We will see further development,but without foreigners in the market ,prices can go down more,from my point of view.I hope that Government will exclude money for buy condo from abroad for taxation clearly .

It does not matter.For RD Order is mandatory. Something else is very indicative,like SET index plunge in a last week or so,THB depreciate significantly ,foreigns sell offs on Thai stock market,sell off construction companies etc.

Yeah,and nice women ,but very dangerous country (Phnom Phen,Siam Riep).So much poverty,robbery and pickpoketing.I was robbery victim as well in Phnom Phen.You need to take with You not more than 30-50USD in a in small denominations.Food is not tasty like here.Laos is nice and with good food,but visa policy is pretty much difficult.

They just concluded that after all that I do not need to pay additional tax in Thailand.I had electronic -documents signiture from my bank and my RD.They accepted that(we translated in Thai).No need to certified by the tax authority.They check my bank accounts here (take a copy).The procedure was longer and more complex for me and in Thai language mostly.Procedure was not "horrific ",only demanding and new for me.Next time I am prepared and I know what to do.

Well,I thought it is mandatory for us to live here more than 180 days per year even before this changes.I met many expats on retirement visa in RD. Maybe I should avoid that like many other expats,but in the near future it seems that all expats should have tax number,from my point of view. I payed all taxes in my country like any other residents.

I have tax number as an expat here for about 8 years.Every year they ask to provide more and more documents and data.I am from EU.This year was pretty tough (for 2022)and RD check out all pension listings per month for 2022 to check out did I pay and how much taxes.They ask for yearly tax report in my home country.They ask me to show them my bank accounts in Thai banks as well.I am on retirement visa and I never had any bussiness here or rental income as well.I have Thai wife. Had to go to RD 3 times to provide all data and documents .We live simple life and abide Thai laws which demands for expats with permanent residence to have a tax number.From my experience and from my point of view it is not easy for expats do deal with this all even my income(state pension) is pretty low comparing with most of expats live here (from my knowledge).If they do not change a new rules, next year will be very challenging for us permanents residents,from my point of view.

YEAH,That is important rule!So,it seems they change rules already without new law !!!!

In Thailand you "can not be sure" that you will not pay taxes on any income from abroad.You can file an appeal after the "verdict".Of course it is against treaty of double taxation if tax is already payed,but You need to see all the items of the each contract.I hope they will rethink before make any move about expat taxation.And what about savings???Many people live from savings on which thay pay all taxes before?

Well,sure,big remittances will probably stop from high-income expats .Taxing pensions double if tax is aready payed in home country is very bad deccision ,from my point of view.It is not law yet so we will see.Maybe they will exempt pensions lower than 50-60 K BHT or so.But if burden will be heavy ,expats probably decide will live here less than 180 days or live elsewhere like Cambodia,Phillipines,Vietnam,Indonesia or so.Maybe even Spain,Portugal or Mexico will be more desirable to live in.I have condo here and Thai wife so need to calculate every option.Big money earners from stock markets all around the world will probably decide lo leave money abroad.I love this country and it was great to live here ,but not to invest here ,cos many restrictions for expats already exsisting .I hope they will not impose this law.
