  1. Hello- looking for a one bedroom place from nov 19 until jan 19 two months. Flexible with dates. Price range 15,000-40,000 per month depending on quality, etc.

    I will be in samui from nov 4 so I can come by and see the places then.

    Prefer the area of lamai towards silver beach area but possibly closer to chawang for the right place.

    Need to have parking for a car and wifi. Prefer condo style rather than bungalows.

    If you can provide a child bed (infant) and bicycle for rent that would be a big plus.

In most countries not only must the individual signing the prenuptial agreement understand the contents and effect but also in many one must have independent legal counsel if there is a obvious difference in understanding capacity due to language barriers. If she didn't have independent (not your lawyer, her own) and a translator explain the difference she probably has a good case to argue the prenup should be nullified.

  3. Just got a quote from our current company and they want 25K to replace the motor and a couple of remotes, which I think is too way too much. Does anyone have a recommended company to install a new motor with a couple of remotes that doesn't think the motor needs to be made of gold?

    There used to be a stand at the entrance home pro connected to central shopping center in kathu. They installed the motor cheaper than competition and were reliable. Replacing the parts was quick also. Not sure price but try there.

  4. Flat abs are made in the kitchen not in the gym. To lose weight high intensity interval training is much more effective and less time consuming. Try P90x or those type of work out programs or start something like Crossfit to get in shape fast if you also change your diet, don't drink, etc.

    I'm pretty sure you just take a shuttle van or taxi to the pier and take the ferry over. It is not very far. A few hundred baht for the shuttle one way I think including ferry ticket. Taxi would be more expensive maybe 1000-1500.

  6. The two last offers are closer to Sutthisan MRT than Huay Kwang. It is very local up there (good or bad, you decide). Sutthisan has a nice old school market for take away food if you like that sort of thing. There are no malls, BigC, Big Tesco or Tops in this area.

    There is a small tesco express on sutthisan down from the ratchada junction which might do.

    Up the street across about 150m is the ivy a bit older but still ok condo that I believe at least one of my friends rented at for 9-10k. Maybe worth negotiating if you find one renting out on prakard.

    A long while back I visited some of those "mansions" on the west of ratchada between huay kwang and sutthisan a few times but they all kind of suck and are a long walk or mandatory moto ride which I hate. Ended up renting in one of the nicer condo buildings after negotiating. The extra money felt worth it because of location, safety and convenience.

    Arguably the best would be the Ideo as it has a decent shop on the ground floor but likely very bad noise from the huay kwang junction.

    In Patong there are tons of guesthouse rooms on Nanai you can get for 10-12k. House is not likely there though you'd need at least 20k and then only for a bungalow on Patong hill I'd imagine.

    If you don't mind being a bit out in chalong check out the townhouse communities next to makro you can get a three bedroom two story townhouse with a small back yard. Pretty mixed with Europeans Thais and mix families. Only thing that sucks there is if you are stuck next to noisy neighbors and most need at least a 6m contract. I think it would be 12-15k but brand new places and usually furnished.

    My wife had the same problem first when we moved to Thailand best thing is to try to find groups of people who like your hobby. She's big on Pilates I do indoor climbing so we found our nitch. Other wise it was depressing the group we worked with. Good luck!

    Nope he is not selling I asked because I was curious how he financed his lifestyle, Mercedes big parties, stuff like that for over 10 years. If it was a year or two I would also have guessed it wasn't gonna last. Three luxurious pool houses he fixed up and rents out to big groups mainly from France and Russia. Cheap for them I guess with lots of beds but he takes in like 150k a month in high season 75 in low. Good quality houses in Patong are not easy to find like guesthouses and condos.

    Anyways, not really important I just wanted to mention that some people do make money but its not easy without connections and the right property. Not for me, couldn't live in that crap hole Patong but if you did there are worse ways to make money.

