So you're comparing O-A, obtained in home country, to O obtained in Thailand. Non sensical comparison, you should compare both obtained in home country.

I did no start any comparison. User  canerandagio did so you should adress to him not to me.
I just comment to HIS comparison and HE compared a OA with a local O.
And if you compare this two, you not need 800k in thailand for a OA instead of his way obtaining a O by conversion of a tourist visa in BKK and then extension of stay based on retirement, for which HE will need 800k bath in TH.

  2. If you are not planning to marry... then if you are 50+, can transfer 800k baht in a Thai account and can produce an address in BKK then you will be able to do this at the Chaeng Wattana immigration office in Bangkok.

For a non im OA you not need to have the money in thailand. Instead yu can invest your money for a higher rate then mybe 1% in a thai bank account, which should be considered in the comparison of the costs between O an OA. 3. When i asked for a Certificate of Residence in Patong ~3 weeks ago they only requested:

    Picture

    Copy of Passport+Visa-Stamp+Arrival Stamp

    Copy rental agreement

    500b

No one asked me for registration of adress and we not talked about it.

I arrived in the morning with all the papers.  A young thai lady  filled the form for me and i finished everything in about 30min.

  4.
Bottom line is it's not a 10-15 min job in Phuket anyway (Nov/Dec 2017) and they are not giving away TIN easy, even if you advise it's for the Bank.

My hope is, if you just reclaim the withholding tax on interest from a fixed deposit account, its just a question of some min.
For that you first need interest from a fixed deposit and second have to wait until the end of the year.
This is what a lawyer told me about 3 weeks ago in patong.
I think i will give it a try next year.

  5. Passport (ID) and proof of address the only requirement. The revenue department should complete the form on your behalf. 15 minutes later your registered for online use with a TIN and password.

This is not working in phuket:

"Mr. you need business or employment to get TIN"

This i was told 3 weeks ago. The other option would be to reclaim withholding tax from a fixed bank deposit.

Can i apply at another revenue department for a TIN then the one at the area where i live?

  6. The house at Ao Sane beach Rawai were built for the local people after the tsunami to replace their destroyed houses and are for their use not to be used as rental properties for tourists./ expats

I was there last week and this beach bungalows are available for tourisr rent. Saw some farangs inside and also advertisment 'for rent'

    Have a look here

Maybe I went to the wrong place on a wrong day  ????

No, you did not. I had the same issue about 2 weeks ago with my national and international driving licence. The lady told me to do all the tests bla bla...

    Thank you, by.

Next day i talked with someone in Patong and that person told me to do a translation of my national driving licence to englisch by the consulate in Phuket. Thats all what is needed to get the conversion into a thai licence withouth passing all the requested practical + theoretical tests

I did it and went again to the Licence Department in Phuket together with the certificate of residence + health certificate.

The only thing i had to do now was to watch a video, do some reaction + eye test. Finished all in ~1h and got my car+motorbike driving licence in Phuket Town.

  8. I or it could do not much if it still requires a person have the proper job, work permit etc.

    Thats the point:
even if you are so called high skilled they will ask you for an employment contract+high salary ect. if you would like to qualify for that visa.
    Everything else make no sense.

If someone is thinking just a high skilled profession is sufficient without a fix employment contract with a thai company, then he is dreaming.

Just look at the 10y visa: they give you some goodies but increase the conditions to get this new visa so that in my opinion this visa is useless because they did nothing easy but insead more hard.
Expect the same with smart visa.

Everything else would be a big surprise if you compare the thai visa politics in the last ~3y

  9. And why the name "smart visa"? It would be more easy to name it "investment visa" and it will be clear.

There is already a so called investment visa forvinvestment/high skilled (non immigrant B).
so they give this thing a new name, increase the conditions to get the visa, make it more expensive and here there is the 'smart visa'

Will be the same disappointment like the 10-year visa.

  10. If you can show to immigration in bangkok a hotel booking e.g. from agoda + flight ticket out of thailand e.g. to singapore if you anyway intend to go there for a holiday trip/visa run would also be helpful to avoid any problems if the officer would ask you for that.

