    Your feedback is very useful.... I will stopover in KP instead of NS :)

    There's a lot of flood water flowing down from CM... so keeping my fingers crossed that the Ping river in KP will not overflow. After all, there's a first time for every thing B)

    I plan on making the journey about mid next week, depending on flood situation. Will update with post after I arrive in Pattaya :D If there's a change of flood patterns before then that requires me to change my plans, please make a post here. Thanks a lot!

    Thanks for the tip. If i stopover K.P, I don't think I will want to stay anywhere near the Ping river. The Ping river burst its banks yesterday in CM, and there're still quite a few flooded areas today. I really can't risk being stranded by floods or having to abandon my car for this trip!

    What I really want to find out is whether I should skip Nakhon Sawan city because of floods, or is it just isolated areas that are flooded and the risk is minimal? As I am doing this route for the first time, and never been to NS before, I don't want to be lost trying to detour around flooded areas.

    Maybe I should just brave it, set off from CM at dawn, and cross my fingers I will arrive in Pattaya before dark !? But have never driven 10-12 hours in a day and I only drive at moderate speed (below 100kmh) :D

  3. Will be driving from CM to Pattaya next week, using the main highways. Original plan is to stopover in Nakhon Sawan for 1 night to break up the long journey.

    But don't want to be trapped by floods within Nakhon Sawan itself, and now considering maybe its better not to stopover? How's the flood situation within NS city itself, and should I be concerned?

    My car was purchased by cash, no financing involved.

    Like to know the steps in more detail when I sell my car to a buyer. What needs to done to execute the sale, transfer and payment once I locate a buyer?

    1) Do we both go to transport office with necessary documents (car blue book, copy of passport, certificate of residence for me as the foreign seller)? At which point do I handover the car to the buyer ... upon payment (cashier's order?) ... at the transport office etc?

    2) As I'm likely to sell the car in a province different from the province which I bought the car from, are there additional considerations involved?

    3) How much time should I budget for all the paperwork involved?

    4) Is there any difference when selling to individual buyer (local or foreign) vs car dealer?

    5) What is the normal discount % if I were to sell my car to a car dealer? (Back where I come from, car dealers will offer lower price than individual buyers as they are middle men and need to buy at lower price. Assume its the same in Thailand. )

    6) Any scams I should be aware of before I part with my car to the buyer? (Come to realised since staying in Thailand that a fool and his money/assets is very soon parted, with a wide smile and even a wai from the grateful local :D So can't be too careful :jap: )

    Below is pic of workers clearing the mudslide on Highway 1095 between Pai and Mae Hong Son. Got to wait awhile for the bulldozer/truck to move to the side for passing traffic :D

  6. There are currently no floods in the city of CM.

    Been travelling recently (ie. past few weeks) to surrounding northernareas (such as Chiang Rai, Mae Sai, Mae Hong Son, Pai, Golden Triangle etc) and did not encounter floods anywhere. I think although its still raiining, the rain here (at least here in CM) had been much lighter than before as we are at the tail end of the rainy season. I think what happens is that the rain water flows down south, and cause floods further south. I hear there are huge floods in Sukhotai, for eg.

    However, I did encounter quite a few recent landslides driving along mountain routes, which fortunately has been cleared. So if you are visiting mountains, do keep that in mind!

    You can call the Highway Police at 1193 to ask whether specific routes are passeable on the day you plan to travel through. But the hotline people mostly speak Thai :D

    If you're visiting CM city only, then definitely no flood problems here.... just come!

  7. Should add one more nite to your trip.

    Suggest Phu Chi Fa on the last day. Spend the last nite in Phu Chi Fa, enjoy the sunrise views and early am relaxing there. then drive back to Chiang Mai from there.

    Day One: Afternoon suggest Doi Tung (just north of Mae Chan).

    Day Two: Morning to Golden Triangle (Chiang Saen), then over to Mae Sai Afternoon.

    Day Three: Drive to Chiang Khong (on the Mekong River) then late afternoon drive to Phu Chi Fa and spend the nite there.

    Day Four: Sunrise view from Phu Chi Fa, then drive back to Chiang Mai. Maybe stop at the White Temple for an hour.

    Thanks for your suggestion! I wish I have more time, but 3D/2N is all I have.

