When I fist came to Pattaya 11 years ago a Realtors commission was 3% which I discovered after buying a condo in haste and deciding to sell it on again. This shocked me somewhat as back at home it was usually 1 and 1/2 % (one and a half %). I then was out of the market for a number of years and upon entering it again I discovered that it had since risen to 5%. A lot had happened in the meantime ....like the financial crash of 2008, property prices had slumped so why the rise in commission I asked? why had Agents charges not gone down or at least have remained the same, instead they put them up.... never got a reply to that question. I also discovered they now wanted to do even less than they did when it was 3% to earn their 5% commission. They used to get to your property pronto to take pics. etc.,.......now most of them want you to take your own pics. and bring them to their office in a mem stick. They seldom answer emails, not even a initial one to thank you for giving them your business. I have been trying to sell a couple of properties recently and when a customer did come to view one along with the agent, I couldn't help but wonder why the agent even bothered to leave his car after dropping the customer off, he, or she, were about as useful as a damp squib. They would have nothing to say except follow us around like a pet on a lead while I myself had to do , or try, all the selling. They seem to have absolutely no personality or ability for selling...they have no "sales pitch" to give. They seem to think that their job as an agent consists merely of putting a property on their website and driving the customer to the location. In other words....they are not professional real estate agents.....I HAVE SEEN BETTER THAI TRADERS IN THE SECONDHAND MARKETS GIVING IT ALL THE PATTER TRYING TO SELL AN OLD SCREWDRIVER TO A PUNTER. They're the people I would like to see selling my property...if they would give it all that for a few baht....imagine if they were getting 5%.on the sale of a property.
Is it not time owners got together and started up their own co-op shops....like farmers had to do to sell their produce and not be held to ransom by fixed prices or commissions. That way both the owner and the buyer would be winners...owners could sell their property more cheaply without having to factor in a 5% commission. PS. ......I cannot correct the header...it's Co-Ops....of course.

Perhaps one of the critics of the note based on its misuse of the Queen's English in it's content, might like to give us a lesson in how it should have been written, without resorting to a manuscript the length of a Shakespearian play of course.

When trying to communicate, it is important to write in a fashion that is understood. He seems to understand the level of English that would be understood.
Right on....I would be grateful also if somebody would point out to me why so many of you think the English is so bad...it is short and simple and direct to the point, ideal for a demand note. It is only missing an "a" in front of "gun" .
. The bad use of capitols has nothing to do with the grammer and may be a deliberate ploy to confuse certain parties in their efforts to trace the writer.

Not sure why they say the note was written in semi-English apart from the capitols in wrong places....as a demand note, keeping it short and to the point......had there been an "a" in front of "gun" the English would have been fine.

A point that may be of interest to some re the above....If you are not living here permanently and staying ..let's say in a hotel or room on a tourist visa ... you can get a letter from the owner or manager of the premises to bring to Soi 5 where you can still get a letter to drive or buy a m/c....only difference is .....you will not get a letter that will cover you for the 5 year license, which you normally get after your 1 year license is due for renewal.

The letter you have to get from immigration is not a letter of permission to drive either a motorbike or car.....it is a letter to show you a resident here....a letter of residency..

Yes indeed, Sattahip is NOT Pattaya, amazing how incorrect some of the posts have been and I'm glad that was pointed out. However, the person who said that it's not a good place to go after dark as 50,000 members of the Services would be out on the town enjoying themselves is equally absurd, I live in Sattahip and almost everything shuts down after normal trading times. In the evenings there are Soi's turned into open restaurants with a really good athmosphere and an enjoyable place to eat and relax in a completly authentic Thai town, absolutely free of the tourist athmosphere. I particularly like it as it is full of old shops still selling items for everyday use that I havn't seen since I was a child. From Sattahip you can travel for about 20 mins. towards Pattaya to Bang Saray, which is another really delightful town where there are a good few Farangs living with a lovely athmosphere again. From there you can move on into Pattaya if you desire the fullblown, in your face, toursit town with all it's night life trappings.

"In Thailand you normally first get your receipt, then your money and only then your bank card."....This is my first post so please bear with me if I am not familiar with the way of doing it...... I just thought the the quote above by Puaiy (forgive me if I did not spell the name correctly) was never my experience and I have lived in this lovely country for 10 years now. I also checked with my Thai wife and she agrees with me (Of course she would...I hear you say). But anyway, it has always been my experience that getting the receipt has been the LAST transaction, not the FIRST. It comes if I answer "Yes" to the question "Do you require a receipt? or words to that effect and you are given the option of answering "Yes" or No". I noticed there was no comment on this by other members and am wondering if ATMs operate differently in different parts of the country. I live in Chonburi?

In reply to the two above questions.........What I mean by Co-Ops are...Co-Op Real Estate Offices (or shops) situated in the High Street just like Real Estate Agents operate now and would operate in exactly the same way except they would be owned by the property owners themselves....thus cutting out the "Middle Man"......so there would be no 5% commission. Just a small percent to cover the running expenses like rent, websites and the Thai staff Etc., etc., etc.,
I think I would also be correct in thinking that most properties are bought and sold through a high street office. I doubt very much if a person coming to Thailand and wishing to buy a property here would first think of looking for a forum to find a property,.Is it not much simpler to do it the traditional way by browsing the the real estate shop windows?
