Things really are tough. I bought a condo for 6M THB @ 40 THB/USD, and then sold it for 9M THB @ 32THB/USD. I'm not complaining. Too, I sold my condo after August 29th, when all of the TV real estate seers claimed that the condo market would collapse. Poor me.

No iPhone has an international warranty. The warranty is only good in which the iPhone was originally purchased. Residents cannot get a VAT refund. All iPhones produced for Thailand are officially unlocked.

There are literally hundreds of companies, with thousands of agents. You spoke to one agent who disappointed you, and you are at a complete loss. Perhaps Thailand is not for you.

Since the bank suggested it, I'm going with "yes". Let's assume that you're the bank (you know you are, and are unwilling to admit it), and a person who has no income, no savings, and no collateral approached you for a loan, what are you likely to say? Exactly. Too, since you're in a relationship with her, how do you expect her to pay for everything she wants? Exactly.

With the lackadaisical attitude, and the OP's number of posts, this certainly seems to be a trolling.
Regardless, OP, you can't own property. You are allowed to lend money to anyone as you wish, and you should have the details in writing. Since you specially mentioned that you aren't interested in a lease, real, or usufruct, there's nothing more to tell you.

Well, Millenai, your post has generated the replies that I expected. Everyone can do it cheaper, or knows someone who can do it cheaper, or knows someone who has claimed that he had it done cheaper, than what you proposed. As in many other places, in Thailand there's generally not enough time to do it right the first time, but there's plenty of time to do it over, and over, and over...If you can, you should see some older homes that the builder has constructed, and see how they've stood the test of time. One poster complain about a price hike of 100K THB, but doesn't give a time frame of when the original price was set. Regardless, the difference between the two prices is about $3000 US, nothing to sneeze at, but certainly not a deal breaker.

The seller needs to provide a letter from the condo management that the foreigner/farang ratio is within the law, and that the seller does not have any outstanding debts owed to the condo. Acute Realty has an online calculator for taxes and fees. Things will go a lot better if you have someone who speaks Thai with you.

Rather than just look, you should measure. Too, you should look at the condo deed, which indicates the actual measurements. You should measure the condo and, if there are any discrepancies, you should notify your agent. The advertised size of the condo will include the balconies. For a brief period of time, the BMA ruled that condos with a certain distance of an MRT/MRTA line could not be sold with parking spaces. Although this ruling may never have been implemented, your purchase contract should indicate the number of parking spaces that are included with your condo.

A year ago, predicated on the Chinese threat to stop pegging the RMB to the USD - and use a market basket of various foreign currencies - all of you were gleefully predicting the crash of the USD, and the rise of the RMB. Along with the prediction of gold at $3000/oz, both predictions were nonsensical.

When I sold my condo, I had it listed on 3 dozen different online sites. Simultaneously, I also listed it with a half-dozen bricks-and-morter brokers - "Property Plus", as an example - which also has an online presence. The only interest was raised through the latter, and the eventual buyers contacted me a month after I had it initially listed.

I have a farang friend who walked into a bar and, after a few drinks, commented to the bartender, "I have a lot of money to invest in Thailand. Can anyone help me out?" Within a few years, he managed to lose several million USD in some of the most obvious, spectacularly inept frauds you can imagine. Let's see...there was the "bringing in $5M worth of $20 loaded in suitcases, and he only has to pay $50K in fees". Then there was "several trillion dinar loaded on pallets in secret locations waiting to be shipped to Thailand, after he paid a $100K fee". My favorite was "the Chinese official who had sold his friend the port of Shanghai, and he could buy a 50% share for $1M." Human greed and naivety are boundless.
