Yes
They started the 30 days from the end of your current extension.
The IO did say to keep in contact with her through line after a few weeks as she said good chance it’ll be ready before the 60 days.
is this correct??

Were you applying 30 days early? Many offices start the 30 days from the day your current extension expires.
Yes I was applying 30ish days early.
so this is the reason I was given 60 days?

Had an issue renewing my yearly extension on dependant visa for being sole guardian to my son the other day also, mine was up country and not in bkk.
This is my 5th extension I was going for and had all documents x 2 ( salary income for proof of income for 12 months, bank statements, court and amphur docs stating I’m sole guardian, anyway all docs were correct but they was trying there hardest to refuse it or find something wrong!!
had to go back the following day with a Thai witness saying it was my kid etc etc.
Wanted my parents names and dates of births, the witness also her families details and their blue books, they was just making it as difficult as possible.
Also got 60 day under consideration stamp instead of usual 30!!I don’t understand why this year they made it so difficult…. They made me feel like I was doing something illegal, when everything was in order and all docs correct!!

So, who signed the papers?
I can't read Thai or understand enough to be clear on what goes on during sale. Did his mother not also have to sign papers as guardian?
I had to sign the papers.
I’m a single father so this is the reason I bought it in his name , his mother not involved in anyway.
I suppose it all depends on the office and the person in the office dealing with the signing over. I had to show all my court docs and docs from amphur and it took more or less the whole day as they wasn’t so sure what way to go about it, but got it in my sons name in the end.
Also the person I bought the house from was there to help me do it all.- 1

Bought a house few months back and put it in my sons name who is 5 years old.
His name is all that is on the chanote.

A lawyer changed the mind of the manager at Pak Chong office with a threat of court action.
The lady we dealt with today said that I will get yellow book when we put my sons name in the new blue book and she said any problem to contact her direct.
I stay in a small town so hopefully it’s like she says and no issues.... if I don’t get it no big deal just have to show immigration that my sons name is on chanote for my place of residence I suppose as he’s too young to sign any papers he’s only 5.

Thanks
Re the bank cheque issue.... I dont think the land office care or have any recourse for checking where the funds came from. I think as long as the foreigner signs the letter saying none of the funds came from him/her then thats all that matters.
I've had delays with my purchase as the sellers are greedy re the price. its a waiting game now to get the price down.
thank
Hi all,
Just an update in regards to buying a house in my kids name.
we completed it today and his name is on chanote, have to go amphur tomorrow and get his name in blue book and have been told a yellow book should be issued to me also.
I should add I didn’t use my lawyer like I mentioned I was going to, went with person I bought the house from and it was all transferred to my sons name.
Quite a long day but quite straight forward.
thanks for everyone’s input on this Matter.

If successful, while at it, get a usufruct for yourself, 'allow to modify' for life if possible. This way the 'manager' can't sell it without your signature.
What a lawyer says can be done, while paying them and what actually can be done, may differ. Tried to adopt 'my daughter/village orphan' ????(not blood), and even had mother's permission. Lawyer said no problem.
Checked with family services, the actually Pol. officer who would approve it, and he said no way in hell. Lawyer would lose, then appeal to Bkk, and lose again, after my huge legal fees paid of course. Human traffic laws simply wouldn't allow adoption, without a 'fat envelope' being passed.
What is usufruct? I’ve never heard this before.
Also like someone else mentioned can I not go ‘manager’?
sorry to hear about your adoption but I believe it’s very difficult to near impossible to adopt in Thailand with what I’ve been reading and been told, so your not the only one.
I would believe getting a child put on the house name would be simpler than adopting.

The real answer can only be given by the manager of the land office processing the sale. They are the ultimate kings of their empires.
Same for the yellow book, some office managers say yes, some say no. You ain't gonna change their mind if they don't like foreigners.
Yeah that’s correct. Like I said previous reply it’s a small town and getting things their over the years at different offices has been no problems, but like u say if the person i see on that day don’t like foreigners them I’m fkd but hopefully with a lawyer assisting me on the day it’ll make it possible.

You'd get yourself appointed as property manager (which is recorded on the chanote).
Why not give it a go ......... but don't agree to paying a deposit so no risk to you.
Yeo totally understand mate.
I think it depends on the land office where you are based also, like all offices in Thailand.
I stay in a smallish town and all other government offices there are quite relaxed so I’m hoping it’s granted but i will find out when I go for it.- 1

A guy posted last month this happening to him.
Full custody, no mom, land office said no when they went to transfer, lost his deposit.
I appreciate your input and good to know.
like I said all I can do is try I suppose, I’d they do say no I’ll need to look at other options.Let’s say if it does get approved do you know if I’d be entitled to a yellow book or how would it work for immigration as my kid is only 5 and can’t be issuing docs to immigration himself.

Land office will likely refuse.
Would be different if mom was dead.
I spoke to my lawyer about it on the phone not a proper consultation, the same lawyer who got me custody of my kid and she has said this is the way to do it.
Why do u think the land office would say no but my lawyer says it’ll be fine?
I think she would know more about Thai law, no??

