Its like asking my dog if he wants snacks.
When the whole trip out and back in to Thailand to a family of four costs a small fortune, better bother with a few possibly unnecessary documents or additional minor expenses than risk being refused boarding / entry.
Everything in this scheme - flights, hotels, covid tests - must be prepaid and is non-refundable (a main reason by the way why this kind of sandbox or AQ schemes will never bring any significant amount of tourists to the country. The second major reason being the complication of it all).

Following the above discussion, I purchased an additional insurance that does not exclude outpatient benefits, for 3 months from my planned arrival date to Thailand (embassy said on phone "3 months insurance is enough for marriage visa", however I realize they might be referring to the visas they issue there and not for a yearly extension of stay).
My extension of stay is valid till July 2022 (I got a multiple entries Reentry Permit as well).
I don't have a return ticket.
Got my COE yesterday based on the above. Wonder if I better purchase a return ticket anyway for the case IO in phuket will be stricter than the embassy. What is the worst outcome? held up at the airport and forced to purchase additional insurance till July 2022?

Somewhat related: entering Thailand via Phuket Sandbox, then continuing to Pattaya (where I normally do the 90 days and where the TM30 was submitted) - when should my first 90 days report be done? do I need to submit TM30 again?

You can have a connecting to Phuket from another place other than Bangkok. For example there are connecting flights in Singapore to Phuket,
There are also international flights with a "stop" in Suvharnabhumi, that then continue to Phuket after about 1-2 hours. Same plane. Same flight code. I guess some of the passengers depart and the rest continue to Phuket. Acceptable?

I've seen that flights to Phuket sandbox cannot be with a transit in Bangkok. Must "Fly from abroad to Phuket". But are there restrictions on connecting flights in general though to in this program?

I asked my insurance company if they can add covid outpatient cover for a shorter period than my yearly policy. They answered no and referred me to the following site as an alternative:

To add another related question - will my wife and kids (Thai nationals) also need a Covid insurance coverage and if so for what duration? I didnt manage to receive an answer from the embassy on that.

I just got the following info from the embassy:
"It should cover all eventualities including treatment as an out-patient".
and
"In the absence of a return ticket, for as long as you intend to stay in Thailand".

Yeah, I meant any minimal duration, be it a month or as short as posdible. Naturally since we return to Thailand which is where live for over 6 years, we will not have return tickets.

Say I get another insurance just for that. What is the duration I need...? After 14 days in Phuket I intend to proceed to Pattaya where we live. I have an almost year long extension of stay based on marriage (and a reentry permit).

Outpt doesn't enter into it as hospitalization is mandatory even if you are cometely asymptomatic.
I got a specific letter regarding cover for covid19 and im the same letter it is stated that only inpatient is covered (I attached that paragraph above).

If your letter excludes outpatient specifically, then you might need to get one of the "standard" Thai Covid insurances from the website of approved Thai insurances, and it must cover your initial stay, depending on the Visa type (tourist, exempt etc) that you will use to enter ThailandSpecifically excludes outpatient treatment.

Thanks. In my case no outpatient cover is mentioned on their letter.

Our AETNA policy covers 5 million baht per case, including Covid-19 treatments, but it is "In-patient and day case" only. There is no cover for out-patient treatments.
Does that qualify for a policy to enter Thailand? Does anyone has experience doing that?
BTW I am not on a retirement visa.

One thing that surprised me here was how quiet was that desk 6 for marriage extensions. It seems as if we were the only couple there between 9 and 10:30. When we were sent for the TM30, or to get the clearer ID, or to rearrange the copies, nobody else applied. In BKK and CM I always had to queue for quite a while until I could submit the documents, even when arriving before immigration opens. Is it the normal situation here?

Did you try using an "old" bank letter or get one on the day ?
I was going to keep the 400K in the account in any case (in fact, I prefer to keep this amount there year-round so not to forget it when the time comes near, and use another account for every day use), I was just wondering if they might ask for any proof, if so such should be prepared accordingly.
I didn't take chances with the bank letter. I was the first at the bank at 8:30 and out in about 10 minutes. Wasn't a big issue to fit it in since the branch I used is just 3 minutes drive from immigration.

