  2. I am going to be applying for a Non O Visa in 2026. I am thinking about buying a Condo. When I apply for the Non O 12 month extension, do i just need to show Immigration a copy of the title deeds of the Condo instead of a rental contract.
  3. At this stage I am not sure where I will live in LOS when I arrive.
  4. I will use an agent for the extension. When I mentioned the screenshot of my bank account showing the £19k. I meant at the stage when I applied for the Non O when I am still in the UK.
  5. Once I have received the Non O Visa in my home country. Is it okay to book a one way flight to LOS and all my banking is online so is it okay to take a screenshot of my bank account with the £19,000.00 (800K Baht)
  6. Because I dont like problems. Would rather pay an agent and not have the headache of dealing with Thai Immigration.

  8. If I have deposited the 800k in a bank account I would have complied with the financial requirements.
  9. So I arrive with the Non-O. Open the bank account within the first 30 days of entering LOS. Deposit the 800k into the bank account and then rent a Condo. Is there anything else I need to do. I have emailed 3 visa agents to findout this information and none of them have replied.
  10. I understand the best way now to apply for your first retirement visa is to apply for a Non O Visa in your home country and then once in LOS apply for the retirement visa. To be honest I would have rather completed the whole process in LOS. If I do apply in my home country. After I arrive I will need to open a bank account. Deposit the 800K in the account and then rent a Condo so I have got a lease contract. Is there anything else I need to do.

  12. Thanks for the info. I am a few years away from receiving pensions so the money I remit into Thailand will be from savings and earnings. I understand the law about paying tax on remitted money you take into Thailand maybe changing in Feb 2026.
  13. With the current tax laws. I understand you need you need to file a tax return if you are on a retirement visa and spend more than 180 days in any calendar year in Thailand and you need to pay tax on the money that is remitted into Thailand, excluding pensions where you have paid tax in your home country. On the tax return does it ask you to state your worldwide income or just the money remitted to Thailand.
  14. Thanks for the great reply. Lots of good information. Last article I read said the tax laws are going to be changed again in Feb 2026. I wont be applying for my LTR visa before then. I will wait to see what happens in Feb 2026 and then go from there. Will speak to tax specialist when I am next in Thailand.
