    The only item I would add to the above list is a stamped, self-addressed envelope for the return of the notification receipt, which TallGuyJohninBKK probably also mailed.

    The officers wanting to go by their rules may be tossing those letters in bin, but I agree it is a very good way to avoid the owner detail problem.

    The process is Letter of Release from the Embassy of the deceased

    Temple cremation and letter of cremation from the temple

    A lawyer has to write a Plaint to get a court date About 2-3 months

    Go to court with Will (no Will is complicated) and Executor gives testimony

    Wait 30 days 

    15 days for the Executor to resign (to much work, stress, doesn't know what to do as all in Thai language

    30 days for challenges to the Will, Executor, debtors, creditors

    Court order Grant of Probate issues

    Go to banks, Land Office, DBD etc and start to close things down

    Liquidate assets of change them over to bona fide partners name

    Send money back overseas if you can - Anti Money Laundering Office AMLO involved 

    It is possible that someone has access to internet banking, ATM and can clean out the accounts

    You know Thailand runs on paperwork, stamps etc.

    Thanks. It seems like you've  been through the process yourself. I investigated a while back and my conclusion is that the more you can leave back in your home country with a will there the safer.

    Australia has a very streamlined process all doable online without a lawyer.

  3. Maestro, master of the house, this is playing out like a Seinfeld episode.

    TM30 is not hard to do and I haven't heard of anyone being charged for filing. It's free and fun. I throw all definitions and rules out the window and go whenever away from my bed for 24hrs. It's my one and only rule that beats all other rules or definitions.

    Just one concerning thing for people is when the owner won't supply details( chanot,tax papers etc.) if asked by officer , you have no way but to find a new address.

    agreed, but I'm not sure, does the immigration Minister and Privy council need to sign off on new imm. laws.  I'm guessing if you went to defend yourself in court using basic reasoning of following written law a loss would still be imminent.

     

    I know of one situation where a judge simply ignored the law of an overdue co-owner having to pay interest in money owed. The coowner was let off from having to pay the interest.

     

    A complete joke as the interest owed side of the law is important in making people pay on time.

    If you are with the agent or nearby when the agent spins his magic you'll see what the relationship is like. 

    But at the end of the day you choose what's good for you.

    It just seems to me, those trying it on their own are met with more and more hurdles.

    I've seen preferential treatment at land office too. Those people acting as agents but walk around so comfortable and joking with staff as if they own the place.

    I'm guessing the officers that caught went rogue outside of office environment to make some side off side cash.

    The agents are probably so well ingrained they make new friends with the new officers. But I'd personally recommend tagging along with the agent until you are comfortable. 

    As a test, maybe some of you when at the office next time, say something like, I'm applying for an extension and my agent will be coming soon , but I was hoping to get a tm40 form from you. See what they say.

    There are those agents who know the officers up top. You just have to choose the right agent and if in doubt go to your first trip together to immigration to make sure it's kosher. There's a right way and a wrong way, but sure you gotta use your smarts.

    I don't see the fuss over having just labelled it as a multi entry retirement visa that is renewed each year. I've obtained a b type visa while in thailand and I get multiple entries on my METV.

    Any other reasons why it is important to rename this process as an extension.

    It is what it is seems the best reasoning.

    Thanks. Do you know why this terminology/method is used for allowing retirees to stay long term. Any reason why a document titled visa could not be used each year?

    They both pretty much take up a page in a passport.

  10. I did my part yesterday.

    Walked into jomtien imm. About 11:45 to hand in tm30 after arriving back in Thailand to stay in my not so temporary accommodation.

    I copied a lot of pages with the form to which the young lady seemed frustrated as to why so many pages. Surprisingly, at the front desk I was processed right away. Gone in 5 minutes.

    Besides my usual advice of go often to do tm30 for your safety, make sure you are supplying as many documents as you can in support.

     

    I say, if you are asked to do it. Do it well.

    Farang, if smart, would unite and make that point. I.e. If everybody went everytime following the rule if you are away from your bed for more than 24 hrs go to report. It may push the rule to breaking point.

    But instead groups fail to go and are eventually fined feeding the system. Everybody. Please go everytime you think you need to. And even throw a few in of go even though you know you don't need to.

  12. METV. From your home country. With returns back to home country.

    This seems to be the most appropriate visa option C/w visa on arrival and setv.  I've never heard of problems with METV from home country.

    use,  I'm a tourist to Thailand who has friends to visit and funds to support while visiting Thailand. Maybe using visa for visiting girlfriend is not an accepted reason.
