In my condo there is a 100 baht monthly fee which covers costs if the meter needs replacing, it goes into condo funds so no big deal

Are you sure it's not the other way around?
When using Kasikorn app and Bangkok Bank ATM you select K Plus
so at Kasikorn ATM it's probably something similar for Bangkok Bank app

Smart TVs are dumb, that's what I've found, just good marketing.
WiFi isn't essential but it enables you to connect YouTube etc from TV.
Maybe you have enough monthly data allowance to work as a hotspot for the tv, that's what i did until recently, i also had a box

Do you know the area? I don't like the Kasetsin area, one road in and out, a bit excluded. Prices and rent cheaper than a better area.

i reckon a hospital visit for a cough and mandatory blood pressure check resulting in a high reading would probably give insurers a claim denied excuse for anything cardiovascular
