  1. Hi everybody

I hear many people speak about how each year Chiang Mai is receiving a greater rain fall. Obviously Chiang Mai is not an isolated case with the amount of flooding in many provinces.

My concern is that i am considering buying a house in Chiang Mai and areas that have previously been unaffected by heavy rainfall are expreiencing some form of flooding.

This may be insignificant at this point, but if rainfall is increasing some areas are going to be seiously affected in the next few years

I am thinking of building in one of the newer suburbs. Can anyone share if they have experienced any flooding?

    Thanks

  2. I've stayed at the "Centara Duangtawan" on 3 occassions and will be going back again in October. Room rates are good, swimming pool is nice and clean and the staff are always friendly and helpful. Breakfast is more great with a good variety of both western and asian food. Location is 1 minute walk from the night market.

  3. Headed towards Doi Saket past the Super Highway at Sii Yeek San Dek, on the right (just a bit past the Isuzu dealer on the left) is a shop that does aluminum windows and screens. 100-150 meters after the Super Hwy. It is before the next ring road. Good quality, owner speaks English.

    Hi

Thanks for the information. I haven't been out that way before, how long to drive there. I will be relying on taxi's to take me and bring me back to Chiang Mai. I suppose i could do a bit of sight seeing while i'm there.

    Thanks

  4. do you need the frame too or just replacing the screen in an existing frame? aluminum or wood frame?

Yes, i need the complete thing .. frame and screen

    Wood frame or aluminum frame?

    Aluminium

  5. If you are coming from Chiang Mai on the 1001 towards Mae Jo. Turn right at Meechok Plaza intersection......(Rimping Sansai).

About 300/400 metres on your left on the 3029 heading towards Sansai Market Intersection, there is a shop with five vertical signs about 30 metres tall ....just one shop past there and they make all sorts of screens.

If you are unsure of my directions please PM me.

    Good luck

Thanks ... i'll check them out when i'm in Chiang Mai

  6. The price of parquet floor size 10x10 cm. is around 190 baht per sqm. but have to pay more for worker (I think around 200-300 baht per sqm.), you can check out the price at wood factories (Parquet Hang dong, Thaweephan on Charoen Muang road, Suksawad factory in Doi Saket, also a wood shop near the corner of Kuang Sing intersection on the left side the way to go to Chiangmai-Lampang super highway ) and mostly they have enough in stock that you do not need to wait for ordering.

About Laminate, try to search chiangmailaminate.com, floordecor.co.th, laminatefloor.co.cc but some is in Thai only.

If you want to replace the floor I think first ask information at the office of the building where you want to do it, some building or condo they have fixed period allow you to work inside your room.

Thanks again for the information. Certainly given me something to think about and research.

Yes i believe there is a period when any restoration work is prohibited.

  7. Homepro has laminate wood flooring. The cheapest would be 11K for your size unit, then 80B per square meter for them to install it.

Thanks for the info ... i'll go check them out when i go to Chiang Mai next. Do you know if they keep on stock or if they have to order?

  8. Hi all

I'm thinking of replacing the wood floor in my condo (approx 45m2). Can anyone suggest a place in or around Chiang Mai that has a good range of timber or veneer flooring at reasonable prices. Also I would appreciate names of any people you recommend for installing the floor.

    Thanks

  9. Please try and understand the angle with which I am approaching this. While I may never know the kind of loss and grief these concerned and loving parents are experiencing I think most people have lost someone dear and close to them. I can never empathise with these families as all the people that have died that i knew were as a result of natural aging causes. However we all expect an explanation of cuse of death no matter how they died.

This is a wonderful thing the parents are doing by providing a website to investigate unnatural deaths, but I feel there should be a "parent beware" aspect of this. Whilst it is true that government agencies in Thailand have a reputation, proven or otherwise of covering up facts, parents need to be aware that what they find may have been best left alone.

Like most holiday destinations, alcohol, drugs and sex are a much sought after commodity, and whilst I am not suggesting there was any of these elements involved in the death of Sarah Carter, other parents wishing to seek the truth may not like what they find.

This is not a "stop bagging Thailand" post, but it does seem an easy opption for many people.

    Regards

  10. I can only assume you are a single guy. My Thai wife and I opened a bank account at Bangkok Bank on Chiang Moi Rd. My wife is a resident in Australia and I only have a tourist visa when travelling to Thailand.

We wanted to transfer money to a bank account in CHiang Mai to purchase a condo. I supplied my passport and my wife supplied her passport and id card. In addition we had to supply a letter from the bank in Australia as proof of transfer, which I believe removes suspicion of money laundering.

It took approximately 40 minutes to open the account and was given a book and card immediately.

The only problem we encountered was organising online banking. We didn't do this at the time we opened the account and consequently had problems when we arrived back in Australia.

  11. Regardless who you pick it is best to list with at least 3. There is not one realtor that can or will cover every aspect. IMHO.

    Hi gotlost

Thanks for the advice. Listing with more than one realtor would be ideal, but is that acceptable in Thailand? I know in Australia you can only use the realtor that you sign your contract with.

    Thanks

  12. It's not a question of whether or not Agoda include breakfast in the price, it's whether or not the HOTEL include breakfast in the price.

Agoda don't provide the breakfasts, the hotel do.

A valid point ... but the point I was making was that asiarooms.com and many other website hotel businesses can offer breakfast as approved by the hotel in question still at prices cheaper than Agoda. My problem with Agoda is their attitude of matching other website prices if they are higher. If they did their research they would realise that in the majority of cases their prices are higher but want to take advantage of a tourists naivety.

I just checked out Asiarooms for a hotel that I have already booked with Agoda for later this month.

The Agoda rate I have includes breakfast whereas none of the rates quoted on Asiarooms include breakfast and I can get the same rate from Agoda for a room without breakfast.

Edit: correct that, it's cheaper on Agoda for the same room without breakfast (by 4 Baht)

ok ... i understand some people do like to have the last word ... but I did make reference that "in the majority of cases their prices are higher". Of course there are some isolated instances that will favour Agoda.

  14. If you collect status points surely you have an email from them with your account details and accrued points?

I get them all the time from Agoda.

i collect status points with the frequent guest program of the hotel, not the booking site... unfortunately, the hotel won't tell me who i made the booking through and i do not have the confirmation mail anymore...

btw, agoda is a great site to book with ;)

Actually I 50% agree with what you say. Agoda is a great site to look for hotels and view the rooms, but after i decide on my hotel in 99.9% of times I find asiarooms.com to be a better rate. I use them all the time and have never had a problem. Agoda can be expensive and very rarely include breakfast in the price.

  15. Hi everybody

I have my preferred websites for booking hotels in Asia but have never had reason to use any websites to look for hotels in Europe. My wife and I will be doing a few nights in Paris on the way to the UK, can anyone suggest a hotel website they have used that gives good rates?

    Thanks in anticipation

    Howard

  16. You have indicated that price is not of importance, so i suggest you invest some of that money and get yourself to Chiang Mai and look at various areas and properties that are available.

Chiang Mai isn't such a big city and you could cover most of the better condo buildings within 3 or 4 days.

    Good luck