  10. I have at least a 10 year old Ipod classic that has over 2,300 songs on it, mainly from non I Tunes sites. I bought an I Phone 4S last year and cant transfer the songs to the phone. At the Apple store, they told me it was because the songs were not from I Tunes. They also told me that there was no Apple approved method to transfer the songs to my I Phone. I have seen web sites that will transfer from I Pod to computer but haven't seen web sites to transfer from I Pod to I Phone. I am content to keep the I Pod but if it is going to fall apart in the near future, I would like to transfer the songs to a computer, and preferably to my I Phone. I'll be in Thailand for the month of July and will bring both the Ipod and I Phone and will be in Bangkok for a couple of days and then CM for 3 weeks. If there isn't a web site to do the transfer, is there a shop in either city that can?

    There should be some older apps that let you move the songs back on to your computer regardless of where they are from. I used some app I think called senuti or something like that for my older iPod 30gig.

    Maybe google "transfer song iPod to computer" and see if you find some free osx or Windows XP/7 apps

  11. Seems in Thailand, and Phuket especially, most Thai people have their real estate listed for sale with no real need to sell. Most foreigners seem to only list it when it is urgent to sell or when the must sell at any cost.

    If I put my house for sale but live in it for another 5 years is it really for sale or is it simply a lotto ticket in case some idiot comes and pays the crazy prices listed?

    I think the bubble part comes in to play when you have most people in the "must sell now" phase.

    I was speaking hypothetically. I don't have a house in thailand and would never buy one through company or whatever.

    That said my friend who has in phuket a company renting out the companies houses on short term basis makes a return of about 15% a year after costs and in Thai baht which is quite good. No work permit costs or issues as he is only a director, some Thai staff from another business handles check in and cleaning. Pays tax and has no worries. Even if he doesn't sell it for 10 years he is earning a lot more than I do on my investment portfolio year on year.

    If I was living there and had his accounting and law contacts to make it happened I would consider it.

    Tell me if that 15% return is going to cover the outlay, initially, for buying the property, that he can never sell in he future - then get back to me. :)

    He'll be lucky if he breaks even. Not to mention the declining western tourist market and the rise of the package holiday emerging ecomomy tourist market. :) :)

    Oh, and while you're at it, tell me about how all these vacent proprties are driving rents down (great for me - I would never buy a property here) and I would also like to hear about the ridiculous property management costs.

    Bottom line - if I WAS to believe you that he was getting 15% - he shortly will not be.

    I don't care if you believe me. I was stating an investment situation that he has worked out from 2000 until now earning that and I thought it relevant to the discussion. If you want to pat yourself on the back for your investment wisdom on an anonymous forum be my guest.

    Yes I think many agencies especially Russian companies in Thailand will not support your work with a work permit. They are a lot of crap agencies and not serious. I think it is better you make sure it is a big company not a small one to begin with. English is not such a big deal if you speak a little Thai that is good.

    Don't do work until you know the situation with the work permit and visa because otherwise you can do a shoot and then they say we don't pay you if you tell police we call immigration.

    I have body look like Greg Plitt. And all I do in life is workout, cook and eat every 2 hours.

    So I have some questions, help me please:

    1) Is it legal to Work as fitness model in Thailand?

    2) is it low or high chances to do this job in Thailand? If I have really impressing body?

    3) is there anyone who do job like this?

    I don't think you should have any trouble finding a few gigs but you need to find a Thai agency that is serious and can book lots of gigs. A lot of Thai brands use European looking models in my old building I knew a few euro girls who worked in this but honestly I never asked what agency. Some might be a bit shady and hold out on paying you and stuff like that.

    Start with googling model agency Bangkok or something like that and make sure you check their portfolios to see that they have done stuff and it isn't just a guy with an email address.

    Would probably be easier and better paid in Singapore or Japan to be honest.

  15. i was sitting in a doctors office and started to read a article on property for sale and all the figures relating to phukets property market, it must be on the internet but the amount of properties for sale is huge, i think i might of read it wrong, but at any one time 50%-80% of property is up for sale, that might be a new build figure, i can't see it being a phuket wide figure.if it is somewhere near that figure, then for sure phuket is over subscribing on building, but good luck to the developers with deep pockets to keep going.     That's probably true but then again ALL property is for sale at the right price, even in our home countries. If someone came and offered 30% over what I thought my apartment is worth here I would sell. The difference is Thais seem to want to advertise that. Dunno which is more honest.

