  1. On December 22, 2003 I received the following response from the Honorary Thai Consul in Portland Oregon, where you can obtain a 6 month Tourist Visa for $75. If you are visiting the United States, this can be done very easily by mail. Similar services are available in the UK, Europe etc.

    Thank you for your inquiry. Yes, it is possible for you to apply for a visa in our office. You can get a certain type of visa depending on your purpose of visit. In your case, it looks like you’re only visiting Thailand as a tourist. Therefore, you need to apply for a tourist visa. A tourist visa is good for 60 days each entry, and you can apply for 3 entries at one time. The cost for this visa is $25/entry.

    The requirements are:

    Valid passport with at least a blank page for stamp

    Application form completely filled out and signed

    Two passport size pictures

    Fee, payable in cash or money order only

    Prepaid return envelope when applying by mail

    I would suggest to Professor Nana (or whatever it is he chooses to call himself) that claiming to be an authority and then failing to reveal sources is the quickest and easiest way to lose credibility.  Perhaps one day the good professor will learn this.

    For the time being, every thing you need to know can be obtained either from the immigration department or your own embassy. Knowlege is power, and in a foreign country it's essential that this knowledge is credible, up to date and accurate.

    Criterias for retirement visa

    Initially you must apply for a Non-Immigrant visa before you enter the country from a Thai Embassy abroad. Permission will be for 90 days. for the first permit (single entry) but you can apply for a multiple max one year stay in Thailand.

    Requirements:

    Application form T.M.7

    Copy of passport or substitute document.

    One 4 x 6 cm photo.

    500 baht fee.

    Proof of financial status or pension.

    Letter from your embassy saying you wish to retire in Thailand For an applicant who is over 50 years old, proof of income of 800,000 baht in a Thai bank OR an income of not less than 65,000 baht per month must be presented - OR a combination of balance in the bank and a monthly income. Example: 400,000 Baht in the bank and 32,500 Baht coming in every month.

    If the alien is ill, or has weak health and is sensitive to colder climates or has resided in Thailand for a long period, and is 50-59 years old, special circumstances may be given. The applicant must also submit medical certificates and proof that he/she lived in Thailand for a long time. For info: Tel: (02) 287-3905 or 287-3101-10 (ext 2259-61) or ask us.

    Pensioners arriving before Oct 1998 with unbroken records while living here only need 200,000 baht in a Thai Bank when they apply for an extension.

    A foreigner must show evidence that he/she has income amounting to at least 65,000 baht per month or a bank account amounting to at least of 800,000 baht in cash when initially applying for a one-year visa;

    Ready the same day

    With all the required documents in hand, and the bank certification dated the same date the applicant goes to the Immigration office, the one year Retirement Visa is usually ready in an hour or so, the same day. Until early 2002 year it took 3 or 4 months - now, many of the Immigration offices have authority to issue the one year Retirement Visa without sending the applications, etc. to Bangkok - i.e. issue them the same day.

    Note:

    The bank certification of deposit (of 800,000 baht) must show that the money came into the bank from another country.

    In the case of applications for one-year extensions of stay, or applications to change Tourist Visas or Transit Visas to Non-Immigrant Visas, evidence must be provided by each applicant that he/she has income or bank deposit in the same amounts as indicated in category 1 above.

    RETIREES & THEIR SPOUSES:

    Retirees who are married to a foreigner eg. Englishman married to say a Phillipino can apply for his "O" status non immigrant visa under the normal criteria of 800,000 baht or 65,000 baht coming in each month. However if he /she wants to include spouse on this Visa he/she must show evidence of marriage, e g marriage certificate

    How to buy land in Thailand

    Thai property law states that with a few exceptions – like a Board of Investment approval or suitcases full of money deposited in a Thai bank – foreigners are not allowed to own freehold land. They can only lease the land for a maximum of 30 years. But Thai law has many grey areas; in fact, it seems at times it has more grey areas than black and white areas.

    In 1999, the government lurched out of the 19th century to amend the property law to allow a Thai spouse (male or female) of a foreigner to buy land.

    Unfortunately it only lurched as far as the early 20th century. For the spouse to buy land, proof is required that the money used to purchase the land is legally the Thai partner’s, with no foreign claim to it. Get divorced or separated and the Thai “ex” gets to keep it all. Even if the Thai spouse dies, the foreigner has no claim to the land and there is nothing to stop the relatives from moving in (if they haven’t already) and booting you out.

    If you want a house to call your own without the prospect of your spouses’ relatives circling hungrily, this is not a good option.

    Most foreigners who “own” land and houses – as opposed to condos, which can be owned outright – go for a leasehold agreement of typically 30 years, with two prepaid 30-year renewals. The lease will include clauses that automatically allow freehold ownership if the laws of foreign ownership change in the future, and the right to sell and/or transfer the property.

    This gives you 90 years with strong backup, making it effectively ownership.

    Just to complicate things a little, while you can only lease land, all the buildings – either on the land when it was purchased, or improved or built by you after purchasing the land, are yours freehold. Technically this means that once the lease expires, the owner of the land must purchase the building(s) at an independently and legally valued price, or negotiate another lease period. God knows how that can work.

