  1. We'll I have some land which just sits there looking at me. Have decided to be contrarian and build a house on it during these troubled times.

    Anyway anyone out there have any contacts and experience of decent/trustworthy builders?

    If it makes any difference the land is in Chalong.

    Know of a few ,

    Some Thai owned /managed , some foreign.

    Worked with most of them for a quite a few years now through my buisiness.

    One of them is based out of Rawai , can send some contact details if it helps then you can decide for yourself .

  2. No doubt the Thais know that if you leave shore at 2 you can't have lunch for 3 hours and be back at shore at 5.

    Regardless of how long it takes to have lunch and what ever else i want do (shopping - talking) i had the deal to stay there for 3 hours. Back at shore takes 15 mins - so what? I was played and i am not too embarrassed to admit it.

    Never a problem then.

    Pay first - fun later - expect to be disappointed!

    Cannot get on the boat if you do not pay - but you have the right idea like me most of the time but every now and again they catch you out

  4. Having lived in Thailand for a reasonable amount of time, i cannot help by being embarrassed by how many times i have been fooled. Only last week i went on a day trip to The sea gypsy village for lunch in Phang Nga. So at the pier whilst arranging the trip with the long tail, I paid the 1,000 but for the trip to the restaurant for lunch and trip back. We only left the pier at 2pm and expected to return at 5pm. I was clear to point out to the long tail operator that i needed 3 hours minimum for lunch. Well i got stung again. The person who took me there insisted we leave after 1 hour or be stranded. When will i ever get the upper edge on how it works here…. even the thai' s do not know…. i will never get the upper edge..

When I am stuck in traffic on a dirty eyesore of a road, when I see the piles of rubbish on the side of the road and even on the beach, when I see the and hear the new wave of tourists annoying the expats and regular tourists, when I am drawing money out of my bank account to pay the extortion fee to get two young English guys out of Patong Police Station's cells, do I think of Phuket as the "jewel of Thailand"?

    It's spoilt. Over-developed and outside of the beaches and the national park areas, pretty ugly.

    There are many properties on sale at unreasonable prices and plenty more you just wouldn't want to live in, especially some of the newer condos where swinging a mouse, let alone a cat, would be impossible in some of the rooms.

    There was a thread a short time ago, perhaps the one linked to this which I haven't checked, where this was discussed in depth.

    Kay, I know you are in the Real Estate business and perhaps you started this thread to try to convince yourself that what you claim to believe is actually true. And maybe it is, but just not at the current price level or the demographic you'd probably like.

    Ok well thank you for your comments. I don't actually think the same like you. I first came to Thailand 20 years ago and it is what it is. I decided to live here because i love it. Ok it is corrupt but i know that already and it did not deter me. I do not understand why so many people on this and other forums want to slate it? I think Phuket is better than most tourist destinations especially i do not like Pattaya (personal choice). I do really believe that Phuket is the best you can get in terms of investment for the foreigner in Thailand. Sorry if people do not agree but it is a choice thing. Why did i start the tread….. so many people with so many opinions … it made me laugh in a strange kind of way.

    I have a few properties in a few different countries, on two different continents, but I would never buy a property in Thailand, let alone, Phuket.

    Happy to rent here, long term, but not buy here.

    i am not comparing anywhere else in the world, like i said - best in Thailand. Please this is my opinion and i do not expect everyone to feel the same.. I was just making my point only. Good to hear other peoples opinion, do not have to be upset about it

    Well like anything you have to be careful in what you invest in. Land has soared over the last years, you cannot loose.

    A foreigner can't buy land.

    True but they do and i know a lot of foreigners who have the way to do it and made a LOT of profit and still doing it

    Then they see the property market boom and think they can get MASSIVE BUCKS, they are deluded. If they sold within a fair and handsome profit rather than crazy expectations then they would get the sale easy.

    My point is that reasonable investors can make good money, deluded individuals have to suck it and see.

    I don't think this only happens in Phuket

  10. When people say "best to rent" means they do not understand investment in real estate in Phuket. Usually there are not the type of people that would invest anywhere. I don't actually know too many people who lost money on investing in real estate in Phuket, unless they did not know what they were doing in the first place. OR they bought in the thai girlfriends name. Some people you cannot help.

    Are you buying or selling ?

    Just passing on an observation on a lazy low season afternoon.

  11. What are you doing, trying to sell condos ? Over priced area I would say .... Same as most Thai tourist areas. Best to rent !

OR they bought in the thai girlfriends name. Some people you cannot help.

  12. Being involved in real estate in Phuket i feel that it has to the best option for both western investors and realtors. Phuket is the jewel of Thailand so around the world it is mostly recognized. I know not every expat favors Phuket but you cannot deny it has the upper edge? Look forward to the remarks, good or bad. Fact is it is true.

  13. Rawaii will be all personal cars from small companies or individuals with unknown insurance situation. It's going to be hard to find one that will rent without keeping your passport. (Never do that.) If you want to be hassle free, use an established international company or a large, local chain like Pure Car Rent in town. They offer drop off and pick up service. I have used them a couple times. They will rent to you after taking an imprint of a credit card (not debit card) if you have one. http://www.purecarrent.com/

    The few times I rented a car or looked into renting a car, I have never known there to be a difference in price for expat vs. tourist.

    What is your budget for a rental car? Don't need to keep your passport and the cars are insured.

  14. For a long time there has been serious discussions regarding Phuket becoming independent (I am informed that this is becoming a reality) from Thailand. After the last month or so i am left thinking about what this would mean to Phuket people?

    When you look at the fact that Phuket needs outside forces to clean up the Mafia http://ht.ly/xGZQH (greatly welcomed) then how could they (who are these people that want to make it independent) even conceive that they could be independent?

    Just a simple observation as i have been interested about what would happen if Phuket ever became independent to Thailand.
