  2. Yes build it yourself. You have no experience or training in construction and know even less about managing Thai workers. What could possibly go wrong?

    So many come here and do things they would never do back home then blame the results on Thais.

    When I go home I think I will ask a carpenter to build me a motorcycle I mean how different can it be as long as I supervise him I am sure everything will be ok [emoji23][emoji23]

  3. Unless you are rich and money doesn’t matter - don’t use a construction company. If you have the time, a pick up truck and the nerve hire labor and do it yourself.

     

    You can save a lot of money and do not depend on a contract that is designed to make as much money of you as possible. Just check out the detailed price breakdown and all the little details in the contract - most prices are totally unrealistic.

     

    I have built both ways here in Chiang Mai.

    Hiring labor and buy all materials and I am currently in the final phase building a house with a supposed to be “reputable” large construction company - and would never do it again!

    We thought it would be less of a headache building like this - but it just turned out to be more expensive.

    I have hired a fantastic Thai project manager - who is there all the time to watch them and he pays himself by preventing short cuts or stopping them from trying to use substandard, cheap materials.

    I am far from rich and I used a construction company because I saw what the alternatives were in Thailand.

    I spent over a year looking at options.

    It’s hilarious that you say your supervisor makes a wage from stopping the builders taking shortcuts and using shit materials [emoji848]

    Also Why would you need nerve to hire day laborers unless you realize that they are going to be shit [emoji1787]

     

    Bottom line is I have seen many day labour houses and many company houses and they don’t compare for quality or safety.

     

    Yes day labour farmer built houses will be cheaper if I wanted a leaky crooked walled faulty foundation 5 year lasting death trap with cracks and bad electrics.

     

    You get what you pay for. You wouldn’t hire a farmer to build your home back in the west so why risk it here.

    I guess the cheap Charlie mentality is spreading from food to everything else here these days.

  4. Yes it looks good but they always use wall-putty and paint until it all looks nice.
     
    Those wall outlets at the patio need a cover though, it's dangerous to have this during a storm. Also they should be grounded...
     
    And what if you jump in the pool and water splashes all around? Will it flow back into the pool?
     
     

    Already mentioned above that they were grounded, breakered and have splash covers .

    I really wish people would read a thread before commenting on it [emoji12][emoji12]

  5. You are  very well versed on other peoples houses, you say the photos are of another build by the same company, yet you know the electrics are earthed, and have a flap to go over them, well not in the photo.
    Maybe you have some involvement with the company, and are using your post as advertising.
     

    I am very well versed on my own house which as I said was built by this company.
    I have also seen video of the house I just posted so I can attest to the fact that it has a breaker unit and flaps on the sockets.

    It's amazing how as usual in this forum that friendly helpful advice is leeched on by Trolls.
    Anyway for the Trolls with no life have fun being cynical and pathetic.
    To the ones that need a decent builder choose them or not it's up to you [emoji106]

  6. The devil is in the detail, what you can't see, the finishing here is also pretty  poor, forgetting to glue pipe  joints, non earthed electrics wring sized cables, wrong slope on drains, water added to concrete making it  like P*ss,seeing something "finished" shows you none of this.
    Then there is the  staff issues, one team may do a good  job but they come and go, the next lot could be awful.
    That's the reality of any build here. Looking "pwetty" doesn't  tell you much at all.
    One man's "good" is another mans "poor", some peoples idea s of good are very different to mine.

    It depends on the company, the guys that built this do everything by the book
    (the Western book not the Thai book) [emoji4]

  8. Well yeah if you say so.
     
    The app stopped working because the developer deleted his API key from TMDB, and the patch is nothing more than a new API key added by other people.
     
    The original developer. Mr Peter Chan, has refused to release the code so the app can not be forked or updated and it will die after a while.
     
    That is also why the new releases doesn't work, because for that it needs updates, and nobody can do that without the code.
     
    I happen to be a bit more involved in this than you might think, so no I'm not talking to the wrong people in this regard.

  9. Not even the people who patched the old terrarium acknowledge that it will continue to work after 29 September, so how can be you be so sure.
     
    The patched version also actually doesn't work perfect, because 'new hd releases" shows no data.

    Your obviously talking to the wrong people then [emoji6]
    The original coder has already shut his one down he didn't wait till September. The new patched version pulls from readily available sources so it will continue to do that after September.
    The HD section is a minor issue which will be sorted soon enough.

  11. Hi All,

     

    My wife (Thai) and I bought an old house in Bangkok last year.

    Not a bad location in Bang Plad near Yan Hee Hospital.

     

    But it's a small block only 8 metres x 16 metres and the house on it is not worth renovating.

     

    So we aim to knock it down and rebuild, maybe 2 or 3 levels.

     

    It's mainly for family use as we spend most of our time in Sydney currently, but it maybe end up being our retirement home in time.

     

    Family own their house in Bang Plad,  but are on rented land.  After 50 years they are being told to move for development.  Hence the idea to buy this old house 'cheap' and rebuild.

     

    We own a Condo in Bangkok but have never owned a house and have certainly never built one.  So please excuse this very 'Newbie' questions.  We have been researching a fair bit but are stuck on a few basics.

     

    1. What are the 'set back' rules regarding building a house?  i.e. How close to the boundary are we allowed to build?  Obviously being a small plot we want to maximise what we can build.  We found something about 2 metres gap between house and boundary.  But the existing house only has about 1 metre.    Any advice on that?
    2. I had hoped we could find an existing design for a small plot and use the services of a one stop shop type company.  They have the design and undertake the building. We like some of the designs by AoonJai Builder www.aoonjai.com    Is using a service like this worthwhile?   I am not a builder of DIY guy and don't have the time of health to build / supervise construction, so we need someone to do it.
    3. Another option is to get a custom design from an architect and then find a builder.  Better way to go ?
     

     

    Any thoughts, advice or feedback would be appreciated.   Even names of one stop companies, architects, builders etc.

     

    We are aiming for a simple inexpensive construction, probably three levels.

  12. It's a bit late now, but they could have cut out the facia for some louvered vents with mosquito netting on the back. I doubt you'd get the water blowing back like that.


    Trust me you will definitely have the water blow back. I have seen it first hand.
    It's simple physics. Water moves direction when blown. Surely you have witnessed water blowing in an open window?
    Now multiply that by the gallons coming off the roof in a steady downpour plus high winds.
    It's a disaster waiting to happen