    The structure of a lease agreement needs to be watertight. But because this has become the preferred way of holding land in Thailand for foreigners, this type of lease agreement has become more or less a template, with add-ons to suit individual buyer’s needs.

    But don’t draw it up yourself. Get the advice of a lawyer versed in such things. And don’t sign anything or hand over any money until you fully understand and are happy with what’s written on the lease agreement.

    hiermit wollte ich Sie innigst um Ihre Hilfe bitten.

    Ich habe es mir zum festen Ziel gesetzt nach Thailand auszuwandern weil ich mich sehr in dieses Land und die Leute verliebt habe. Ausserdem möchte ich mein Leben dort einfach noch einmal von vorne anfangen, möglichst mit meiner Freundin, die in Phuket lebt und in Karon arbeitet.

    Nun zu meiner Bitte:

    Könnten Sie mir behilflich sein, in Thailand eine Anstellung zu finden, mit der ich dort überleben kann und eine Aufenthaltsgenehmigung für immer bekommen kann. Gelernt habe ich Maler und Lackierer, kenne mich aber auch mit Logistik (UPS, Post, Warenannahmeleitung), Einzelhandel (versch. Branchen) und bedingt mit Abrechnungswesen (spez. Maschinenlesbare Rezeptabrechnung aus. Im Moment bin ich in der Personalführung als Objektleiter einer Gebäudereinigung tätig.

    Würde aber um in Thailand leben zu dürfen, jede erdenkliche Anstellung annehmen und bin auch sehr schnell einlernfähig, wodurch ich auch bisher in kürzester Zeit in die unterschiedlichsten Stellungen eingearbeitet werden konnte.

    Ich habe von hier aus langsam sämtliche Firmen, Botschaften, Konsulate, Handwerkskammern und alles, was ich in Verbindung mit Thailand bringen konnte angeschrieben oder angerufen.

    Leider blieb mir der Erfolg versagt. Daher möchte ich Sie nun um Hilfe bitten, da ich UNBEDINGT so bald wie möglich dorthin möchte.

    1. At the end of the week, specifically Friday and Saturday, many locally employed walking ATM machines will come to your bar, choose carefully! Some have money, but others do not! If he is wearing a suit and tie, check that the tie is not a Pratunam special and check that he isn't wearing trainers.

    If he is, forget him because he is most likely an English teacher, and they will only give you peanuts, if they give you anything at all.

    2. No matter how fat and ugly he is, no matter how bad he may smell, no matter how drunk he is, make sure you always tell him he is handsome. Sit close to him and run your hands over his body, arousing him.

    As soon as he has paid the bar fine, you can stand clear of him. Even if he knows that you despise him, he'll still pay you. The hard part is getting him to pay the bar, and as soon as he has done that, the rest is easy.

    3. Start collecting email addresses from all of your customers, once you have a good collection of addresses, a visit to your local Internet cafe is in order. Send everyone an email. Simply change the name on each email and send it off to all the guys. If you can remember something specific about them, mention that in the email too.

    These walking ATMs all have a soft heart, so you need to tell them a story to get them to send you some of their riches. Start with a sick buffalo and if he doesn't reply, next tell him that your mother is ill. As a last resort, if he still doesn't send any money, tell him you are pregnant and the baby is his!

    4. Practice crying on cue. It is essential that you can produce tears immediately. This will have the effect of helping the walking ATM machine to see things your way!

    5. When you get a customer for an extended period of time, make sure he takes you shopping, with Rarn Tong (gold shop) being the best place to visit. Make sure he buys you gold and if he doesn't, see rule 4!

    As soon as he has left Thailand, take the gold back to the shop and sell it straight back to them, thus increasing your pay out.

    6. When locally based farangs are inside the bars, do not speak in Thai with your friends in the bar but rather use Lao, Khmer or any other dialects that you may know.

    It's bad enough that some of them can speak and even read Thai, but Lao and Khmer should be kept as sacrosanct. Under no circumstances should the farang be taught our regional dialects.

    7. Always see him off at the airport. Thai currency cannot be used in his country, so it is highly likely that he will give you all of his leftover Baht as he leaves and says goodbye.

    While accompanying him to the airport, prevent him buying going-away gifts for his family and friends in his homeland, this will leave more money for you.

    8. See Asian customers. They understand that we like to gamble, and they understand that we have lots of unemployed brothers and sisters who need to eat. Therefore, they pay a lot better than the farangs.

    9. Remember, when you go with a farang, you must always ask for taxi money and give him the excuse that taxi drivers cannot give change on big notes. Don't let him see the small change in your wallet. If taxi money isn't forthcoming, see rule 4.

    10. If you are no longer making money in Bangkok, move down to Phuket where you will be able to start making money again. Give Phuket a few years, then move on to Pattaya. Even if you are approaching 50, it is no problem as the walking ATM machines in Pattaya seem to be so blind, they will not notice.
