  1. To protect the investors from around the world, I would like to give information for someone who wants to invest in Pattaya property for free seriously. There are many investors who lost money or gain nothing and follow with the headache problems with legal and laws in Thailand. Please feel free to write me email with any questions which you have in your mind. If I can support info or If I can't I will try to find the answer for you. Only Real estate questions in Pattaya please. We don't have to meet each other. You don't have to buy anything from me. Just I want to support some real information to protect Real estate market in Pattaya. I'm Thai local so I think I can give you some general information which may help people to invest or get what they want indeed. No pay of course !!!! No need money from this action.

  2. Bangkok : Property will be more expensive. There are many investors from around the world especially Chinese , Korean , Japanese will bring Bangkok market goes up from Thailand logistic location.

    Pattaya : Property such as Condominium will go down because the majority customers who invest are Russian. They have problem with their exchange rate plus there are some developers who have no enough protential but try to gain money from the customers. Therefore , before investing condominium in Pattaya, you must checking the developers background and asking for EIA approve licence to protect your investment. Other residential : House , Building , land and so on. they are not affect so much as long as the Thai bank support mortgage for Thai local people.

  4. Well, investment in the right time in the right place is about your luck and wise. I manage many properties in Pattaya especially commercial properties. They will give you a good return properly 5% up per year. Then, you can wait for the capital gain in the last peroid.     Jokes aside I get a newsletter from a friend who is a realtor in Phuket. You would not believe the crazy prices for things I see on it.

    Eg. buy a business that makes 25,000 NETT a month and has only been open for 1 year for 3m plus key money on a 3 year lease. Oh yeah, the fixtures are not for sale, just the ability to run the business. You would be better off with TOEFL degree for 1,000USD with a guaranteed 30k starting salary unless you are a dope and a lot less work.

    Eg. 32 M THB for a Penthouse in Kata. Granted, it is pretty nice with a tiny pool on the patio but it is like 8 years old, only 2 bedroom, 100sqm, etc. etc. are you frigging kidding me? Imagine trying to move that thing. Rent the thing for a year for max 80k a month.

    I think some people use the word “investor” a bit fast and loose.

    That's the way farang cheat farang in Thailand. I saw many cases unbelievable.

  6. Unfortunately, Thai people have a big gap of level of education. For people who usually take baht bus, they earn low salary. Then, their action will be limited patient or politeness. I hope you guyz understand their behavior and maner but it doesn't mean we (Thais) hate farangs who visit Pattaya as tourists or long stay guests. Sorry to hear that too.
