    About 4km from Emporium. Not a walking distance. Phrom Phong (Emporium) is the 4th SkyTrain stop from On Nut.

    So late night taxi from the emporium is about 10 minutes? say 1 am or 2 am?

    Looking for something a little closer and few more extras, like adsl and cooking facilitys. I might have to up my budget I think.

    Any info appreciated.

    You can always buy a one or two element portable electric cook top.

    I wouldn't want to walk to Asoke and taxi is slow depending on traffic. Best to take 10 minuite skytrain trip from On Nut BTS station which is a 5 minute walk from apartment.

    Cheers, your right about the cooking situation, I suppose I could do that. Not ideal though as roasts dont come out that well. :o

  4. Im in need of an apartment to rent in Bangkok. What are good areas and what are the average prices of those areas?

    My wishlist would be:

    close to skytrain, only 15 - 20 minutes by skytrain to Asoke/Emporium, fast internet, fully furnished, close to market/shopping etc. The usual farang requests.

    What would I get for 10k per month?

    what would I get for 20k per month?

    Im not living there full time, probably just a handfull of nights per month.

  5. There is a real question under Thai law as to when a Company is Thai, and when a Company is not Thai.

    Depending on the intended function of the Company, various levels of shareholding are required to meet the required level of Thainess.

    For some purposes a company that has 51% of its shares owned by Thai individuals is consider to be a Thai company.

    For other purposes (e.g., land ownership) a company that has less than 40% of its shares owned by non-Thais is (or sadly, perhaps was) considered Thai.

    Where a government has for many years knowingly accepted a level of shareholders to meet the "Thainess" test, and then acts to change this level without protecting those who relied on standards established by that government, this is confiscation.

    I agree with you Tim, they left the door open for all of us and now the country has sucked us all in, they've closed it and now we have to restructure our lives.

    To me, it is nothing but orchestrated theft from the major powers in government to the two bit lawyers that told us, this is the way you buy.

    A lot of the posts are " I told you so", but if your a foreigner coming to a country that you do not know all of the laws, you should be able to trust your lawyer and all of the government staff to set you in the right direction. That loophole was left open and everyone in government also knew that. It was not done under the table or on the sly, it was told to us by the ones who should know. It was meant to help foreigners invest in this country and now they have all of our money, they chamged the goal posts. Its nobodys fault, other than the Thai government and the lawyers for not stating that this door will only be left open until we decide otherwise and steal your property.

    Foreigners have been conned out of millions and millions of $ and I feel for all of them.

    Now many of us are in a situation that looks dire and the only way to (currently) try to get some of our investment back, is to sell cheaper, find a Thai person you can trust with your life (not easy) or wait it out and see what the election brings.

    I get sick of the crowd that say, I told you so, as we are talking about peoples lives here and a bit of compassion is in order.

    I have two major land holdings left to sell and then I will take my money somewhere else.

  6. Lopburi's post is a little pedantic IMHO. It seems the same people seem to keep jumping on that bandwagon anytime someone posts along those lines. I have done the same thing on some land of MINE/WIFES - It might be better to write "our land" if your married, so the silly crowd dont keep posting the same boring crap that we are all aware of.

    I had a similiar situation myself a few years ago. I didnt have a full due dilligence done, but I trusted the land department and went and purchased a 22 Rai beach front plot... It is still in court now after about 7 years. The land department issued the chanote and transferred the land to my company, but many things were not right behind the scene. The land department have wiped there hands of it and I have no come back on them. Good old Thailand! I learnt a lot and will not make that mistake again.

    Major Due dilligence by a trusted lawyers firm is the only way to find everything out as even the land department cannot be trusted to give you the right info.

  8. It is twice the price that I remember it being (750 baht with thai airways), but a great way to do a visa run and feast on some of Thailands best food.

    I think 3000 there and back is pretty reasonable, add the taxi to the border and back, a hotel room and a night out and your looking at about 7000.

    When I do the Singapore day run, its 8000 just in tickets. I will be using this new service for sure.

    Nok Air, One-Two-Go to launch Phuket-Haad Yai flights

    PHUKET: After almost two years with no flights connecting Southern Thailand’s two busiest airports, lost-cost carriers Nok Air and One-Two-Go will launch regular services between Phuket International Airport and Haad Yai International Airport.