    Anyways I've never seen a reasonable property listed in Phuket. I don't know anyone who would spend that kind of money on a place there. Maybe a house in a tourist town you can rent out as a business but the condos there are more expensive than condos on Miami, Spain or Croatia. Kind of ridiculous.

    Ok I got a loan from SCB , but they want a life insurance for 56K for a loan 640k. I feel thats too much. And the constuctor for the new condo made the condo 0,6 sqm bigger than in the contract and they charge me 37k for that.

    Can they by the law do that?

    Yes it's in the contract that variances in size aww charged or deducted at the agreed upon Sqm price.

    My current Ainol 10 Hero will last 9 hours continious usage with graphics, or more than a week on standby, while the Onda v712 I had previously would struggle with 3 hours of usage and 24 hours standby.

    I find that an acceptable battery life.

    Never had a Samsung tab or Ipad, but do they have much better batterylife than the Ainol ?

    That's very good for a no name brand. I get 12hrs or so with my iPad never really checked because I never use it that much in under a few days but 9 hrs sounds fine.

    My world doesn't start and end with any brand but in my opinion they make a quality tablet. If you don't like their tablets I respect that opinion. I just made I looked at I mobile and several Chinese cheap models, a few Samsung models and my iPad side by side and I like the iPad best. That's all.

    As for "anaol" being a no name brand, well I guess that's each to decide for themselves but I think most of the population would consider them not a reputable world-wide brand, yes.

    I can see your argument for a small deposit as you mention, though the OP did mention "a large sum of money" so presumably in his case it is more than 20K. Many people here seem to think that a deposit of 10% is normal. I do not, especially as the vendor makes no similar deposit.

    In theory in Thailand you can actually look at a condo in the morning, decide to buy it and do the transfer the same afternoon with absolutely no prior expense being incurred at all, apart from transport costs to the Land Office. So why pay a large one-sided deposit to people who you dont know? I wouldnt.

  21. looking for the best tutor or school prefferably tutor to learn thai in Pattaya. Im looking to study 4 days per week and want to find a good teacher with a decent program to learn thai and start speaking quickly I have basic thai skills now I can speak Thai but understanding and conversing i cannot.

    I was looking to attend a school in Pattaya and obtain the Ed visa as a bonus but I actually want to learn and now I think it may be a waste of time reading all the forums posts saying the schools are setup for the Ed visa etc.

    If I can find a decent 1 on 1 teacher then I will just come in on a double entry or something. But the main thing is I need any of you guys who have first hand experience to recommend me some schools or tutors. cheers.

    I found that the quality of the group and the seriousness of the teacher was most important rather than the school. The cheaper the school the more irritating people would be in the class - you know the "I know Thai cause my bar girl has taught me bar Thai" idiots who have to try to correct the teacher every five minutes. Or the teacher who has to flirt with everybody rather than follow the teaching curriculum.

    Best bet is to sit in or watch a free class or two before signing up. Sorry you had a bad time. I went to a good school in Bangkok finally that I can recommend.

    I think you should compare side by side high quality tablets with cheaper ones and usually the quality difference will be obvious. Then if you prefer to save the money it is a better choice. Silly to buy one, hate it and end up buying another one.

    Well as I mentioned in an earlier post, the Ainol has 16Gb internal memory, dual core 1 Ghz A9 cortex processor, 1 Gb DDR3 ram, dual camera with 2Mp rear camera,1280 x 800 Ips screen with 10 point multi touch, bluetooth, wifi, hdmi and usb with support for 3G dongle and allows sd card up to 32 Gb. Operating system is Android jelly bean and frequent updates.

    I never noticed any lags in screen touches.

    How does that compare to a double priced Samsung ?

    Not sure, I bought a low tier Samsung 7.0 tab when they first came out and didn't like it too much and when I used it side by side with my friends iPad I was sold. I assume the high end samsungs at a similar size to the iPad are very good though I have lots of friends who prefer android and use them.

    In the end specs are one thing but I think it's best to just use them side by side and see what works for you. Similar argument to why some people spend more on a German car even though arguably a cheaper Korean one would have similar or better specs. Money is one consideration.
