  1. The way you describe it, and the way the CURRENT(!) tax laws are interpreted then yes, you will have no (Thai) taxes to pay. With big amounts make sure you obtain a document called something along the lines of Certificate Of Foreign Currency Transaction from the receiving Thai bank to ensure you can also transfer back out again, without them questioning source and/or taxes.

To my way of thinking, there is something innately wrong with selling someone a property and then denying them access to it ????

Spot on. And the original Investment visa (extension) was based on 3M Baht condo (or time deposit, or gov bonds). Since changed to 10M Baht. That made some sense, especially since it was invented during the Asian crisis hangover, and foreign investments was much needed. Looks like we are in the same situation now.

  3. Great advise here - and I agree that reduced work load is the key adjustment to make when older.

Work smart, not (too) hard. Adding flexibility/stretches and strengthening the core/weak muscles (often lower back, hips other core Etc.) rather than the usual suspects (chest/arms) and getting muscle balance in the body is key (legs Etc.).

When you have done that(and nutrition/sleep); the thing that works best for me for inflammation is systemic enzymes. I order from the US. Give it a google. Cheers!

  4. Catkiwi: did you miss a 90 reporting during your stay here on your long term visa then? I missed one 90 day reporting (under amenity) on my long term visa and could then not do online after. I am Bangkok based and wonder whether any BKK people have gone done there, who had missed a 90 day reporting on long term visa, and got reporting done after 31st Aug without getting a fine? Cheers!

For anyone on a long term visa, based around the Rayong area and needs to do their 90 day report, I have just done mine at the Map Ta Put office. In and out under 10 minutes, no questions asked and no mention of any fine for reporting after the 31st of August dead line.

Having not had to do 90 day reports for many years, as I normally travel in and out of Thailand with work, I expected a crowded waiting room and your standard issue, sullen IO to contend with. I was pleasantly surprised at both the speed of the process and how polite the IO that I dealt with was. All is not lost in the LOS ????

  5. Yes I would think that the next groups allowed in would be based on visa/extension status such as Non-O(/A) retirement, Investment visa Etc. So if you are on an investment visa status (now 10M Baht, some years back it was 3M baht which they grand father/accept to this day) you MIGHT be slightly better of than if your condo visits are based on tourist visas. All speculation of course! Cheers!

  6. I did actually not know that one also have to be able to show 20k "pocket money" cash when arrive on a non-immigrant visa. Makes little sense as most of course will have shown capital capacity by getting any of those non-immigrant visas in the first place (based on work, retirement, investment Etc.). Oh well, TIT. But in all my years here I have never been asked (on non-im visas of diff types). Cheers!

  7. I hold the investment visa (when is was 3M Baht but grandfathered) and yes; you can combine condos/time deposit(s). When condo it is based on the tax paid during transfer amount, and since it is normal, and accepted to set the taxable amount value lower than the actual sales price (to save a bit there) - it is important to ensure one has the 10M as taxable value and/or top up with time deposit. Cheers!

  8. I have waited for more than 2 months for my username/password from Chang Wattana. I had successful email verification the day after applying and status switched to "pending". I just checked status and it says; registration Confirmation - an email is send to you with username and password. I have yet to see that email... Cheers!

The username and password is taking anywhere from 3 days to 2 months.

I’m waiting a week for mine but as they don’t even do 90 days reporting online ( Ayutthaya ) I’ve a feeling its not gonna happen.

Will go do my 90 day around the 27th August, probably end up asking them then.

I have been waiting 72 days sofar for my Login and password from Chang Wattana….

    Khon Kaen Immigration.

I returned from an overseas trip in early March this year, did TM30 at local police station (300 m away rather than 70+ km) within 24 hours and, 2 weeks or so later when we happened to be passing by KK Immi., took the police notification receipt in, showed it to them and it was accepted without question or comment. KK Immi. issued their own receipt dated that day so I now have 2 receipts in my passport relating to my last re-entry to Thailand.

Not the first time I've done this.

Interesting. I wonder if anybody have tried/succeeded with reporting to local police in Bangkok like that (and get a receipt) thereby avoiding the dreaded Chang Wattana Immigration trip :). Cheers!
