    Thanks everyone for the advice. It sounds like it should be no problem if the Consulate will let me have the METV being a landlord. I have over 5k gap in the bank and my income from my house is £1200pm, so it should be enough. I dont really understand why they would care about where the money comes from, as long as you have an income and its legal!

     

    For the people who are living on METVs for 9 months like I mention. What do you do the other three months? And for those staying multiple years in a row, do you just find a new apartment each time?

     

    Are there any other issues you experience being there on an METV?

    Good question. I go back to Oz. I'm lucky. Have understanding parents and brother. Spend 2 to the three months in Oz. No issues with metv whatsoever. Follow the listed rules for application and no problems.

    I've asked Oz embassy if there is requirement to stay away for certain amount of time, but none.

    I just see it as a good idea.

    You would only face problems if you dress bad, are impolite or don't spend some time back in your home country.

    Trying to spend every single day of the full year on tourist visas will bring suspicion on you.

    You best buy a condo if you need to keep stuff here while in home country.

  2. Yeah, it's becoming apparent the technology is levelling out.

    A decent 4g phone from 4 years ago gets the movie adult and sports streaming, Google searching, and messaging done. What more do you need except bragging rights. I'll continue with my z3 Sony. Connects up to my tv with a solid connection  cable. No lagging.  newer phones don't have that mhl ability. 

     

    Speaking of which. Swift streams showing all the Oz tv stations  ATM working well on about 4mbps net. Even the fox footy. It does come and go.

    There is a black version that I use which is ad free. Go for it.

     

    Watched about 10 mins of ladies footy. Enough. But I'm fasting at the moment so maybe it's me not focusing well. 

     

    What we really need is free internet.

    Wish governments would grow a pair and stop telcos from ripping us off.

    Renting in the same place for years on tourist visa, I have never heard of causing a problem, nor have I seen a law or regulation not allowing it. I'm confident you are fine doing that.

    I've been told must and I've been told don't have to at different times by different officers at jomtien.

    My feeling is that if you only go the first time, you'll be ok.

    My recommendation though is to go after each border run. No harm done.

  5. I think this was the thread where I said I would post back my result from checking about opening a bank account for purpose of condo purchase. Most users would follow the same related threads anyway if I've misposted.

    In short, I wanted to test if "my friend" could open a bank account in order to buy a condo. Surprisingly , only 1 out of 4, (krungsri) said he could but I think it was because I was a long standing customer already and they wanted to help me.

    3 others including Bangkok bank said I needed to show condo paperwork first plus other items.

    So in my opinion it has become very annoying and near impossible to open an account unless you have a work permit. 

    That was only my experience on the day. Yours may be different.

    Those with 20+ solar panels will be ok.

    I feel for the battlers. People with houses under 400k and combined income under ?? Should be given free solar panels and pay them off over time with their feed in credit.

    Permanent residence is also available in Thailand, if you worked for a few years and paid taxes.

    My point was , temporary non O visa with extensions is indicating less of a tie to the country than displaying temporary retirement visa.

    I would say residence is available only to the very lucky few. So few and near impossible to get. I think only two known on this forum.

    Thailand is an old proud country. Thailand is for Thai people only as compared to Australia or England that offer citizenships. Some say Australia could learn a lot from Thailand immigration policy. I am indifferent about the matter. Probably for the reason that Freddy Mercury suggested. I.e I'll be dead soon and nothing really matters.

     

  8. I think the extension terminology is used to enforce the understanding that you're a temporary visitor to thailand even if retired.

    This  ties in with my understanding that you will still certainly be classified as a permanent resident of your native country even if claiming to be retired in Thailand.

    I.e. how can you claim to be a permanent resident of Thailand when the government only allows you temporary stay.

  9. Anything can end up being possible

     

    Working with no qualifications whatsover with no permits to being asked to supply more than one qualification and being asked to leave the country for visa requirements and being asked to follow teacher licencing rules

    The golden rule I think is go along with what the employer says and don't upset anyone.

    I personally have stopped teaching here because of the anti sentiment bureaucracy. 

    South korea offer free accommodation, good salary and flights. 

    If I need to work I'd go there instead.

  10. Has anybody spoken much to the young falang man employed by jomtien immigration. He was in the photocopy office. I'm guessing he would be a wealth of information. I talked to him for a bit and recommend him for help on finding out about extensions, agents, requirements etc. I was really surprised to see them employ someone so young. He speaks 4 languages. I guess that helped him hit the jackpot..

  11. I believe the agent uses his own 800k for seasoning. The deal that is made with IO for how long is most likely short time. 

    So if the 800k gets the agent 10k after 3 months for service fee, that's 10/800 X 4 = 5 %p.a 

    Banks giving 1 or 2 %??

    But I'd think the agent would be better buying a condo and getting more bang for the investment buck.

    Anyway I don't think it's left in for the whole 3 months and they charge more than 10k usually.

    Anybody going through an agent that lends the money care to share experience?

  13. Perhaps Agents are relatives, friends, friends of friends, long standing business partners.

    If that is the case then new rules are not trumping that from what I've heard.

    If you've been going through an agent I don't think much will change. The agent closer to the champion officers at the top should still be able to perform their magic.

    Maybe the people getting worried do not really have enough to retire here? I know many people worry about the exchange rates,if that is the case again maybe they are not financially ready for retirement here?

    I am far from being well off but I have put enough money in a Thai account to ensure a worry free retirement.

    Interest rates here are no worse than my home country. I am not wealthy enough to speculate and possibly lose on the investment of stocks and shares . Therefore I see no reason not to have savings here.

     

    Thai immigration don't allow a commitment for permanent living or permit you a full time retirement visa. You are allowed extended stays based on retirement age. I think a fairer way is to say leave 800 K in the bank and here's your retirement visa for 10 years.
