  1. I don't know the bar busniess caz I have no idea to run the bar. I would say to run a darkside business here ,you may find some gangsters. I recommend you guyz run a clean business with a better life. Here is not dangerous. I think living here is not bad. YOu need to know what business you gonna do here.To involve with policemen,that mean you have to pay more........Understand ???

  2. Actually, I think they have to give you notice first. You don't have to move and let them sue you. It will take 2 years to finish the case.I don't think he will do that for sure. Don't worry man !! Finally , he will negotiate with you. HOwever,makesure that you feel satisfy to stay with unwanted landloard more.He will make you in trouble with something else. I think.....

  3. i have never seen any real estate agent in Pattaya put the reasonable price in their listings. YOU need lots of trust for them. What i can recommend is to talk with lots of local people and real estate agencies before deciding to buy. That's the best way. Don't rush to do that. Moreover , it's time to buy second hand properties in Pattaya with reasonable price. I can say that residential property price will go down next year caz of the low demand in this highseason. I'm not a professional but I'm graduated from real estate field. I spent all my life in Pattaya. I'm Thai.Yes, I have been in aboard for a while. I think I know the standard of both. I hope I will set my own company soon with the respondsiblity standard.

  4. Thank you PattayaParent, I am actually familiar with that part of Pattaya... But I am somewhat perplexed by what you wrote about not actually needing a lawyer... When you buy a condo, don't you need a lawyer to check the seller's title deed (which I assume is in Thai!)?? In my country, when you buy real estate, the buyer's lawyer and the seller's lawyer do all the work between them... What is it like in Thailand?...

    Anyone that can read Thai can read the name on the title deed and the name on ID of the seller.

    You can also ask the land office to check that the ID of the seller matches the ID of the owner named on the Chanote from the previous sale/purchase.

    In Thailand it seems to be down to the Land Office to do the necessary checking and it takes half a day rather than using a lawyer for conveyancing and it taking 3 months.

    I recommend you to buy a second hand condominium. It' s reasonable with all things you can see. YOu can buy a condo in your own name without student visa. It's not so difficult. If you want a lawyer, I can help. Pay after you get the tittle deed in your name.

  5. Not sure as to the reasoning behind not building and better to rent, Comes a time in your life where your home is your castle. I hate hate renting, you never really feel at home being to scared to place a nail in the wall in case they take your bond money`lol so I can see the attraction in owning but NEVER in anyone else s name unless your building a house with beer money, everything relative of course

    In Thailand, your home is not your castle, you own diddley squat, even though you have paid for it!

    Unless you are lucky enough to lease the land the house is on. Rare.

    I've never had a problem renting as I always ask the owner can I do this & that and get it in writing.

    1. Get the house in your company name ( Register company by being president )

    2. if it's her name, use that tittle deed mortgage by your name.YOu 've just pay for the fee at land department a year.

  6. Can anyone recommend nice condos / apartments with good wifi connection in pattaya? looking for a room to rent for 1 month maybee 2, good wifi connection is necessary and looking to pay no more than 12,000 bht month..

  10. Jomtien would be my best choice. Its quiet, less crowded and only 10 minutes to the centre of Pattaya.

    I would rent something in say one of the View Talay condo blocks for a month or two before you sign any longer term leases. You only find out the good and bad points of a condo complex when you live there. As far as prices are, its a buyers market and so everything is negotiable, there are hundreds if not thousands of unrented condos here, but beware. There are some very dodgy real estate / rental agencies / Thai / Falang landlords so look at past topics on this forum to get some idea of the pitfalls to avoid.

  11. Last night I visit El paso steakhouse in South Pattaya. The place looks really wonderful.The staffs are very polite. Food is Thai and western.I recommend this !! Will return for sure.Then , I asked them to advertise on this board with pictures caz they just new open.
