I have an 8000W Turbora 10 years new and never had an issue with hot water. Next house I will consider a whole house hot water heater as I have 4 people taking 2/3 showers a day, plus the dishwasher that makes it's own hot water, the hot water system may be cheaper to run.

I think there will be some issues with central AC in Thailand.
First I would be concerned with ducts in the attic, and if I did I would want the attic to be well ventilated.
Second , if central AC brakes, the whole system is out, where with dedicated units, you still have the ones in the other rooms.
Third you don't have to cool all rooms ( you can close the vents in rooms you don't want cooled with Central but you unbalance the whole system).
Forth you are limited in purchasing and maintenance to the few places that offer Central AA in Thailand.
I will admit that I don't know much about Central AC in Thailand, and my opinion is a uneducated one.
My plan is a large BTU unit in the Living Room / Kitchen area (preliminary calculations about 20,000) and two smaller Units for the bedrooms. I will deal with it when I come back to Thailand in the Fall.
Living Room/kitchen is 11mx4m the btu calculator say 15.000 but but I think more because of the kitchen heat generating issue.
Master bedroom 5,5mx4 m calculated at 7000 btu
Guest bedroom 4.5mx4m calculated at 5,000 btu
All inverter units . I expect to pay abou 60,000 bht
I appreciate any advice on the subject.
The master and guest bedrooms seem low to me. I would think you need at least 9000 BTU's.

I believe you are correct regarding the 3 Ton cut off. Back home, we usually installed 2 units. One in the living area and one in the bedroom area, as there is no reason to keep the entire house at the same temp day and night. .I did talk to a Traine AC dealer. He said he handles the complete install and recommends splitting the units. He did say splitting the units could cost 20% more depending on the size of the house but could be made up based on electric savings.Assuming he is telling the truth.. LOL

Let's talk about aircon. Where I come from, we install central air. If you are running 2 or 3 room units, I would think todays efficient central air may be the way to go. Comments are appreciated....

They say NY has the purist and best tasting water. It's not about these cities having bad or poor tasting water. People find bottled water convenient and easy to carry.

From the window you can see another of the ceiling fan. Still waiting for the windows to be delivered.
In the picture you can see the daughter of one of the workers, such a cute girl! Nice too see parents bringing their kids to work with them, instead of propping them in front of a TV.
PS: I see the hanging wire on one of the flood lights and have asked that it is trimmed.or coiled and secured with a zip tie.
That looks like landline not ethernet. But I may be wrong...

Also Ceiling fans in the living room, and both bedrooms.
Living room and both bedrooms have an Cable, and ethernet connection, also in addition to all the lights on the columns
I am installing flood lights high up on the soffit, that I hope will illuminate the whole yard.
Have not wired in security cameras as I think the technology is going wireless.
My friend has a system where he can view the house on his smartphone from anywhere in the world. I am not sure if such thing is a good idea as I am sure such thing can be hacked and one could find oneself being a star on Youtube.
Or even worst not being able to lie to the wife about all the work you are doing at the house while she is away.. LOL
I wouldn't worry too much about being hacked. Wireless security is available and great for existing homes where wiring may be difficult. Nothing beats a wired connection.
Glad to hear you didn't overlook the fans and ethernet wiring. Your doing an awesome job...

They are called pocket doors. Great for bathrooms and closets. They are hung from a tract [ like sliding security doors ] and should be easy to source here in Thailand.
BTW, unless I missed it, I did not see any provisions for ceiling fans, ethernet and security camera wiring.

3BB will not automatically switch you to Fibre, you need to request the change.
IMO Fibre is the way to go. Last month 3BB changed my Router to their new model AN 5506-04-DG as I complained about poor speed. The new router is a huge improvement. If you do opt for Fibre, make sure they give you the new router. The new router is white and the old is black in color.

I don't know if a Thai job with medical coverage covers a foreign spouse.
A Gov't job does. In fact, my wife's coverage not only includes me, it includes her parents as well.

Yes Sir.. It certainly does. Every 2 months I go for a Cardiac checkup. The total bill is usually B16,000 which includes Meds.. I pay B250 and the Gov't picks up the rest.

No matter how long it is unregistered, you will be responsible for 3 years fees plus a small fine. In addition, you will pay for a new Blue book and plates.

Both my boys schools have LINE accounts for each class. If my kids miss school we send a Line message to the teacher. The teachers send a message to parents of those kids that are not in class.
Check with the school as most do the same.

Haven't thought about it.
I am considering solar. From what I have read, the cost here in Thailand is very high compared to most other countries. But, I will check it out..
