My Big Problem From Riots

The place is worth for what it is sold for.

Property is way oversold the world over - US, UK, Spain - THAILAND...

I know is lovely piece of land in US developer was asking 900K, sold for 325K USD. And this guy is complaining... Many, many properties n states are seling now for 30-60% off their highs depending on various factors.

The new normal.

As a potential buyer ... I will never buy a condo in Thailand. What I see from the riots politically, the unreasonable prices and the hassle and indignity from immigration/MFA. I am no happy traveling about Thailand for half the year, few months in India and balance elsewhere in SEA. If it were not for my new found girlfriend - I'd be dong this. She is my attachment. I have no love for Thailand any longer. She may buy a <1m condo. BUt that is the extent of our investments here. As I posted in another thread - When I am a bit older, I can see myself back in states more than here. Thats shocking after 17 years in/out o Asia (come back for scuba in winter perhaps).

I'm not freaked out by chaos so much as - why. I have loads of options for buying or better simply living outside states. Finaly, Thailand has become so expensive and there is noway back down this road. Its as expensive as Malaysia in every way.

my 2 baht from potential buyer and Asia tripper for 17 years.

If you truly need money today and can't hold on for at least a decade or two, get out now at any price the market will bear. Things are going to get much, much worse before they get better, and getting better is still a long time away.

I've noticed people who are in the real estate business don't like my opinions very much, so do your own diligence. But from where I sit, anyone who thinks there will be a quick recovery from here is clearly smoking some really good weed.

I agree with you greg, I think property is gonna get bad, if you can't take a total loss, you shouldn't have bought it ...... especially in a country like Thailand.

Sell while you can at any price.

I agree, As Warren Buffet says the time to buy is when everybody is panicking and selling. You just need the nerve. Don't rush, he'll be at 25million soon enough.

I have a close friend who has a lovely 5 bedroom house with pool on the golf course in Phuket. 3 years ago he wanted 38m, which was overpriced. 2 Years ago it was 28m which was realistic but no buyers around. Now he has it at 19m, but knows that he will probably have to accept less...if there were any buyers to make and offer.

It is just not the normal market downturn that matters. To sell, you need to find buyers. How many foreign buyers are there these days interested in acquiring an illegal title to a landed property?

When I bought my condo, I purposely looked for a buyer similar to the OP - "desperate" (owner living outside of Thailand, farang, with critical health issues) - and I got a heck of a deal, Lucille.

Sounds like the AirportLink line to me, and not the BTS. Ever wonder how you can get to Siam Square using that mass transit, and how much it will cost per person to do so?

Sounds like he bought in The Ibis, but cant be to sure.

Riots in bangkok arent his problem, the location of the condo may well be though.

could well be the airport link where dose it go after it passes the nasa vegas,i just thought it joined up with the main bts somewhere,if ever i use the bts i just drive up to the honda showroom at ekami and they let me park in there because thats where i bought the car.good of them really.they have a guard there 24 hours a day.

when he said

i just thought he was talking about the Ramkhamhaeng staition.a lot of people say close to bts but mean 5 mins a moto taxi

if you will be aiming at Thai buyers remember some believe in

Feng Shui and living near a hospital is not ideal:-

" It is not advisable to live near a hospital. Sickness destroys vital energy "

Same with a location near a temple or place of worship, esp, those that conduct funerals.

A classic case of 'no-no' is that high-rise developed between two T-traffic light junctions in Sukumvit/Ekamai.