    From May 15, Nok Air flights using 150-seat Boeing 737-400s will depart Phuket daily at 2:05 pm and reach Haad Yai at 2:45 pm. The return leg will depart Haad Yai at 3:15 pm, landing in Phuket at 3:55 pm.

    Average economy class ticket prices will be about 1,500 baht one-way, including all taxes and fees.

    Sehapan Chumsai, Nok Air’s Executive Vice-President for Marketing, told the Gazette that demand for flights is from businessmen unwilling to make the seven-hour drive from Phuket to Haad Yai. The journey takes about nine hours by VIP coach

    “We think there is sufficient demand and we see this route as a good opportunity to help travelers between the two cities save time,” he said.

    Although the flight schedules announced will remain effective only until October 27, just days before the traditional start of the tourism high season in Phuket, K. Sahaphan is confident that the route will be a long-term success.

    “Whenever Nok Air launches a new route we try to be patient and develop that route as best as possible. If passenger demand increases, we can add more flights. We are confident that this will be a popular service that will grow over time,” he said.

    K. Sahapan said he expects the bulk of passengers using the new service to be people on business or visiting relatives. About 35% are expected to book their flights online, with another 35% booking though the Nok Air Call Center. The remainder will buy their tickets at the airport (25%) or through agents (5%),” he said.

    One-Two-Go Airlines will launch the first flight of its Wednesday-Friday-Sunday flight schedule on May 13. At 1,500 baht all inclusive, the 30-minute flights will leave Phuket at 11:30 am, with the return leg leaving Haad Yai at 12:30 pm.

    One-Two-Go Executive Director for Commercial Affairs Manassanant Tantiprachai said One-Two-Go expects strong demand from Malaysian tourists flying to Haad Yai who want to continue to Phuket. “This was a popular route for many years when it was run by THAI [Thai Airways International],” said K. Manassanant.

    “Our strengths lie in our aircraft, a 172-seat McDonnell Douglas MD-82, plus the fact that we have have free snacks and beverages on all flights. We also have a higher maximum luggage weight than Nok Air and we allow passengers to change flight dates with no charge.

    “We expect Malaysian tourists and Thais to make up the bulk or our passengers,” she said. “Most of these, about 50% or 60%, are expected to buy tickets through agents. The remainder will book through the call center or by Internet.”

    The last airline to fly the Phuket-Haad Yai route was Phuket’s namesake carrier Phuket Air, which used an aging 60-seat Japanese NAMC YS-11 turboprop to serve the route. The service was suspended after a bomb exploded in the departure lounge of Haad Yai Airport on April 3, 2005, killing one person. The service was scrapped six months later.

    Other carriers that have abandoned the route include the now-defunct Air Andaman, Bangkok Airways and THAI Airways, which had daily flights on large aircraft in the 1980s and 1990s, some with stopovers in Trang.

    Dont you think your being pedantic?, we all know what the laws state and nearly all of the posters have posted info that was the point of the thread.

    So, we know the laws, you have again and again put your point across, so I hope you have nothing else to post on the thread.

  13. I've bought one, does that count? - Permsap Villa near the heroines monument - 4.3 million baht, new, 200sqm on 460sqm of land, quite good quality but they aren't selling a lot to be honest, If I had the money, I'd probably buy another one next door to me.

  14. Creating false urgency in the real estate market is old hat and that is all this is IMHO. As think to mut has posted, why put a sign up saying it? to show face or get people in to pay over the first asking price?..... not sure, but I would say anyone could walk into the office and one would come available due to "your in luck, 5 minutes ago, we had a cancellation".

    If it is sold out, I will stand corrected. covered all my bases :o

  15. There is so much talk about the down turn in the market and I have seen it first hand myself.

    I am interested to know who has actually sold a property in the last few months. I dont want to hear from the agents as that is not the point of the thread. Ive been in real estate here for a long time and I KNOW, things are more than slow in Phuket.

    Interested to hear from the sellers please. Property type, location and price.

    I wish her the best, she didnt choose her parents (unless you believe otherwise) and deserves what ever she strides for. It must of been very hard on the family to pack and leave in such scarey circumstances. I was never a supporter of Thaksin, but look what we have now.