By the way at agoda its possible to make a booking and cancel some hotels without cancellation fee but you still have a printout of the booking confirmation that you can show at immigration if requested

  11. There is no "only 1y visa" that he can get with his profile!

Also thai elite is not a 1y visa. Its min. 5y what he dont need and dont need to pay. Why pay for 5y if only 1y is needed?

In my opinion its not such a big deal to make 4 trips (visa-runs) within a 1y stay in TH.

If he is in the area anyway he could look around singapore, hong-kong, laos, vietnam ect. all very close.

He better save the 500.000b for a 5y thai elite visa and spend this money instead to make some interesting holiday trips to the neigbour countries (=visa runs) during his 1y stay in TH.

He will even not need 500.000b for this 4 trips if he not indend to fly first class and stay only in 5 star hotels.

If he just stay 1y in TH only he will miss a lot of interesting places and who know when he will have the chance again to come to south east asia.

In germany there is one saying:

"Kill three flies with one flap"

    Save money

    Visa runs

    Holiday

If he choose the combination METV+SETV

  12. Honestly, what are the alternatives, when disregarding education and work permit (Non-Im.B)..?

     1. He can apply for a METV in CH before he enter TH which would give him nearly 9 months of stay in TH

    2. After the above 9 months he can travel to a neighbour country of TH and apply there for a SETV which would give him 3 more months of stay in TH.

Thats the way yu can have a cheap 1y stay in TH. No need for an expensive thai elite visa which he not need if only 1y of stay is requested.

Regarding the freelance work just be quiet about this and do not mention to someone you are working on internet ect.

"You came to TH to have a 1 year break from your hard+stressful work in CH before"

  13. Cheap flight with thai smile next week 1190 baht from suvarnabuhmi to chiang mai. 20kg free luggage. Flight time little bit more then 1hour.

Why take bus or train? Because you save 400 baht?

  14. Self declaration or a official document from the tax authority?

Self declaration. But the bank may ask for additional supporting documents, depending on how each bank decides to do their due dilligence. Here is what's being discussed. Again, it's at a consultation stage.

Thank you for this info. very interesting. i have already a sg account with a registered residence in thailand.

in the above document i read at pre-existing individual accounts:

"When one or more indicia are discovered, the SGFI must treat the account as a reportable

account unless the SGFI elects to apply curing procedures such as obtaining a self-certification from the account holder or documentary evidence to establish the account

    holders tax residence."

which indicia they are talking about?

at account opening the residence will normally be determined already with corrresponding documents/declarations.

Again, we should not make too many assumptions at this stage. It seems the Singapore government is interested to have a wider approach ( ie have the banks send all the non resident info to them). That is as far as I understand not set in stone, they could very well go for the minimal CRS approach. They also said they will not collaborate with countries that do not have "a strong rule of law". They could focus primarily on UK and France. Then, the AEOI is not multilateral, it's bilateral, so another document will have to be signed with each country that the automatic exchange takes place (a competent authority agreement).

So it's really all up in the air still.

But to answer your question, friendlier banks may understand "tax residence" as simply the address currently in the system and not ask for any further information. Conflicting indicia may mean a phone number in another country, two addresses in the system (one belonging to a reportable jurisdiction, etc), where they may ask the client for the self certification. That may be sufficient for some banks, it may not for others. We will see.

    http://www.mof.gov.sg/Public-Consultation/Public-Consultation-Open/Public-Consultation-on-Draft-Income-Tax-Amendment-No-2-Bill-2016

well, i am not so much concerned about the aeoi but more abut the possibility that sg banks are requested to ask for a tax no. or declaration from the tax authority of the residence country for existing sg accounts even if the residence country (e.g. thailand) is not participating the aeoi and maybe never will.

up to now, it was easy to prove thailand tax residence. one utility bill for water, tv ect. thats it. maybe also a written self-declaration.

if sg is going to ask for a thai tax no. or even a written declaration from thai tax authority, which you not have right now, then this would be longer process to obtain and may need to be started now.

perhaps it is even impossible to submit such a tax no. because you are no paying any tax in thailand right now, making the contry interesting for expats.

  15. Self declaration or a official document from the tax authority?