    After thinking about it, my planned route:

    Day 1: Drive to CR, then on to Phu Chi Fa and overnight.

    Day2: Sunrise view at PCF, take H1093+H1155 to Doi Phatang viewpoint, come back down, and then drive to Chiang Kong (on H1155), Chiang Saen, Mae Sai. Overnight at Mae Sai (or Chiang Saen if its late).

    Day3: Drive from Mae Sai to Doi Tung in morning to look at Doi Prathat Doi Tung via border road 1149 (3h for this detour is enough?). Reach CR early/mid afternoon and head back to CM.

    I've been to Doi Tung just recently but couldn't go to temple because there were some religious event at the Pavilion and the way was blocked by hundred(s) of cars! Also, it was just after the border road was closed due to landslide. Anyone know whether the border road 1149 (from MS to DT) is passable now? If not, I'll just have to drive down H1 and turn right up H1149. But that will be a pity as I heard the drive along the border is scenic.

    Kind of tight I know, but better to do it now than never :)

    Edit:

    1) Anyway I'll skip Doi Tung if not enough time. Can cover that with my planned 2nd 3D/2N trip to Doi Mae Salong. BTW, DMS (and the drive there) is so much more beautiful than Pai.

    2) Decide not to do Phu Chi Fa on the last day because I'll be too groggy for the long drive back to CR and then CM. My Day 2 GT loop is easier (mostly flat + shorter) drive after an early morning rise to see PCF sunrise.

  8. I'm driving up from Chiang Mai (using Route 118) and will arrive CR before noon on Day 1. On Day 3, I want to leave CR around noon latest for the drive back to CM.

    In between these times, I like to cover the following:

    1) View Phu Chi Fa during sunrise (ie. got to overnight here)

    2) Mae Sai

    3) Golden Triangle/ Chiang Saen

    4) Doi Tung wat (skipping stuff like Mae Fa Luang etc)

    Do I have enough time to cover all this? Any suggestions on the routes (with route nos.), drive timings and how to schedule these within the 3D/2N period?

    Also, is the sunrise view at Phu Chi Fa worth spending a night there? I'm a little bit wary here, as mountain tops can get overly foggy early morning, with no views as such.

  10. I always go wrong around the Ayuthayya intersection when heading towards Bangkok.

    Can anyone tell me what road to take to avoid Bangkok and head to the airport road, I always end up going through Bangkok.

    I am sure that others may have more effective directions but for me - Once I see the last (think that tts the third) Tesco Lotus go by on the other side of the dual carriage way plus I start to see Ayuthaya signposted, I start to concentrate. I keep thinking have to go LEFT on Highway 9 Ring Road.

    The overhead Green sign for the ring road Highway 9 comes up pretty quick so i slow down and keep left. At this point there is no sign for Suvanabhumi. The fraffic filters left and have to take care as just before the correct tun left is another minor left turn When I have not concentrating I have actually turned onto this road but not the end of the world as possible to do a U-Turn.. go back and thn take the correct left.

    Once you do turn left - Stay sharp as there is traffic filtering in from the right.. Go straight on. you will know that you are on the correct road as their is an ESSO Petrol station with KFC on the left. Perhaps 1 Kilometre, maybe a little more on this frontage road and you will see the sign for the airport indicate where to turn left onto Higway 9 on to Suvanabhumi. This road is a sharp right turn which goes up and over the main road.

    All and all its a pretty hairy couple of minutes but sure beats the hell out of driving through Bangkok. Naturally it woul help to have an additional sgnpost to the airport on the main road before the Highway 9 junction - but there you go.

    Don't worry about that first minor turn stay on it ,it cuts out the round about,and you will be on the same frontage road

    I zoomed in on the Google map at the HW 32 & HW9 intersection, and I see that I've to stay on the main highway (going from HW32 to HW1 to HW9). See attached Pattaya Route.pdf

  11. Planning to drive down to Pattaya from CM for the first time (using HW 11 to HW 1 to HW 32 to HW9 to HW7), Some questions based on the map I looked at:

    1) After driving south of Nakhon Sawan on Highway 1, there seems to be a fork turning right tinto Chai Nat on HW 1 (which would be the wrong turn) and I need to keep left ( to turn left or continue) on Highway 32. From the map, it seems that HW1 continues onto HW32 here. What's the sign posting I should be looking out for here, as I don't want to make the wrong turn.

