    Second class citizen = Soi Dog, because they have more rights than a farang.

    you are too pesimistic. i could imagine in case you are really rich you could reach 2nd class

    would they stay the same or go higher?

    personally, i think the prices would skyrocket in places like phuket and the islands, the outer limits of bangkok, and rise everywhere else.

    for sure the prices would skyrocket, especially the beachfront- and seaview plots. actally you can buy beachfront for apporox 600 usd/sqm and seaview for 150 usd. this is by far not the end. i could imagine that the cream pieces could be trippled very easy.

    Ocean 1 Tower gets preliminary green light

    Passes localized referendum

    Local citizenry voiced their worries about public utilities in the community after the Ocean 1 Tower is completed.

    Despite concerns over utilities, safety and traffic, the 91-storey Ocean 1 Tower passed a localized referendum in Jomtien on October 1.

    People living or working within a 1 kilometer radius of the project were invited to vote after voicing their concerns and listening to answers from project managers and local government officials. Approximately 400 people turned up for the hearing and subsequent referendum.

    The hearing was also attended by representatives from the Office of Natural Resources, Environmental Policy and Planning, city councilors, representatives from 27 communities, and tourism entrepreneurs.

    One of the main concerns raised at the meeting was about water, or lack thereof. Environmental researcher Sitthichai Tantanasarit responded that the city's water resources would be enough to handle the 700-800 m3 of water the Ocean 1 Tower would use per day, as only half of this amount, 400 m3 of water, would need to come from the city supply. The other 400 m3 of Ocean 1 Tower's daily water needs would come from recycled sources.

    Sitthichai went on to say that project is being planned to stay within the law regarding it being the correct distance from the sea, and providing management against disasters. Also, because of the proposed building's height, the project will require a wind tunnel test.

    Chonburi Province officials have voiced concern about public utility problems, but Weera Sinto, GM of N.S. Consultant Co., Ltd., the advisor and designer of the environmental system for the construction project, said he will keep a close eye on progress to make sure all concerns are addressed properly, such as protection against fire, traffic, eradicating wastewater, public utilities, and scenery.

    A committee also will be set up with Pattaya City to check the project and control construction. Ocean 1 Tower officials have agreed to support a budget of 7 million baht for Pattaya City to develop and solve problems in the community around the project area, and they will set aside a free commerce area of 50 m2 for the community.

    Tawich Chaisawangwong, Pattaya City Council chairman, said that the Ocean 1 Tower project had been submitted to the Pattaya Council for discussion and approval. There had been some doubts about the effect on the environment and public utilities, but in his opinion, he believes this project will be good for the city's tourism image, and would create jobs and tax revenue for the local government.

    After all the talk was over, most of the local villagers agreed to proceed, as they hope to receive benefits and increase their daily income after the project starts.

    For the next step, project plans will be submitted to the Office of Natural Resources, Environmental Policy and Planning for consideration this October, and is expected that plans will be approved soon.

    Ocean 1 Tower will have 91 floors and be more than 305 meters high, with 611 rooms and a 2 story plaza. The project will take 4-5 years to complete.

    very interesting topic. i hope for pattaya and for the investors that it wil be built soon but frankly speaking i am still sceptical.

  4. Its a thin strip of land on the west side which runs from the beach to the road adjacent to np1 but its only about 25m wide. When I bought in Decemeber I quizzed the sales agent what it was for. They said dont worry its too narrow to build anything on. It was going to be for parking boats or jet skis etc.

    i am not sure whether i realy got it. but in case it is the part (street) from whitch you reach the show room right now this could also influence the view from b tower and the view from the h and k untis in a tower :o

    What exactly is your point here Brit? After you have posted the "clip", good or bad, what do you care how many views it gets? Are you on some kind of revenue-sharing plan, based on eyes-on?

    And why is my city the only beneficiary of news vigilantes?

    News is News 'bobbin'; there is no need to take offence at the reporting of 'bad news' in Pattaya. Hundreds of people on this forum have responded to news items I and others have posted. Information is essential. By learning what is going on in Pattaya we can be safer and confident in our lives here.

    I absolutely agree to libyas statement. I also would prefer just to get good news but bad news must be reported to make people more sensitive and careful.

  6. Just found out today that there will be a Northpoint 2 getting built on the thin strip of land adjacent to Northpooint point. Another 350 units are to be built. Not sure how this will impact on Northpoint which has 170 units in the South tower and 250 units in the north tower. My feeling is that we will be forced to share facilities like the beach front swimming pools access roads etc.

    Thats bad news. Would be unfair having to share anything because 420 units are already a lot and nobody was told when signing the contract. everybody expect just to share within these 420 units. i cannot imagine they will and can do this. also np2 buyers would be stupid to purchase in case they would have to share with us.

    we will see :o

    i was told that a few month ago they planned to sell approx. 100 units of b tower to a hotel but now it was cancelled. would also have been unfair for the buyers. in ase you send such a lot of money you dont want to share your property with hotel guests..............

    can you please explain the location of np2 more detailled? is it in the north or in the south of np1?

  7. <br />Went to the site a couple of days ago and took this photo with my camera. THe red box sections in the background are the tower crane. THe 2 large silos are for cement and the hopper is for aggreage to make concrete. You also have to rememeber the 40m deep piled foundations are already in for the north and south tower. All construction is being carried out by first class European contractors. The foundations are by Bauer (very good German outfit) and the superstructure by Bouyges (French, one of the biggest contractors in the world). YOu may not think there is much going on but all the preliminaries have to sorted being they start the superstructure. Theres the utilities like electricty and water supply, site drainage, welfare facities for the workers, materials have to be delivered. Being in the construction industry myself I would say construction is going ahead as planned. I also know from experience that the likes of Bauer and Bouyges dont come cheap, in fact they are very expensive, but you get what you pay for.<br />

    Don't use marble; it's fragile.

    Use granite instead, much harder. There are very beautiful types of granite as well.

    laopo is right. dont use marble. with granite you will be more satisfied.

  9. I realise all sales have taken a bit of a downturn lately but in general, is there a resale market for leases? If I build a house on the piece of land I have rented can I sell it in ten years? or if I had 20 years remaining on a lease now, would there be a buyer?

    I have also heard a few 'anti' comments about leasehold having loopholes. Just how safe am I from a dishonest landlord/freeholder?

    You can only sell what you have and this is a leasing contract which will loose worth year by year :o

  10. This is one aspect of Thai property development that I really cannot understand. It seems to be fairly common for banks financing developments to make their committment conditional on selling a certain number of units (often as much 30%). However, I cannot understand why anyone would agree buy from a developer who has not already got financing in place. I would never consider buying at least until building had started

    In case you wait until building had started the best units (or even all units) are all sold out. Thats the problem :o

  11. Recently i purchased an apartment in Northpoint Pattaya.

    Does anybody know something regarding the construction progress?

    watching the progress as i type as my condo faces the property - they laid a foundation last night for the south tower and are razing the trees on the property next door and have made a cement road parallel to the fence - laying drainage pipes there now - not much to see yet
