In the recent years the refugee from borders are returning back to their home. Even businesses from Hatyai are expanding down South to the red-zone. What does that tells you?
I'm an Asian expat. I have many friends from the down South. While some are uncomfortable with me being an expat, most are welcoming.
The tourism at the border area are increasing. The economics are developing. New generation of Muslims speaks Thai and less Malaysian/Islamic. In due time the community will improve.

Mosque isnt as dense as you think. There are Thai and Chinese temples along the way.
The red zones are still very pure, full of natural resources. The people hardly speak Thai (newer generation do). Most are very helpful. The bombing/terrorist area are the outer part of city. There's almost nothing going on in the city of Pattanai, Yala or Naratiwat.Some portion of the Muslims think and wish that they are Malaysian. if you try to visit the area, dont judge, just learn. If you are curious about their culture then go for it.

I'm sure as someone who lived in Hat Yai for over 8 years I'd be qualified to answer this question.
1) Dont rely on public transportation. It's limited. There are Win Bykes at certain areas, but not scattered enough. There is no UBER or GRAB BYKE (last I tried there are none.) Get yourself a byke, it's the best means for transportation.
Songkhla people drive at the same rate as Bangkok, albeit, slightly better. It's worse in Bangkok but Nakorn Sri Thammarat is much, much worse. (Referring to the driver's attitude.)2) Good condo cost about 5,000 baht. Normal Thai style dorm cost 3,000-4,000 baht. A single house rent cost 6,000-8,000 baht depending on the area. A 8,000 single house is very comfortable, 2 bedrooms, kitchen, garage, 2 or 3 bathrooms.
Good condo, ASEAN Condo or the High-class dorm "Neca" should be good for a single guy/woman living here.3) There's lots of PSU events, there are teachers and lecturers as well as English Facebook clubs setting up assembly every now and then, hey I've never got the chance to be in there but I am in the group.
Search for this group "English Corner - PSU (Hat Yai)"4) Avoid going out at night alone. There shouldnt be problem if you go as a group.
However, avoid going alone at night. I liked driving at night (12am-4am). I got mugged at 2am in the center of the city. They were teens driving bykes around the Hatyai Municipal but probably because my wife was with her bag clearly visible.
Other than that, hat yai is very safe. I'd still drive outside at night and see the sleeping city, though with a much more awareness around.5) There are different areas for food in Hatyai. If you want Muslim food go to Hat Yai Nai, it's the Muslim community with some good Mus;im foods.

Extra: It takes 30-45 min drive from Hatyai to Songkhla. The food in Songkla beach is 2 times cheaper compared to tourist trap areas, Lipe, Phuket, Pattayam etc.
The sea is well, not as clean as Lipe though.
Get yourself an AIS 3G-4G SImcard and they cover the entire SOngkhla area quite good. I was surprised when my 3G-4G was faster than the lame TRUE CORP internet.---------
PSU pool is open for a fee, it's much expensive compared to other pools unless you are a PSU Student/Staff.
I'd recommend going to Songkhla at 8-9am, there's a market every Sunday. Vendors sells at every places, especially old statues, relics, etc. Pretty fascinating for me.
Songkhla-Hatyai is much, much cheaper to live compared to other part of Thailand.

Hey I never know we had many expats living in Hatyai/Songkhla :) Almost all of my buddies went back to their home country ever since the previous visa issue.

Aussie: Threatened the Thai with a machete, rammed him with his car. His daughter was on board. Seek cover from a Thai police.
Thai Man: Got threatened, car damaged, rammed, so he punched him when the Aussie was feigning innocence. His wife was on board when he got rammed.
Thai Wife: She stopped her husband when he assaulted the Aussie, she deserved the medal.
Police: Confused. Loss. Mai kao jai. Additional 2s stun when the Aussie got punched. Refused to lock the Thai man down. ??
Aussie Daughter: Said that her father is innocent. The kid was very active. I wonder whether she was on board when the machete attack happened.
Thai Media: Confused and rad only the headline, doesnt judge the Thai guy.
Thai Visa: Biased and judgemental, blames it on the Thai guy.

I am not sure how many parents can afford to deposit 20,000 ??
Why not closing some roads between 11PM-1AM for young men and women join racing ?
Police and Army can make rules, ambulance service and help them to be good kids rather than restricting them ?
There not much social activity for kids due to lack of public space, and public parks makes them feel lonely and try to spend their energy on either computer games and racing. Sad indeed.....
I dont know how much you know about street race. But one of the thrill is to avoid getting caught.
Second, those girls are usually exchanged as "gift" to the winner. You know what the winner do with the girls.
Should a teenager really be out on the street on 11pm-3am ?
Would it be better to race in the afternoon? Clearer view, safer, etc. ? That's not what the kids wants, they want to get accepted in their community, this is one way to get them. The winner takes the byke, and the girls, free sex, etc. Money.
Some of these kids are willing to steal or rob other people just to upgrade their bike with a louder sound.
Legal bike track exist, but that suits only for those who are truly interested in speed racing. Racing is one thing, getting accepted is one thing, these kids wants to get accepted, and has nothing better to do than going out at night with a bunch of friends, proving to his friends how "manly" he is, and win the race.
Having worked with some of these kids I can see how neglected they are. Thai culture now has the parents to be financially responsible for their kids only, the teaching goes to the tutor, teacher. Most technical students doesnt get a proper study due to the toxic environment they are in. I have taught in a few technical college for those under 18 and God... I cant begin to say how different they are from the normal schools. This is a serious issue, rotten to the core.