You believe wrong.
Kid can own a house in own name from the day it gets a birth certificate.
Permission is required by both parents at the time of purchase.
One parent must be declared property manager at time of purchase (foreigner or Thai) by mutual consent of both parents.
No loans are allowed on the property, has to be owned outright.
The property cannot be sold until the child is age 20.
Beware!
Many Thai mothers will not agree to this, and will often convince the lawyer/land office to not proceed with this arrangement. You will just be informed 'not possible'.

I have full custody of my kid from the courts and amphur so his mum isn’t around and has no say in this matter.
Any idea how that would work with no Thai mother been involved?
is it still possible to do what I’m asking?
cheers

Oh... that’s good to know.
so the kids name would go on the deeds/blue book no matter what age?

Hi... I’m wondering if anyone has bought a house / land and put it in their kids name as a trust fund?
If so how does this work when buying the house and whos name goes on the deeds and blue book etc since I believe the child can’t own it until he/ she is of legal age?
I’m going to see my lawyer in the next week or so regarding this but want to hear 1st hand accounts from anyone who has did this.
Also when doing it this way how would it work for immigration of where I am staying, would I be entitled to a yellow book etc?
Any advise pls?
Thanks

I would way it's a certainty that there will be an extension as nobody can fly anywhere right now. What would you expect them to do with stranded tourists who cannot get home? Lock them up?
There isn’t any one stranded in Thailand... there are flights leaving Thailand every day To all over the world and has been since this corona started, so if they wanted to go home they can.
There is people with visa’s expiring or expired that would like to stay but stranded is another story!!

Hi... I wonder if someone can answer my question.... it’s not 100% visa related. I have a single non-o visa in my passport with a re- entry permit while I went to the Uk for work and to get an Indian work visa. The problem is my work used the passport with my re-entry permit to apply for my visa, but I have another Uk passport different passport number which I will have to use to enter Thailand when I return start of December. I understand I will lose the non- o but do you think I will have an issue when doing my finger prints at the airport and they see my name attached to another Uk passport?

You can only get a single entry non-o visa. Vientiane requires 800k baht in the bank or proof of 65k baht income or a combination of the two, a police clearance certificate and a medical certificate.
UbonJoe is this new rules for single non - o also for a non-o child visa?

I don't use the app, but no. Everything is working fine for me.
I have just logged in using another browser on my android box and it is working now on that browser but the app seems to be down!!
i do prefer to use the app as it's a lot user friendly in my opinion but as long as it's working that's all that matters.

If you are able to do the 60 day extension you could get a re-entry permit that would keep the remainder of your 90 day entry plus the 60 days valid when you re-enter the country. You could apply for the re-entry permit as soon as soon as you get the 60 day extension stamp.
According to my calculation the re-entry permit would be valid for entry until May 19th which would be the date you would be stamped in until.
Whether the immigration office would do the 60 day extension as early as you would need to do it could be the problem.
Thanks for your reply.
I suppose the best thing I could do is go to my local immigration and ask for the 60 day extension early, explaining my circumstances.
Notmally they are ok in khon kaen but I won't hold my breathe.
I'll post an update after I have been to immigration.
Thanks

A quick question if anyone can help me please.
I got my latest single non - o from Laos on 21st December so good for 90 days. I'm planning to go back offshore again on about mid February for anything between 4-6 weeks so obviously the 90 days would have expired but could I still get a re-entry for the 60 day extension once I arrive back in Thailand once the job offshore is complete?
I've asked about re-entry permits on single entry before but still haven't done it for what ever reason but every time I come back from work now without a visa i get the feeling I'm going to get refused entry without a visa as they are questioning every stamp in my passport etc.
hope that makes sense and some body can give me a answer.
Cheers

Maybe try https://www.firstonetv.net/Live/United-Kingdom or http://www.teatimetv.to/ Quality is usually excellent. FirstOne can be slow to load but then it's okay, and if you register (free) it allows to watch BT Sport 1 & 2. I'll be watching Vardy back at his old club this evening when Leicester play at Fleetwood
Thanks for the info I'll have a look at this. But I'll wait maybe BEIN 2,3,4 will be back on by the time premiership is back on next week. Could possibly just the renovations they were talking about and doing a few tests etc.... fingers crossed anyway haha.
Good luck tonight for your team but it's the FA cup you might be the 1st shock exit haha....Scotty

Ominous. But I pay the extra and watch most of the footy on True, which is always reliable and faultless. That can't be said for HDPrime. I do find it bizarre though that True hide channels two, three and four on their website programme schedule page. They usually show 3pm matches on two of those 'secret' channels but the only way to know what they are showing is to turn on the tv. Why the secrecy, I wonder. Weird.
That's the reason i have used hdprime and before ilikehdtv is for the 3pm U.K. kick offs in the U.K.
Like I said been on it this morning to see if the FA CUP was possibly on BEIN channels instead of BBC as it is more stable but I only see BEIN 1!!

Thanks for the useful info again. All I can do is try I suppose and if it hasn’t been approved before the 60 days I’ll just have to wait.