Arrived today at 9am and left by 11am. The biggest delay was actually the TM30 - which I thought was already done, since I was given a copy of an online reporting done by the real estate agent who did it on behalf of the landlord. I also presented that copy when I did my last 90 days reporting - and it was accepted. Apparently, that online reporting didn't really make it to the online system and I had to queue in room 10 and redo it the normal way before my extension could be processed.
The IO was also not very happy with the clarity of landlord's ID, luckily landlord sent it to us on the spot and we could print the clear one in immigration.
I can confirm a witness' details is required in our case as well. "No witness - cannot do". This was unheard of when we did the extensions in BKK and CM.
The official also said I must keep the 400K+ baht in the account until the extension is given, but did not specify that any proof for that should actually be presented. Kind of weird.
When we left we saw at least 30 people queuing outside in the heat, I was very happy we arrive earlier.

AFAIK it doesn't actually "expire" - there is no expiration date on the document in any case. How recent it should be depends on whoever requires it. We got ours on Monday and went to Jomtien immigration today (Friday) - that was ok.

We went today to Ampeur Banglamung to get an updated KR2. Took 3 minutes. The only thing required was my wife's ID. I didn't have to show my passport and my attendance there was not even necessary. At the past I remember we had to sign the KR2 - this time no signatures were needed. So, super easy.

2 sets of everything sign every page ( blue ink best) except your wife's and witness ID/house book which they must sign.Interview at home they want to see a witness with their ID and House Book copies, no need to take witness to the Jomtien office.
Thanks a lot for the detailed info. I plan on going next week. Having done this extension in the past in Bkk for 2 years and then in Chiang Mai at the last 4 years it looks stricter than what I'm used to. A couple of questions come to mind:
- Item 7 - Kor ror 2: we were married in Bangkok. Are we supposed to travel there now for the purpose of getting an updated Kor Ror 2...?
- Item 10 - bank statement: in Bkk and CM they were ok with a statement + bank letter issued a few days prior to immigration visit. A transaction on the day of the visit was always required and the balance could then be different from the amount written in the statement + bank letter. I'd normally deposit a 100 baht or so for that purpose. Can someone confirm this is definitely not acceptable in Jomtien immigration? having to go to the bank to get the statement + bank letter on the same day makes it more difficult to arrive to immigration early.
- Witnesses - we moved to Pattaya quite recently and don't really know the people in the mooban (never had home inspections at BKK / CM BTW). Is this an issue..?
- I normally also bring the house lease agreement and house owner ID (on top of their tabien baan). I am aware this isn't on the list but the IO always collects those docs when I bring them. Was asked for that once in the past in Bkk. Is it not necessary?
As a sidenote I can add that we have 2 kids. Normally we also add their Thai passports, Tabien baan where they are registered and birth certificates to the list above.

International schools are generally quite flexible as to accepting students during the year. Certainly possible if it's at the beginning of any of the terms. They do however like to charge a considerable registration fee that makes short enrollments very expensive. Due to Covid-19 low demand conditions you will find that some schools are willing to waive this fee or give large discounts.

So, I got to go the the Land Transport office with the dealer's guy last week, and submitted a form with a copy of my passport and a certificate of residence. Today the dealer says they just received the car registration book but not the white plates. Apparently, they need to be "printed and sent from Bangkok". Well, last week he said we'll get them this week. Does THAT make sense?
Confirmation regarding not owning real estate in Thailand

I intend to sell a house in my home country. There is a significant tax break applied in case the seller does not own additional real estate apart from the unit sold.
Since I am not legally considered a resident in my home country anymore (this status is being revoked automatically after a certain number of years living abroad, although citizenship remains of course), I need to provide some legal document from Thai authorities stating that I do not own any real estate in Thailand.
How can that be done?
