations all over the world. Does anyopne have an opinion of them and can you recommend other companies who do similar things in Bangkok? If we don't go with any of the units viewed so far, we can then contact other companies with a view to new projects.

    On that subject, are there new projects with a completion date of 2009 or later that we might possibly enquire about?

    We also looked at newly renovated units in Moon Tower, Casa Visa and Prestige Tower. They were also very nice, but I wondered if renting a renovated unit is more difficult that renting a new unit? If they were in similar locations, had similar fitouts and facilities, with the most modern finishes etc, would they rent for similar money? New units in good areas seem to attract between 800 - 1,000 baht per sq/m. Is that feasible with a newly renovated unit, or will it be considerably less?

  7. I was going to use the 30 year lease for the land and build a house. But thought that 30 years was much to short a time for as large an investment as a house is. Like johnnyk says every year the value of a lease goes down. :o Even if the additional 30 years is agreed on it dosen't mean anything until it is successfully re-registered with the land department.

    So I finally gave up the house idea and bought a condo. Which we own legally and are quite happy with. :D

    same me. i also would like to stay in a nic villa but 30 years is too short (you just sign 30 years and everything else is speculation) and even the very best construction of a thai company for freehold could be a bit risky i decided to purchase a condo on my own name.

  8. Now Pattaya's cleaned up its image and got rid of the dirty old sex tourists we have a new class of tourists as seen here.

    pattaya is much better as its image.

    phuket (my favourite in past) is much worse as its image.

  10. I can assure you that my Thai wife IS different. WHY you ask? Because I live in her house and my money only comes once a month. If she wants my money she has to keep me. :o

  11. They plan to recycle water within the building.

    It's almost a year since they originally announced that the project would get underway. Looks like it could be a while till it actually starts; and given their somewhat optimistic planned finishing times on their other projects, expect it will take more than the 5 years they are currently estimating.

    Meanwhile, those who have had to invest 80% of the purchase price of the units they have purchased will just have to wait to see the fruit of their substantial investment. Last time I asked, there are no penalties in their sales contracts for late completion.

    i cannot imagine anybody already paid 80%. i my contract i would have had to pay 20% deposit. i think this was same with the others. but you are right as i remember there are no penalties for late competition mentioned.
