Sad to think they value the lives of those from Myanmar, who are under attack and a war of genocide being raged, so little
My wife's family has fled from there homes in Kachin State and as Ethnic Karen's they are being forced out because of the war. Myanmar does not want to be a country of many ethnicities, they want to be Burmese pure.
How can the Thai government, currently in power condone this......rhetorical question as we know the answer.
It was a very bad political decision to try to involve the other Asean members when in his own words his aim was to protect Thailand's interests. If that is the case just have a one on one meeting. But if such a meeting went wrong then he could not use the typical "not my fault" excuse. ( IE brakes failed, etc etc.)

You bought the condo? You own it?
The railing in question is on the balcony in your unit, NOT a common area?
Seems that should be your responsibility.
You have several problems by the sound of it. Get a copy of the Condominium Law this will allow you to see where your place in failing. Re the railing, the condominium law does not allow you to change the external appearance of your unit. Many do but have to revert back to original before the unit can be sold

Umm...
Where to start..
A TM30 should not be required.
Bank statements from previous day/s would have been accepted.
BTW the bank clerk will provide photocopy of updated bankbook.
CW require update on day of application. A small deposit is best option
Seems you used income method due to stuff you made using money in bank method.
For my extensions based on retirement at CW I have not provided hand drawn map.
The appointment system works like clockwork.
Make sure you take hard copy of confirmation email.
Just walk past que desk to L32 desk.
Suggest to others...an appointment say 11am arrive 9am to obtain banking requirements and you will exit prior to lunch break.
Retirement extension, had appointment, arrived 10,45 L1 checked documents, then to L32 officer thorough and business like, all finished and passport returned by 11,50. Good service.

Book an appointment to save waiting in line and make sure you print out two copies of the appointment, to hand the IMO on arrival.
Make sure your application is in blue ink and not black, otherwise you will have to rewrite it, which is what happened to me.
This year they wanted the usual updated bankbook, a letter from my bank, but they also wanted a statement of my account, eventhough it was an invested account....no if's or buts!
I have been doing visa extensions for 20 years at Nonthaburi and not once have I been able to get through without something being wrong.
Next year I'm reverting back to an extension based on Retirement. The marriage visa is just too much of a hassle and twice the paperwork. The biggest draw back is the extra 400,000baht in the bank for the retirement extension.
Best of luck!
They now at CW also require a copy of your current 90 report.

What about those m/c with no rear number plate. Can the AI guess the missing number?
Or those Big Bikes that tilt the number plate back under the rear seat to prevent it being read.

Sounds like Russia/Ukraine. Morally questionable or something else?
OK but dont call an ASEAN meeting, if you are protecting Thailand's interests do it bi-laterally and be prepared to take the international criticism that will follow.

I will concede that coming here 6 times a year is a stretch to classify myself as a tourist but my current passport is 8 years old and is totally peppered with visa exemption stamps so it's odd that none of the previous immigration officers have ever mentioned it.
On the last point by Regyai I did wonder if just ignoring it was an option or do they "mark" your passport in the system with a "visa required on the next visit" comment?
Can I obtain a tourist visa while inside Thailand or do I have to get one while I'm out of country?
If you are working here you need a work permit and tax registration.

and don't dare show yer face around these parts again. unless it is in a courtroom.
you and your band of nodding dogs have destroyed this once wonderful country, you turned it into a chapter from 1984 with your constant fear mongering and heavy handed tactics.
hell awaits the lot of you in the next life!
Many posters dont seem to recognise the difficult politics of this region, and while the Prayut "co-allition" government was fraught with problems, most of it derived from the individual ministers, Mr Watch, Mr Pot, etc who luckily did not do well in the last election but are still in there pulling strings. You want to blame people, get your aim right. The army instituted the coup to bring stability to Thailand. Look back at who caused the problems. Prayut stepped down from the army, formed a civilian government (not much to work with) and ran an election that was peaceful and allowed a popular movement to succeed (hopefully). Now compare that with Thailand's neighbours. Cambodia !! Myanma!!!!!!. Laos!!!! As an individual, Khun Prayut seems to me to be a genuine person who can be proud that he has allowed Thailand to take small steps forward in it's politics.
It remains to be seen whether the darker forces will allow it to proceed.

Give news of the insurers denial as much publicity as possible in the hope that shameing them may get TAT involved. The scumbags will do anything to avoid paying.

Use the brakes too hard and for too long they heat up and "fade". Truck looking at long downhill run with heavy load are prime candidates, drivers should select lower gear and use engine braking.

Why?
You only open the account once!
My understanding, you need to enter the country on a Non -Imm visa, not a tourist visa.

Neither fossil fuel nor hydrogen nor battery powered vehicles are optimal. They all have some downsides. The difference is that with fossil fuel and hydrogen there is no known way to remove their downsides like emissions or storage/safety issues. We really need to get away from the polution and I don't ever want to whitness a hydrogen tank exploding anywhere near me. But with battery powered vehicles the current limitations like charge times can be solved. Funnily enough just earlier this week Toyota announced a breakthrough with solid-state batteries which it wants to mass produce 2027/2028 that allows for a range of 1200km and charge time of 10 minutes. I don't see why the grid would be a big issue. You rarely need fast charging times like these when you can slowly charge a vehicle at home or at work. And when you need it then just go to a super fast charging station.
Little difference between a Hydrogen tank or CNG tanks that large number of truck are using in Thailand now and for years already. And since only 16% of electricity in Thailand is produced by renewable sources what is your motivation.?

In Pattaya SCB removed quite a few ATMs from 7/11s some years ago (more than 5) but overall still loads of ATMs around if you are vaguely central as you would expect in a city.
Unfortunately however I see the removal probably increasing but just hope it does not get as bad as the UK.
Although I read that they are finally starting to try and make sure cash is available -
Personally I use cash for most things here but was an avowed cc user in the UK - mainly for the cash back........
Have banked with SCB for many years, but their lack of consideration and service to it's customers is deplorable. Branches closing, ATM's removed, SCB easy net on computers not available to new clients, Shame on you SCB, time to move to a more considerate bank.

Nobody cares anymore whether or not you personally wear a mask EXCEPT where clearly mandatory, i.e. government offices like immigration
In Bankok however, the air quality is a more important reason for people wearing masks than Covid.
Right now, me gestimate is 60% Thai and 20% foreigners still wearing masks at all time
Cant understand why anyone wants to ask such a question, some people believed the science about masks being a good defence against covid (which is still around) and wear them, others dont believe the science and dont wear them. Simple

They are known to make up their own rules.
One example was the requirement for extensions retirement to return to immigration at the 90 day mark to check funds in bank.
(Now defunct)
Currently the dragon lady requiring funds in bank for 2 months prior to non O retirement when it is actually only on day of application.
How does the appointment system work there a tick or X.
Jomtien is junk immigration office.
From the OP...same day approval for 90 report.
What else would be done
It is 2 months before the renewal date, she is correct.

Most imm offices don't check.
I have never read an issue other that a warning to maintain the funds next time.
Find the desire for urgent move funds into higher % interest rate bit ridiculous.
Interest on 400,000 not worth considering, due to the risk with Imm, leave it there until you are all done

The demise of the village ATM.

Service by SCB now becoming a thing of the past, I think they should change their management and put us first not the bottom line. Sure the bottom line is important but the way they are closing branches, removing ATM's stopping SCB easy net banking, they will just drive people to other banks that are more "people" orientated. After 20 years +, with SCB I am ready to move.