    2) North of Ayuthaya, there seems to be a cross between HW32 and HW347. What's the sign post here to look out for? ("To Bangkok"?)

    3) Further south, at the complex criss-crossing that takes me from HW32 to HW9, I see 2 posts above (by Gladiator and JeffreyMcCullem). Not clear whether they are both talking about the same turn off? What is the actual wording on the sign posts I should be looking for ? ("Pattaya", "Swampy", "Highway 9" ?)

    4) I can do the trip on a Sunday or Monday. Is traffic much better on Sunday, or its about the same?

    5) I gather above is the quickest route ?

  12. Your statement it spot on.......I looked almost a year before i purchased my home. The prices are what they are. Yes negotiable but they certainly dont discount like in florida. At 2 million baht the OP is not going to get too much as a lot in a decent village can cost almost 1 million baht..

    The house I've liked most so far is in a quiet village off Soi Regional Land. The owner wants 5.3 million. The estate agent told me that he has already turned down an offer of 4.7 million. OK, so maybe I should offer him 5 million? The fly in the ointment is that he has another couple who are interested, and who are not going through an agent so he would not have to pay an agency fee if he sold it to them. That's a 3%-5% saving, say 150K to 250 K Baht, for him. So it seems to me that I am unlikely to get it for very much less than his asking price. For a good quality house in a nice location there's still enough demand to get what you ask, it appears. Supply and demand, I guess. There's no shortage of 32 sqm View Talay style condos, so you can get a cheap deal on them if that's what you want. But a nice bungalow with a beautiful garden close to the centre of town is a different matter, it seems. I think, like you, I will just have to keep on looking.

    I'll be wary of what property agents say. Stories like " there is another buyer who offered $X and owner turned it down" or "there's another keen buyer (competing with you for this unit)" are favorite sale tactics to spur the buyer into committing an unwise purchase. Unless I can verify these stories independently, I rather stick to my offer.

  13. If this happens, I wonder what it would do to the prices. Would the overall prices go down as potentially 30%+ more rooms come to market or would the prices increase as more are available so more will rush to buy.

    Hard to say. In the short-term it may be negative as thais who bought at "Thai price" sells below "farang price" to lock in the profit, causing overall prices to fall. In the long term it may be positive as foreign buyers are willing to pay more than local buyers ("Oh its so cheap compared to back home!" mentality)

    Don't see it happenning as its close to political suicide for the govt to do this because higher prices will price local buyers out of their dream home and they will vote out the govt first. As it is, property prices are already expensive relative to the average thai's annual income.

    Personally if I lived in a condo building and I heard a dog I would be complaining to the management/committee in about 5 seconds flat.

    Has anybody used the above Chumsai Dog Care recently to board their cats and can provide some feedback/comments on their experience? I'm particularly concerned about hygiene & cleanliness, as don't want my cat to be infected with anything when boarding there.

    Also, do they keep your cat(s) separate from other boarding cats?

    Suggest you ask your Broker as they would have all the facts and help you through with the procedure.

    Mine is a first class insurance. Her insurance expired. She agreed to pay me for the damages but has since gone "uncontactable". Viriyah has her contact details. Back where I come from, I definitely don't have to pay first. Seems like that is not the standard procedure in THailand? I looked through Viriyah's English insurance policy and there is no mention that I have to pay first though.

    I'm also wondering whether its better for me to make a report to police about her driving without insurance?

    When you say her insurance had expired - is that her voluntary or CTPL ? In any case leave it to your Broker and Viriyah as they will take care of you.

    You will not have to pay anything (unless you have a deductible) as Viriyah will arrange the place for your vehicle to be repaid and pick up the bill.

    Went down to Viriyah today and they confirmed I do not have to pay first for the repair. Also, as the accident is not my fault, it will not affect my No Claim Discount on renewal next year.

  18. My car was damaged when somebody reversed into my car. Her fault, not mine. The car is under repair and do I have to pay for the repair first, and get reimbursement from the insurance company (Viriyah) later? Or will the insurance company settle all payments on my behalf?

    p/s: I've already filed the claim when the accident happened.