General foreigners keep forgetting that this is Thailand. Those with authority will resort to bullet and when that happens, you'll realize that this is indeed Thailand.

SCB has strict policy that a branch must reach certain amount of target every month. The staff in each branch must get certain number of life insurance as well.
Just because they ask you for money doesnt mean SCB are having hard time. They are number 1 most profitable bank based on their annual net profit.Their staff are well paid if they can reach the target, but there are some who couldnt meet their quota and forced to "pay" for SCB product themselves to compensate for the missing quote. Now you see why SCB is one of the most profitable banks out there.

How do you book the Air Asia mini van - if you book a flight on the internet - is there provision in the on-line booking or do you call (if so can you provide the contact number)
I live in the Ambassador City area - would you know if the Air Asia van will pick up and drop off ? Cost ?

When you arrive at Utapao, after stepping out of the baggage collection area, you will be greeted for a few counters offering vans and private taxis to Pattaya. The counter on the extreme left away from the exit door is the AirAsia van. They will give you a name card with the telephone number for you to call them on your return trip.
They will pick you up at Ambassador City. It's clearly on the way to Sattahip, so I don't see any problem. Fare will remain the same at 250 baht.
The contact number for AirAsia - 08-1578-2991. Call them, and if it doesn't work, come back to me again. I will give you the direct number of the boss.

The indoor market by the clock tower on Thanon Phetkasem is called the 'Plaza' and is indeed very popular with Malaysians, including large size Indian families, so you might find what you want there.
But as said you need to haggle.
All shops in clock tower are very tricky.
I have worked in the area for like 3 years and I still dont get used to them.
You have to be very patient to haggle them down to over half of their price, and since Malaysians are also trying to get large discounts, these vendors knows how to handle people who likes to haggle.
Unless you are lucky to find a kind seller or unless you know how much they really worth for, avoid the place.

Sorry for the double post.
Since I dont know your situation, I'm just going to recommend you to go to your lawyer.
If it is verbal agreement, she can one day take her word back and drag the case to the court. It'll be lengthy case.
Make sure the lawyer set up a secure agreement as secure as possible, payment to your ex will be done under the observation of the lawyer, of course, you will need to pay a certain % to the lawyer as comission.Also, "She also wants an "additional agreement" that I must pay her cash sums if I remarry and/or have more kids later" is ridiculous, once divorced, she have completely no control over you, so I think she just wants to extort money from you. I think you both should get an "agreement" on how much to pay to your ex.
The additiona agreement will never be legally enforced, no law state such thing.
From my point of view, its just a trick to earn more money. Its up to you to negotiate how much she wants.-

Now to secure the right to take care of the children is tricky, usually you must talk with your ex wife first and see how she agreed.
If she agrees to do what you want without complain and you feel ok with verbal agreement, then go to step 1)
Now if your ex agrees with what you want but you still want written arguement, go to a trusted lawyer, have him write an agreement in English and Thai, or if the lawyer is incapable if writing in English, then have the lawyer write an agreement in Thai and you take it to translate. I think your lawyer will take care at this point and you can go to step 1) again.
Whatever you do, you will always end with step 1)

PS: I'm actually surprised. We expats cares to do analysis on these kind of news, but when I told my Thai friends about the current situation, none of them knows the information. They dont even care to analysis the government project. All they do is keep telling that they love Thailand, and complain of Red/Yellow mob, but they dont do anything.

How old are you?
It's possible. 50% of Hat Yai people dont speak "southern accent", they speak normal Bangkok accent where it's easy to hear and speak.
If you are University level it's quite easy to get a visa. The Prince of Songkla University have many English speaking teachers and oversea-graduated lecturers who could speak ok-English. -
Plus 4 Condo is located in one of the night life area.
The area have many bars, clubs, bars, karaokes, massage, hotels, guesthouses, etc.
Currently, it's not farang area. -
Apparently, the Central opposite of Lee Garden was cursed for having too little car park, so Central Festival build lots of car park.
I live around the new Central Festival and I hate it during weekend. Traffic jam around the area. I'm not too happy about it.

Learned Thai from scratch.
Took me 6 months to start combining words and reading/writing.
After 8 years, I can read and write, but could still not write properly, but at least it's eligable, I can read agreement, and write paragraph in Thai. I still dont enjoy seeing a page full of Thai words though, it gives me headache. -
I'm sick of Ph.D.s and teachers from various Universities in Thailand going on air in TV and say that "it's ok to corrupt", "it's not that bad to give money to buy vote," and latest I heard today via TV3, "buying vote is not THAT bad, it's normal."
Funny how these Ph.Ds, graduated from overseas but sprouting these gibberish.. -

The University I work at (Prince of Songkhla University) is interested to get some Kefir grain to culture for educational purpose.
Actually I have been trying to get my hand on the Kefit grain (for culture) and to try it, heard it's good for health and some alcohol in it.

I am a pharmacist, and the answer is "yes, you can still purchase tramadol over the counter."
Last year, we received a letter from Thai FDA asking for cooperation to carefully observe patient who want to buy tramadol, and refuse sale if they look like they will be involve in tramadol abuse. There's no official law forbidding sale for tramadol yet.
Reason why some pharmacy refuses to sell it is, they have to keep record of "stock" and who they "sell" to.
It's big problem, some pharmacy will refuse to keep the record.-

Cambodia allow Cialis/Viagra or drugs on those category to be OTW.
Thailand generally have more restrictions. I can however, recommend you to just purchase online. So many generics on Cialis such as Tadali, Galis. Most pharmacy have them anyways.
